Twenty years ago, we managed to sell a house and buy another without the help of a Realtor. It seemed to me that would be the smartest route to take this time around as well. My wife was in touch with some old classmates and learned that one of them, Lisa Wright, had a reputation as a highly skilled and experienced Realtor. My wife's reasoning was that the market is unusual at best and frankly, she did not want to deal with all of the complexities of selling and buying. I reluctantly agreed. Lisa came to our house to evaluate it and to form a marketing plan. This was about the time the Covid situation was beginning and although it slowed us down, Lisa managed to put online a virtual tour including aerial photographs to show the property to it's fullest advantage. We were definitely in a seller's market. Finding motivated buyers was relatively simple. On the buying side, however, it was a challenge. The most desirable houses were sold in days with multiple offers exceeding the asking price. In the past dealing with any type of salesperson including Realtors, required a great deal of caution. I've been in the position of having a Realtor "represent me" only to see that they wanted to make a sale -any sale--as quickly as possible. When I was taken to see a house, I felt I was getting a pitch to close the deal ASAP. Enter Lisa Wright. There were several houses that we considered because they were "okay" and they were in our price range. Instead of trying to push us, I felt Lisa (this is IMPORTANT) actually encouraged us to back off. She said, "I don't want you to get a house that's just okay, I want you to get a house you love. Let's keep looking." Eventually, we found a house that was great for us. There were some problems though. It was over-priced and the sellers were not ready to come to terms with that. Lisa was a genius in psychology and negotiation. It took time and frankly, we had given up hope of coming to a deal. Lisa agreed this was a great house for us and would not give up. We all agreed to a deal that was fair and the seller felt lucky to get the terms.

Beware of unethical and dishonesty on the part of Lisa Wright. Her client made an offer on my house…read morein April, which I accepted, and we moved into the inspection phase. I specifically refused any inspection of the swimming pool (too early in the season to open it, as the house was vacant) and offered a credit to pay for the opening after purchase of the house. It is unclear who set it up (Lisa's team or the potential buyer) but a pool company was contracted for an inspection and came to my house and removed the winter cover of the pool and wrote up a report of various potential problems with the pool. This was blatant trespassing and an abuse of any trust that should exist between a seller and a buyer's agent. My agent was unaware of these events until I discovered the pool uncovered. When confronted by my agent, Lisa refused any comment or information. Proof is available thanks to a picture of the pool company's van in my driveway included in the Inspection report. At the Inspection, a faucet was left running in the Master bathroom and the jacuzi in the Master bathroom was left full of water. Your inspector's unprofessional testing of the septic field could have compromised the field and then he refused to recognize his ignorance in choice of method to test with the resulting negative consequences. Lucky him that he did not damage it: his license should be revoked and your judgement is in question at hiring him. This agency's VP Sales Manager did not even respond to my email about the matter. We need ethical people in this field!
