The management at Cinnamon Ridge is either completely incompetent or willfully malicious. ​I am currently disputing a $75 fee that they charged me due to a glitch in their own portal. Their system rejected my application fee claiming my bank wasn't real, while simultaneously accepting my deposit check from that same bank. ​Any competent manager would look at that, realize it was a glitch, and waive the fee. Instead, the office staff told me "too bad" and demanded I pay the penalty for their broken website. Now, they are ignoring my emails and refusing to fix it. ​If they can't handle a simple application check without fining you, imagine how they will handle a maintenance emergency. I am very displeased with the management and the upkeep and communication with the manager. My smoke detectors went out I put in a work order then get a notice about not having the smoke detector in, replaced batteries and still going off by itself at 2:30. am in the morning. I have a heart condition and cannot be startled out of my sleep nightly. Now they say Bad housekeeping, I feel at this point I am being constantly harassed by the office. I have to say sometimes I don't fix my bed but bad housekeeping NOT ! I would not at this point recommend anyone I know to move here, management need a communication course and lots of people training. I am still waiting on pest control after a month. read more

Do not move into Cinnamon Ridge Apartments, they will rob you if you try to get out of your lease, they lied to me about my rent, would not make any adjustments to my apartment, a major bug problem, the walls are thin, the front gate is broken, outdated. This has been the most horrible rental experience of my life. Rent is high. Apartments are dilapidated... cabinets in bad shape, rusty dish washer trays, the whole bottom of my dishwasher was covered in black mold! I pour Clorox with water down the disposal and the mold keeps coming back. I poured vinegar and water down the disposal and the mold keeps coming back. Even washing thru a cycle with heated dry the mold comes back. Google Cinnamon Ridge murders, stabbings, shootings and fires. I was shocked when I read all the articles... if I had known the history, I'd never rented here. The grounds are nice and clean. Maintenance people are good people but the price you pay is far to high for what you get. If you consider renting here.. walk around and talk to the residents first... you will find that many of us are counting days till our lease is up so we can leave this DUMP!!! read more

Just moved in yesterday and already living a nightmare. They trick you with this beautiful model and refuse to actually show you the apartment your moving into. They tell you the apartment is identical to the model...lies... First off the model has brand new everything. The actual apartment has slum lord quality cabinets/refrigerator. The model has beautiful tiled floors .... I walked into a carpeted apartment...that would of been an instant no for me. I have asthma and crazy allergies so the carpet is a no go. Plenty of little broken / missing things. Bathtub drain stopper was gone and the Ethernet jack was broken (which they told me they won't fix and I have to have Comcast come fix it on my own dime). The place is pretty dirty. The cabinets and fridge all had Big clumps of crap on top. All the neighbors just leave trash and crap all over their balconies/patios. I expressed my displeasure with the office and was met with "We mentioned it had carpet, sign this paper that says you moved in". Overall my level of disappointment cannot be conveyed in this review. I completely regret signing the lease already and honestly don't know if I'm going to make the 6 months before I just buy out the lease. I would not recommend moving here. What they did to me is called "The Bait And Switch". Bait you in with something nicer and giving you something subpar. Its truly unethical at a minimum, if it's not illegal it should be. read more

