This place is okay. I'll probably keep staying here because it's the only decent spot nearby, only out of necessity. The staff is just like a helicopter parent, and they are extreme rule followers to a fault. Definitely the preferred experience is "Hey you've stayed here before, your site number is X, have a good day!!" But instead it's about a 20 minute check in every time and they really go through all of the rules every time. It's just a long and annoying process when you already know the ropes. It feels similar to a conversation with a police officer too, in the sense that you feel like they are looking for evidence to build some kind of case on you with everything you verbalize. There are two people on golf carts that pretty constantly patrol and drive past your site slowly inspecting your stuff. I very much feel like I'm in a fish bowl every time I stay here. It is not very private haha. But it does have a dump station, water fill up, power to charge my batteries, showers, and laundry. Everything necessary for a van life refresh day before heading off grid again. It's just very annoying that it comes at the cost of feeling like I'm on an overnight elementary school trip with chaperones dictating my every move. read more

Excellent location, friendly staff, mix of transient and long term camping spots available. We were able to stay for about 6 weeks while house hunting. Most of the staff lives onsite, and we got to know lots of other long term campers. It was like living in a very tiny town where you know the names of all the regulars. Pros - Laundry room is very clean and well kept. Both bathhouses have been upgraded and have great water pressure in the showers. Lots of lighting and a long mirror across an entire wall made getting ready in the morning very easy. They have a pool and a putt putt course. Publix grocery store is right there, super convenient for grocery shopping or anything you may have forgotten. Staff is very friendly. Amazon locker at the gas station or having packages delivered to the campground office were great options. We enjoyed specials at the food truck that is in the outdoor seating part of the bar. In the growing season, it's also possible to purchase a box of veggies from the food truck owner if you ask. Cons - spots are small. Even in long term, spots are small and your neighbor's RV behind may literally be a foot or two from the back of your RV. There are not a lot of trees or green space on spots. There's a small dog park, and a little green space alongside the entrance road, but that's it. They say they do not take one night reservations, but there always seemed to be a handful of campers that only stayed one night. Campers coming in late, leaving early, and it's close to a pretty busy road - pretty noisy. We heard from others that monthly is not a thing, but we were able to rent a monthly spot. It may depend on who you talk to in the office when you call. We had to take our bird feeder down, because there is a pretty serious squirrel issue and they chew through wires. read more

CONs - Lots do not have fire ring but you're allowed to build a fire. I kind of see that as a potential safety concern. - Lots are small compared to other camp grounds. - Not a true family camp ground given the are no scheduled activities, no game room. - Deluxe cabins are attached so you can hear visitors next door while inside the cabin. - People ignore the no pets allowed sign in the pool and park area. - The pool area has only 2 tables; one has an umbrella. We counted only 14 chairs. - The "grill" that is supplied to the cabins is a charcoal type grill you would see in state park. Staying at KOA in Charlotte/Fort Mill, NC/SC for a week. Wouldn't necessarily recommend it due to the proximity of the local bar and construction going on. They have earth movers and dump trucks starting around 7 am and all you hear is the beeping from all the trucks backing up. Then late at night you hear the motorcycles at the bar revving their engines. You check in at the Valero gas station which also claims to be their store but nothing really for campers (not even hoses which is pretty basic). We don't leave anything outside since we feel it's a bit sketchy so that's sad. Lots of "1 night" campers so lots of in/out traffic. The cable TV, we we're told when checking in, doesn't work and one of the 2 bathhouses were closed. They also have long term rentals towards the back of the park. WiFi is about .8 meg down and .5 up The upside is having a Publix grocery store about a 2 minute walk which is convenient. We would not stay here again. read more

