As a Real Estate Broker for 40 years it is important to alert those who have a septic system that it is very easy to be taken advantage of and not be given accurate information and/or that you may be put in a position of having to believe what a so called "septic inspector" certified by the state says. The result may be you having to pay for an unjustified "problem" they find. The State requires the seller of a property to have a septic inspection by a "certified inspector" who needs to complete a report indicating if your septic system is functional or not (this is a good thing) however, that report will cost over $1,000 and if any repairs are mentioned by that inspector will be in addition to the report. For this property, the inspector, told the seller she had a problem with the baffel and it needed to be replaced, then told me it was a pvc pipe that needed to be fixed. Then on the report he said the "inlet" pipe was leaking. The system was functional, however, he recommended repairing the inlet pipe. When I asked if he took any pictures of what he was saying needed to be fixed, first the baffel, then the plastic pipe (middle of the tank) he said no, but could take pictures when he digs down to fix it. Of course to dig down and look at it would be $2,500. We needed to just believe him and that was the problem with no pictures, no video, just his word. He did want to leave his broken down back hoe on the sellers property for 5 days and give no discount for such until I questioned him for having to do that. After a short confrontation with him on the phone I was able to negotiate a lower price to fix the "inlet pipe" that he didn't have any pictures or proof of such leak, to $1,000. So, the seller would not only pay the $1,200 for the inspection report, but another $1,000 for the undocumented repair. I do believe that the more he bills for a job the more he makes. So, all septic owners need to be aware when selling your home to call at least 3 companies and ask about their process before you hire a company as this company has no credibility that what was suggested to be fixed, actually needed to be fixed and it is very easy to be taken, by that "inspector". If a property owner wants to have a second inspection then be prepared to pay for a second inspection of at least $1,000. So, do your research before you have the inspection and ask how they will support their findings if repairs are found. Before the repairs are done or after as that is what the pictures I have provided are from - after the work was done. These septic companies know that the seller is required to have an inspection and the fee will be expensive in addition to any repairs they report. Do your research before hiring a company. Talk to at least 3 companies and discuss how they will document any issues they find so you can see with your own eyes what they say is a problem. Or, you will be taken advantage of and will be stuck with what they say and could end up paying more. I cannot recommend or trust this company for inspections or repairs, even if they have done good work, the way they approach and fail to provide photos of what the problem may be, as well as the attitude when questioned causes me to recommend other companies than this one. SELLERS BEWARE The seller was provided photos after the fact, which is easy to show. Just because they can provide photos after the repairs are done does not mean the repair was needed. Our septic tank decided it was full in the middle of night. I called left a message they got back to me in the morning. Said they were on there way to a job but would be here in the afternoon. True to there word. We were back working, they are very polite and clean up afterwards. I would use them again. Never had a septic system before (city girl).
