I purchased a 3 yr policy w/6 mths free back in 5/2022 - it specifically states that regardless of claims and price increases, my policy would never go up, I would be able to renew at $1470 for 3 yrs. Fast forward to 6/2025 - the fun starts with calls about renewing for the "special" price of $1764 for 3 yrs w/6mth free. When asked, multiple times because they call non-stop, why I wasn't getting the $1470 price they promised, they lie. I was told that a supervisor would need to approve it, today I was told that they would give me the "Cyber Monday" special and renew me at $1470 vs $1764. When asked how honoring their contract was a Cyber Monday special, I received a lot of backtracking. They use the worst of the worst contractors, offer no support when the contractors suck and still hang on to they are rated one of the best. I am not sure how that is. One forced me to have my AC cleaned BEFORE he would service it, stating that Choice would not honor the repair unless I could prove cleaning. I did that at an extra expense, contacted Choice, they refused to assist me with this contractor and his methods. It was AZ summer, with children and animals in the house, we needed AC repaired. The salesman today originally said that I was a valued customer and they appreciated that I had referred them to another person (I didn't). I then said that I had two people that just purchased homes and my recommendation was to NOT us Choice Warranty. He then said I was rude. I don't know about other home warranty companies, but I would not recommend Choice. The reason is that when home appliances such as a washing machine, dryer, dishwasher, air conditioner, or water heater break down, they only use their associated repair companies. Many of these repairmen are not professional or certified, and they often find reasons to deny replacing or properly repairing items. For the past ten years, I have paid for their most expensive service plan. During that time, several of my appliances stopped working, but when I called Choice, their repairmen gave unclear diagnoses and denied coverage for all of these items. The only things they ever "covered" were very small items costing under $50, such as a cheap water faucet. Even then, I still had to pay the $45-$50 service fee for each occurrence, and my larger appliances were never repaired or replaced. The most recent issue is with my washing machine. One of the parts was missing, but Choice told me it was not covered by the warranty. Their "certified" repair person even had to check YouTube to figure out how to fix it! Water is still leaking from the top area, but nothing was reported to Choice, and the machine was never fixed or replaced. My property agent originally told me that I should have a home warranty. So Choice Home Warranty refuses to assist me with replacing my ductwork, they said i did the damage to this. My ductwork is in a crawl space under my house, it was updated in the 70's. I was first denied coverage because they said the unit was still under manufacturer's warranty. I provided them documents showing the warranty did not transfer to subsequent owners. I closed my house on 8/25/25. I then began to discover one issue after another issue. I fixed most of the issues myself. However, a week and half later, I realized that I had a Home Warranty Program, through Choice Home Warranty. I contacted the company multiple times over a few days but they never answered their phones. So, I was able to access their website, file the claims on their website. However, I had no communications from them about scheduling the inspections or maintenance. Then one day, the HVAC person showed up with no notice. A couple of days later the plumbing person text me about an hour before he arrived letting me know he was coming. The same for the electrical guy, called a couple of hours before showing up. I don't usually work from home but last week I had so many things for the house happening I was fortunately at home when they called and arrived. Each of them insisted I pay $75 to them before entering my house. Then they informed me that they couldn't do anything but take some pictures, submit a report and wait to see if it got approved. All 3 claims were denied. I then submitted an appeal, because the one claim was about the motor of my furnace making a noise and HVAC, Plumbing and Electrical is included in my warranty. Today, I talked to the "case manager" who basically said that the reason why the motor needs replaced is because of dust and not being maintenance. I have owned homes for 30+ years, and rarely ever "maintenance" furnace for cleaning and dust. Even though the repair would only cost $300 or so, they refused to fix it. Same with plumbing. The toilets aren't flushing well, requiring having to flush twice to get it all cleared out, and for whatever reason, they denied the claim. I highly recommend realtors