We reserved pull through via KOA app. Got assigned site #71. No shade. Our area looked like a fenced impound lot. My wife's impression was that we would have been better at a Walmart parking lot. At least it would have been paved with a bath room. Site 71 was the lowest site in the park. Last night the site was full of muddy water. Once parked, there was no gravel to walk on. I don't know why KOA would use this site while others remained unoccupied. The only KOA bathrooms in our camp ground area were closed for remodeling. We had to walk into another campground (residential long term camping) that was through the fence 20 spaces away to locate a KOA bathroom. My wife elected to walk over to the neighborhood bar to use their restroom. The camp ground was on the flight path to the Charlotte Airport. The traffic noise was endless but you could still hear other campers being hid by falling tree nuts. On the plus side: KOA is near the I-77 exit, you can walk to the gas station carryout and local bar about 300 feet from our site. There has to be better choices in the area. read more

Being in the middle of covid 19 is probably not a great time to rate a campground but I did have some observations that are probably true w covid or not. They run minimum staff on site. It's very small. Most cool koa type stuff is not here. No fire rings were out, people had fires in driveways. Staff floats between a shack at the entrance (full of pot holes) and a nearby crappy gas station. ABC store next to it was a bonus!! Almost no land for the kids to hang out and mess around. Small playground could get u by if they are little. It seems like it could be a decent transient site but it's not worth KOA money. read more

I have stayed in "nicer" KOA's but never one with NICER staff. The lady who works the office, I think her name is Tammy, has gone over and beyond to accommodate us. We pull a 5th wheel toy hauler with an HDT truck so it's not easy finding sites to fit into. Tammy was awesome. She worked her magic and found us a site that was super large and easy to get into. Terrible experience. Stayed for a long 6 month stay. A day before I'm supposed to checkout, the staff decides they need to throw away my outdoor rated carpet that my kids play on as well as my fire pit. The next day upon my return, I inquire about it. John's wife and son try to force their opinion that because I pulled my trailer out a day early, my stuff was considered "trash". Nowhere in the rules page I received at check in said that I had to inform the staff when leaving the site before my official paid checkout. Beware, the Triggs will try their tired intimidation tactics. Now I'm stuck with 150.00 in carpet that was in the dumpster overnight. No offer for reimbursement for their mistake. Simply attempts at forcing blame shifting to the customer. read more

This place is a dump. We were told at booking we would have a full hookup pull through. When we got here after a 10 hour drive they told us we had to have a back in site. They refunded us a whopping $4. Better to stay at the Cabellas or a rest area. Way overpriced for the crappy site you get. read more

This was the most odd KOA we have stayed at. Other reviewers comments are accurate. It is an open campground with the appearance of security via tall white fencing but it isn't secure at all. Not at all impressed. I am surprised it hold the KOA franchise name as a matter of fact. NO security whatsoever! No gates. We are here now - week of the Fourth of July. Bathhouse closed "for renovations" but no workers to be seen. Check in is the gas station next door with attached bar. Yes bar - no one under 21 allowed. The other end of gas station is a liquor store. We were given a site number - when we get to the site it appears to be 4 sites in one. Really only space for our 5th wheel. Not long enough or wide enough for your vehicle too. Luckily - the place was "dead" so therefore you can "use" all 4 sites. We weren't exactly sure we were looking at the site correctly once we backed in - so tried to call the gas station front desk - automatic answering machine pickup. So pull back down to "office" to discuss our concerns and ask they go with us to make sure we are looking at the site properly and are setting up in the right place. It was 12 noon Was told the employee that helps with this will be in at 12. The lady is working the gas station and campground alone. But fortunately the employee did arrive just a few minutes after 12 - no biggie - we all run late some days. He follows us to the site - and sure enough the way we were going to set up earlier would have taken all 4 sites. When he located our site - it was very unlevel and not even long enough for our camper. So we asked to move to a different site. One behind where we were. We needed to make sure the site was available (no reservations). Called the office - but of course went to automatics answering machine. So he said she is working alone and he would go see if the site was available. A few minutes later he returned, upgraded us to a concrete pad spot with no additional charge. Still not level and only enough room for camper and 1 vehicle. Pool was nice and large. Play ground in direct sunlight - so you CANNOT play here in the summer time - metal in the south in the summer can be brutal to your skin. The pool and play area appear to be safe - gated with a key pad - and signs that visitors must have wrist band. But, the lock was duct-taped so it wouldn't latch - no code needed and no wrist band. Has a nice pool snack shack - but this was not opened. The campground is very clean and appears to have at one time been pretty busy - but no more. As I said we were here for the 4th and we were the only ones in the pool. read more