My name is Joan McDaniel. I am 49 years old and I work for the State of Texas. I have no criminal background and no broken leases. My monthly salary is more than enough to pay the rent on the apartment for which I applied. I was told by Jocelyn Mendez, a leasing agent who assisted me on Sunday, 08.07.2016, that the apartment monthly rent was $870/mo for 2/2 with washer/dryer and fireplace. The deposit was $200 and the move in date would be 08.25.2016 so August 2016 Rent would be prorated and we would get the SPECIAL MOVE IN $499 FOR SEPTEMBER 2016. It was extremely HOT outside and the apt I was to view (not the apt I was to receive) was on the back end of the property so we would have to walk because the golf cart was broken. I offered to drive us all to the back because I am overweight and my 26 year old, pregnant daughter, was with me. We viewed the apartment and it was quite small but would suffice. After we returned to the office, my daughter Macey and I were told, if we LOOK AND LEASE within 24 hours, they would knock off $100 of the $45 APPLICATION FEE PER PERSON PLUS $30 ADMIN FEE, which came to a total of $120 (-$100 for LOOK AND LEASE made it $20). I talked w/ Macey for a moment and we decided to do it. We drove down to the PLS to get 2 money orders; one for $20 and the other for the deposit $200. We drove right back to the office and handed over the money orders. We didn't understand why we were asked to complete 2 applications as the apartment was for me; my daughter was not going to be paying rent due to financial reasons and trouble w/ her pregnancy. I figured they just wanted to make sure she was not a criminal. IN THE MEANTIME, A RESIDENT CAME INTO THE OFFICE AND I ASKED HIM IF HE HAD ANY PROBLEMS WITH ROACHES. HE SAID HE DID BUT HE HAS THAT PROBLEM EVERYWHERE HE GOES... REFRESHING... I LOOK UP AT THE LIGHT FIXTURE IN FRONT OF JOCELYN'S DESK AND SEE A DEAD ROACH LAYING IN THE COVER. SHOULD HAVE SAID NO, RIGHT THEN AND THERE. I WAS A LITTLE CONCERNED, AFTER READING ALL THE HORRIBLE REVIEWS ABOUT ROACH AND RAT INFESTATIONS BUT THOUGHT THE OFFICE LOOKED CLEAN ENOUGH. Two days later, I received a call from Jocelyn who told me I would have to pay an additional $200 because I did not pass the credit check and that my score was 569. I knew this was incorrect because I monitor my credit reports monthly. Jocelyn could not tell my why my score was so low so she referred me to the 3rd party company who handles the background and credit checks, First Advantage 1-888-497-8616. The person I spoke with told me the score was an average and, basically, could not help me. I pulled my reports and emailed copies of all 3 credit scores, Equifax, Experian, and TransUnion, to Jocelyn. She said she would do what she could to get the additional deposit waived. That was unsuccessful. And, come to find out, the reason the credit score was low was because my 26 year old daughter's credit score, who has no credit, was averaged in with my score. WHY??? She is not paying the rent; I AM. JUST ANOTHER WAY TO GET MORE MONEY. I called the office 3 times before getting an answer. Another agent told me Jocelyn had left for the day. I told her I would go ahead and pay the extra $200 deposit as I need to be moved by 08.25.2016 and now I have no time to find something else. HERE'S THE GOOD STUFF: NOW THEY ARE TELLING ME THEY CANNOT GIVE ME THE SPECIAL $499 MOVE IN FOR SEPTEMBER BECAUSE I DIDN'T PASS THE CREDIT CHECK SO THE "SPECIAL" DOES NOT APPLY. NOW, SHE TELLS ME, I HAVE TO PAY OVER $900 FOR THE MONTH OF SEPTEMBER, WHICH IS ODD, SINCE THE RENT AMOUNT IS ONLY $870/MO... TALK ABOUT A SCAMMING, DESPICABLE COMPANY... I'M GOING TO PICK UP MY $200 DEPOSIT (CAN'T GET THE $20 ADMIN FEE BACK) SO I CAN FIND ANOTHER PLACE. STAY AWAY FROM THIS PLACE. Bugs. Everywhere. I absolutely hate them, and they just won't stop coming in from who knows where. Beyond that, it's not actually a gated community, even though they claim to be. The gate in the front? It's only for show, it doesn't actually close. Oh, and the parking lot is filled with pot holes. It's really freaking annoying. It rained really hard one weekend, and it busted a hole in the roof and started leaking onto my ceiling. Rained hard the next weekend again, and it busted through and started leaking hard, needed a 25 gallon trash can to collect everything. Took them forever to fix it. I had some of the same issues as other reviewers. I too was charged two application fees for reasons that really made no sense. I too had maintenance issues, one was a broken AC that was left broken for an ENTIRE week (their contract even states they handle AC matters in 24 hours) as they claimed they were waiting for a part to come in, was given a one room temp AC, so basically only the bedroom in the apartment was at a temp that could be tolerable in the summer months. I made so many complaints (as the apartment was my elderly 65 old year old fathers).... they finally came and brought a new AC. The real kicker is that my Dad suffered a spinal stroke after having neck surgery on December 23rd and these apartments won't let us out of the lease. I turned in a note from the hospital explaining his