and Title Companies to not use Choice Home Warranty for future clients when offering a home warranty. Yes, many of the Home Warranty programs are a scam, where they find reasons not to pay for anything that is supposed to be covered. Paying for a home warranty doesn't seem worth it in the end. I am sorry this warranty company is a scam. I have a $1000 appliance that stopped working. It took three weeks for a service person, handpicked by CHW, to show up. I tried to get CHW to find another service person multiple times, but they would not change the appointment. The service person showed up and determined two parts were needed. It took three weeks for the parts to come in. Then, it took another two weeks for the service person to return and put in the parts. Yup, that did not fix the appliance. One week later, CHW notified us that they would not fix the appliance, but would give us a Lowe's gift card for under $350. I contacted the manufacturer, and asked them for a quotation for replacement of like kind. That would be $1,250 retail. I had the unfortunate luck of then dealing with Norlie P. (She would not tell me her last name.) Norlie was the most disrespectful and condescending customer service person I have ever dealt with. She was dishonest and misleading, at best. I have read the policy many times, and it does not guarantee replacement cost. Instead, they offer "their cost" for an appliance with similar specs. $350 is all! I asked Norlie to please tell me where they could buy a similar appliance for that amount. Norlie could not give me an answer. I tried to push this up the chain, but there is no leadership chain. Just dead ends. There is no way to negotiate or justify for a different amount. Norlie said we could decline the settlement, which means just not take the check, and they would close the claim. Oh, they also will not pay for delivery or installation of a replacement appliance. That is in the policy. I finally spoke with a more professional person, Lydia, but it is clear the company has no intention of helping people fix or replace damaged items. I would absolutely avoid CHW. We have tried twice to get them to pay for broken appliances, and both times we received less than 25% of the cost of getting a new one of like kind. Again, they won't cover the cost of installation or taking away your damaged appliance. You can read all of the fine print in their contract, but what you don't find out until it is too late, is how little $$ they will cover for fixing or replacing an item. Their stated costs and values are fiction. We used to have American Home Shield. While they were also a bit tight with the reimbursements, they were significantly more reasonable. He did NOT stay until the attempt to back-flush was completed, but told the tenant to take pictures and a video and send them to him. I have Choice Home Warranty and in August I had them come to my home to look over my 19 year old KitchenAid under counter refrigerator for her three reasons: 1. Deli tray cover housing broke on the left side so the cover kept popping off. (I fixed this myself using a rubber washer and some duct tape after the service call because it wasn't covered). 2. Freezer door top left didn't seal properly so there was a minor air leak. (I got some foam weather stripping and sealed it myself since that also wasn't covered.) 3. Freezer door handle was loose and their repair man fixed it in a few minutes. Turns out that wasn't covered either! On Thanksgiving morning my control board blew. They sent out a repair man a week later (granted it happened on the beginning of a four day holiday weekend so it added to my frustrations). On Saturday I bought a small backup freezer for my garage and refroze my thawed food. For my produce, I took advantage of my cold NJ garage that ranged from 40-45F. My contract says that they will repair or replace my broken appliances. They are saying that because I didn't get a licensed technician to show a proof of repair that the minor leak in the one corner of my freezer door that did produce frost on the side of my ice maker is what caused the control board to fail! Choice Home warranty has a great sales pitch. The problem is that they don't follow through on anything. Imagine waiting for over a week for AirConditioning service during a 90 degree August week. You could call any local HVAC company and they will come with in 48 hours even in the hottest of weeks. They came highly recommended. i trusted and got screwed. Please find another option. You have to wait for a call back unless you fill out the online form for service appointment. When you do that you have to wait up to a day to get an appointment for whatever you need. Reality does not meet the expectations the sales people give you over the phone to sell you the product Their service people show up 50% of the time. STAY AWAY from this company read more