his is not like most KOAs and I would rate it somewhere in between a 2 and a 3 out of 5.... You need to check in at the Valera gas station, which is a little bit weird. We booked a tent site and when we got to our assigned spot, we could see that management did not really take care of their tent site area- there were picnic tables everywhere and random vans parked there. There was also a really weird building that had some sort of Halloween decorations and was made to look like a haunted house- super creepy! One really good thing about this KOA was the bathrooms, they were newly renovated and extremely clean. Overall, this was just an odd place... not necessarily bad... just weird. read more

Unloved, uncared for, and just plain sad. Of all the KOAs we've stayed at in 20 months of road tripping, the Fort Mill KOA was the grubbiest of them all. Here's the good, bad, and the ugly: Good access from Interstate 77. Walking distance to a decent grocery store: Publix Ungraded and unkempt RV sites. Sad sparse grass and picnic tables that were unusable. Thank goodness we didn't have to use the bathrooms, beyond sketchy! Check-in was at a Valero Gas Station. Just a little weird. No indication of any real on-site presence of KOA personnel. Gave this KOA 2 stars mainly for the convenience for a family get together in Charlotte, NC. Would only consider staying here again if it was for a short 1 or 2 night stay. Gotta say I don't think anyone would love just hanging out here. read more

This park is subpar. First the good: convenient to everything. There is a Publix supermarket right next door. The bad: the park is right behind a gas station, bar and liquor store, so lots of traffic out front. Next, in the back someone has a construction company with access through the park. So all day long there is traffic through the park of non campers. We were parked on this road and it was almost like facing a public street. The park is old, poorly laid out and rough around the edges. Most of the sites are not level. Our power went out several times during our stay. read more

This KOA is not your typical "camping" destination, but if you're looking for a place to stop for the night it is a great place. RV spots are wide enough for 2 full slides and all hookups available. There are great amenities within walking distance (Publix, QT gas, Hardee's, and a Mexican food truck). There is also a Valero gas station conveniently located so you can fill your tow vehicle up before hitching. Attached to the Valero gas station there is a local bar and pool hall with darts, friendly company, and great beers. Although the campsite is close to a main road, the fence surrounding the KOA keeps the noise down to a minimum. There are also great activities for the kids to enjoy, a sandy bottom park, mini golf, and a seasonal pool. Looking for some rollercoasters... Carowinds is less then 10 minutes away! Worst campground experience ever. I would never reserve a site here. We were just staying the night. Booked a pull through site so we did not have to unhook. While checking in the campground manager came in and told employee he was putting someone else on our campsite. He tried to put us on a site in the long term stay section. The campers there were really run down. We said no, we want up front. He then put us on a back in site. Was ok but we were there about an hour and a motorhome pulled in and told us we were on his site. He had already paid for the night. Was coming back from his son's wedding and needed to get back. We packed up and went to the office. The manager again tried to put us on the site in the slum section. We got our money back and left and stayed in a hotel that night. I emailed KOA and they did not care. They said it was privately owned. read more