situation, he's a quadrapalegic and currently has a machine breathing for him. Then I'm told the best they can do is let us give 30 day notice instead of 60 day notice... oh, and pay upwards of $3,300 in fees to end the lease early!!! Are you kidding me, how is this helpful.... add insult to injury why don't you! It would cost about 4,000 to actually occupy the apartment until the end of the lease in August. I even went back and tried to speak to management and ask if they'd take this situation to corporate and got a call back stating they could do no more than what they'd already offered. My Dad is suffering, my family is suffering... and they just don't care enough to let the man out of his lease. Good Lord! Don't rent here, they don't care about their tenants! I've previously written one review, which I was asked to remove by management because it was 'hurting' them. Seeing as there are so many other negative reviews, and I've continued to have problems, I have decided to write another review. My first and foremost complaint is the roach infestation. I have had my apartment treated at least four time in the last two months, and have also treated it myself twice. We still have to kill 3-5 roaches per day. And those are just the ones we see. I supposedly was finally upgraded to a higher, more intensive level of treatment when they were here this last week, but we continue to see roaches DAILY. it's disgusting. Today I came home from a day out with my kids to discover that neither toilet in the house is working. The main bathroom had sewage backed up and flooded my bathroom. I called for emergency maintenance over 2 hours ago and still have had no response from anyone. I wouldn't recommend this place to my worst enemy. Sure they redid the parking lot, and they 'do their best' to correct problems, but it shouldn't take months to correct issues when my rent is paid on time. I've actually had maintenance requests that were marked as completed in the system, but no one ever even showed up to inspect the issue. The electricity is constantly going out. I can't use my stove and dishwasher or washing machine at the same time or my entire breaker trips. I'm only here because I'm a struggling single mother and can't afford any place else. Do not rent here, they will bully you when you complain, while acting like they are trying to help you. I've never received one attempt to compensate me for the myriad problems I have experienced while here, but they are very quick to cash my rent check. I'm sure management will again offer to let me out of my lease after reading this, but I signed a contract and I've kept good on my side of the deal; it's time for Cinnamon Ridge to take care of there side of that contract. Take FOREVER to get anything fixed...they don't know what they are doing. Don't even think about trying to get out of your lease they will screw the crap out of you for every penny you have. they do not care about the residents...I wish I would of never resigned my lease....once my AC was out for 10 days!!! they offered me one damn window unit like that was gonna help any...because they "didn't have the part" and it was "backordered" WTF. This place doesn't even deserve a star. I have lived in apartments and this is by far the nastiest. Constant roaches, my husband had his clothes stolen, they don't care about the residents, and they NEVER repair ANYTHING they flooded our apartment attempting to fix the dish washer. They constantly have drug dealers coming in and out. Homeless people walking around drunk. Overall HORRIBLE place to live! read more

All I have to say is that this place has horrible management. They never answer the phone and when I end up going in the office they're all just sitting there doing nothing. I don't get why there's a bunch of other assistant managers yet they can't do anything without the main guy manager. 1 manager for the whole complex makes no sense to me. If I could give 0 stars I would. These are by far the worst apartments I ever lived in. If you love bed bugs and roaches, this is perfect for you. Cinnamon Ridge has some the laziest maintenance team I have ever witnessed. Over the course of 7 months I lived there they only fixed one of several. Did I mentioned they are thieves too? They will do everything possible to keep your deposit. They promise a certain layout but give you a different one and tell you "there was a mistake and we don't any others". They overcharge you for a tiny crappy, piss poor apartment. I trust a garbage can full of feces to live in more than this place read more