DO NOT SIGN A CONTRACT with CHOICE HOME WARRENTY My Dishwasher,(LG LDS5040ST) would not start. Choice sent a repair contractor who claimed it needed a part. the part was covered& sent by LG. Installed but still not working LG sent another part. (end of story) Dishwasher not repared. Choice sent an email offering me a voucher to Lowes for $246.00 to buy a dishwasher. I replied that I was not satisfied with their response. In the end they would not budge,andso I agreed to accept a check for $246.00 .Feb 20,2025 I received a check for$191.00.spoke to a Susan Masad who claimed it was an accounting error and will semd additional check for $55.00 Today 3/3/25 a check in the amount of $50 came. Called & spoke to John..another accounting error but claims they would not issue a check for lessthan $30 and they only owed me $5.00 so I am "OUT OF LUCK"! Repairman $150 new dishwasher $525... less checks totaling $241.00 I am out $434 not including the price of the Choice contract that they did not live up to REPAIR OR REPLACE NOT HAPPY! read more

Unfortunately, Choice Home Warranty has been very disappointing to me. I filed a claim to have a tech come out to my home for HVAC service . After the tech left my home and turned in his fining and report. Choice Home Warranty refuse to assist with cost of the repair. Even though it states clearly that the HVAC is an item covered in the home warranty policy. To no avail . I'm not sure I will continue with the policy. I'm going to appeal their decision. read more

Choice is a denier - not a reputable insurance company. We purchased a comprehensive home warranty policy from them with 6-years of coverage. Earlier this month our A/C failed. In spite of the fact that we had asked when purchasing if the A/C system was covered - including refrigerant as needed - we were told our problem was not covered. Choice did not have a service provider in the area (Florida) to diagnosis our system in less than 10 days (mid to hi 90 degree heat). As my wife and I are 80 and wish to survive we contacted a local service company - and had immediate repairs done. Choice, of course, has refused to cover anything. Lesson Learned - Choice Home Warranty First, I have been a Choice Home Warranty (CHW) policy holder since April 10, 2022 when my wife and I purchased a 3-year home warranty. After noticing my central air conditioner was no longer producing cool air, I opened a ticket through CHW online August 18. On August 19 I received an email from Sears Home Services saying they would be able to provide a service call August 26. So, August in Michigan and an 8-day wait to even have the problem diagnosed, which I found to be an unacceptable period of time. I then contacted CHW to see if a quicker response might be available and was told, if I wished, I could contact a local provider myself, have them diagnose the problem, submit the required paperwork and complete the work once the claim had been approved. With that I contacted a local HVAC contractor we have had previous experience with who was able to come out the same day (August 19). The technician then submitted the required pictures and form to CHW stating our central air unit (26 years old) had failed and required replacement. CHW then sent an email saying they required an additional picture of the "nitrogen bubbles". When I contacted CHW to inform them the system was 26 years old and could no longer be recharged with the freon coolant used at the time of installation (because it is now outlawed by the Federal Government), I was told the pictures were necessary for the claim to proceed. I voiced my concern that CHW was stalling to avoid paying the $3000 maximum to replace the system per the policy terms and that the "nitrogen bubbles" were completely irrelevant. But I was informed this was a necessity for the claim to proceed. With that, I contacted the local HVAC provider and asked them to proceed with the system replacement at our expense. At that point I decided it would be less painful to forego the $3000 claim benefit (assuming CHW had any intention of paying it in the first place). Additionally (and ironically), I had just renewed my CHW contract August 11 for another 3-year term at the cost of $2,725.80 after being told CHW had purchased two other home warranty companies and assured they had vastly improved their response time by contracting with thousands of additional technicians nation-wide. I cancelled the renewed policy and applied the refund toward replacement of our central air system. CHW did provide the refund in a timely manner. Bottom line... My experience with CHW has not been limited to this one incident. I have contacted them numerous times over the contract term period and have NEVER experienced an acceptable level of service. Delay, delay, delay and then "call someone yourself to fix it we'll pay you back if you jump through all the hoops we have for you. This is not my idea of how a service-oriented company should operate. Then again, it's important to realize CHW is an insurance company first-and-foremost, not a service company when contracting with them. read more

I requested service for my dishwasher on July 7th. Its now 5 weeks and still no service. I bought a 5 year policy. EVERY CLAIM is an issue. I bought it for my AC. It went. They sent a service company that gave a bogus diagnosis ad wanted $1000 to repair. I had 2 contractors look and both agreed it was beyond repair. I had another contact foe my FL home. Problem there almost the same. Then I had a non related pool pump insure and they denied that because of the previous denied unrelated claim. Bottom line DON'T use Choice Home Warranty read more

This company is a Scammer. I called and informed them not to renew my policy 20 days prior to renewal date. was told they did not automatically renew policies. my policy expired july 25th and on July 31st they billed me with a higher premium and claim they back bill every month. I also just noticed that they changed my policy from 1 year to two. the reason i cancelled is the last repair person did not know what he was doing and i had to get him out of his truck before he left and show him how to correctly install the door gasket on my refrigerator, and he also stated the ice maker leak could not be repaired. And still waiting for AC installation because of very poor communication between Choice Home Warranty and installation company plus irresponsibility On my property I have two senior citizens living without AC already for 15 days.