Propane refills are a set price no matter how little you need. Basically you are paying 2-3 times what you get elsewhere. $2.46 at most places, but almost $5 a gallon here. So- we are campers. And by campers, I mean we have an awesome pull behind 34 ft trailer that suit us all just fine. Some would call it "glamping" but whatever. We have never stayed at a KOA, but we're optimistic, paid the $30 to become members, and started a new relationship. I had to go to a week long class in Charlotte, and needed to stay somewhere that wasn't $100+ a night, since I was footing the bill for this trip. We were able to get a site here on the fly- which was good!! The lady on the phone was very nice and pleasant. The campground itself was a little odd. The sites were sort of funny- in the middle- they were all stacked up on top of each other. They did upgrade us to a concrete pad- which was nice, but like the other folks that reviewed stated- there isn't much room for vehicles, and there was no fire rings- weird. You DO have to check in at the gas station across the little road (that is attached to a bar- that stays pretty busy for a gas station bar, and a liquor store), but the Publix (best grocery store in the world!) across the way was exciting. I thought it was very nice and helpful that the KOA guy that checked us in, got into his KOA little jeep thing and showed us the way to our site. ITs a good thing he did, b/c my husband almost clipped a tree not paying attention to the back of the camper. Since I was there a whole week, i got to see how most folks that stay there only stay for a night or two. At least on the side WE were staying. On the other side of the fence, it looks like people are LIVING there. Full time living there. Is that a thing? Can people do that? There is a $30 rental fee (refundable) to hook up to the cable. There is also wifi (the reason for the 2 star review). The wifi shows a full signal, but it's terrible! Poor me- no wifi while I'm camping- but the problem is I was there for a CLASS and had to do tests and studying for several hours a night. On the first day when I couldn't get online with their "free wifi", I had to up the data for my cell phone and just use it as a hot spot. Went through about 3 gigs the whole week. If you're using the free wifi as a selling point- please make sure it works! We will give KOA another shot- but probably not this one. The traffic in this area is out of control. Like INSANE. The traffic was so bad, i didn't even venture to any restaurants in the area, b/c I was afraid that I couldn't make it back across the street with all 4 lanes blocked all morning and all evening. Cereal for dinner is good though, and this Publix has an incredible wine selection :) read more

If you're an RVer, stay away from this place! Let me start off by saying that this campground was strange from the get go. If you look them up in the KOA directory you'll see that they boast about on site camp store, Blimpie, gas ,etc. This is because the campground is located AT THE GAS STATION. The camp store isn't a camp store...it's a gas station convenience store with a Blimpie in it. And worse than that, connected to the convenience store is a neighborhood dive bar. The pull through sites are very long but most have just rocks and no smooth spot at all. They don't have any fire rings yet sell firewood at the store. We asked about making a fire and the gas attendant, uh Blimpie worker, uh convenience store worker, uh campground worker told us to just make it on the ground...IN THE GRASS! (The rocky pull through site was so bad that we asked to be moved to a grassy back in one) Here's the worst part...the dive bar gets crowds at night and they allow them to park up into the campground. Supposedly they have security in the front but we drove right past them coming back one night. One afternoon, I went into my cooler to find out that beer and wine were stolen from it...no doubt from the drunks leaving the bar. This was a first for me. It forced us to clean up everything we had outside, put it away and lock all of our storage compartments. This campground appears to be a 1 night stay over place on your way to somewhere else. I suppose it's ok for that, just don't leave anything outside and make sure you get a site WAY in the back so you don't hear the motorcycles and cars starting at 2am when everyone leaves the bar. It is NOT a family campground and I wish I knew that ahead of time. Never again! read more

I have to agree with Glen R. It is almost like the campground is an afterthought to the Blimpie / Gas Station / RV Check in place. The pool in the campground was "ok," and I would have to agree that the pizza place attached to the Blimpies is kind of a local hang out. The spot we stayed in was quite long, and very level. We had PLENTY of room to get our 45' bus and 26' trailer into the spot, and stay attached for the night. The campground has a "run down" feel to it, and a sense of "permanency" as most of the guests there are probably long term residents. With that said, if you need a place to pull off the road and get some good rest in a decent spot, this would be your place. There are a few restaurants and grocery stores in the immediate vicinity that will make your evening's stay a little more tolerable. No frills, but not expensive either. read more

It was perfect for what we needed. Very clean and the quiet. Brought the kids down for a soccer tournament and just needed a place to sleep. Its offseason so the place was relatively empty. I'm only giving it one star because it's required!!!!! WORST KOA EVERRRRR!!! Where do I begin? The pool that's closed for the season when it's 90 degrees outside? It's september 18th... (also one worker said it was opened when we called and when we got to the pool we called and they said it was closed) we got a long term spot ($600 a month) we asked for a different spot and they told us it was only for people stopping by for the night, but there is campers here that's been here long before us. The cable that doesn't work? We have had spectrum come out twice and still no cable (KOA's fault) your laundry room that smells like feces. Or should I talk about the game room that doesn't have any working games. Someone stole our grill that was outside. Oh and if they don't feel like filling your propane... they won't. we asked for a propane fill and they said it was going to rain... (not a cloud in the sky) we drove by 30 minutes later and they were filling someone else's. I wouldn't let my worst enemy stay here even if they paid me. we've stayed at dozens of koa's and quite frankly I wouldn't piss on this one if it was on fire. read more

We have never had such a horrible experience with any other KOA, campground or hotel. Yes, you read that title correctly!!! Bed Bugs!!! We had contacted this KOA prior to checking in to arrange for a late check-in for a basic Kamping Kabin since our flight into Charlotte was going to arrive late at night. The owners said that they would leave the cabin key with the bar next door. That should have been a sign to us right there. Anyway, we arrive about 11:30pm, go to the bar and get the key as arranged. The waitress hands us the key and TV remote in a KOA bag and we go off in the night to find our cabin. We open the door and the smell of stale beer immediately hits us. On the bed, there are a couple of dead roaches. Its a little chilly since its late October, so I look for the heater. There's an air conditioner but no heater in the cabin. We both need to go the bathroom, so we head to the bathhouse. However, the doors are closed and locked shut. By this time, the bar is closed and the KOA owners apparently do not live on site like most other KOAs. We're tired, we've been flying all day, and we've already pre-paid... so we decided to make the best of it and stay anyway. We should have left and found a hotel. The next morning, I awake to bites all over my arms and neck. A couple of days later, my wife notices now she has bites all over her arms, legs, and neck. We verify with our doctor that we have indeed been bit by bed bugs. By this time, we have already gone home and taken all the clothes and linens into our house as well. Now, we fear that we have brought these bed bugs into our own home!!! We have contacted the owners since arriving home, but have not received a response. We will never, ever considering staying at this KOA again!!! read more

I stayed at KOA - Charlotte/Ft. Mill yesterday and I had a blast! This was my first time camping; we pitched a tent and everything. The women's bathroom/shower area was super clean and readily available. The bathroom/shower closest to our area was closed for renovations. The staff was friendly and helpful. This KOA is poorly run and managed. My friend and I made a reservation with this KOA based on a good experience with the KOA in Statesville, NC. Unfortunately we did not take the time to read the many reviews on several websites pertaining to this particular KOA. Be glad you did, you are smarter than we were. Everything you read about the dive bar, trashy appearance, no room between sites ect. is true. During the reservation process we asked for specific accommodations and were even told our requests had been approved by the manager on shift. When we arrived we were told that the accommodations we had made were against policy and that the owner would have to be consulted. When the owner arrived he essentially told us we were being dishonest about the accommodations we had agreed to during the reservation, and told us to get a refund and leave. When I asked him to call the manager we told him had agreed to them he refused, saying he didn't need to because he already knew what he would say. I stayed there in a cabin with my family this past weekend. We were supposed to stay for two days, but ended up leaving after one day. The bathroom in the cabin was dirty, as were 3 of the 4 plates in the cupboard. There were two forks and one spoon in the drawer, all were dirty. There was also a spatula in the drawer that was rusted. There was no hot water in the sink or in the shower. The pool was nice and big, but the gate to the pool was duct taped open, so anyone could enter to use it. Not safe at all. When I checked out, I expressed why we were leaving early, and he said "uh huh" and tried to tell me I was late checking out. I told him to check the dates, and that I was supposed to check out the next day. He didn't respond, and just gave me a receipt to sign. He obviously did not care that we were not satisfied and that we were leaving a day early due to this. I will not return to this KOA. read more
