They have many loopholes in the lease that would allow them to kick out a tenant for any reason. I had a horrible experience start to finish with Home Rental Services. HRS refused to cover any of it and dismissed my concerns, saying it would be a couple hundred dollars to repair. It was thousands. - Each month there were tons of 'repairs', including fixing the same garage door three separate times. I am talking $5-10k repairs in a given month for a new house that I had inspected myself with no issues. Once I changed management companies, even with the same tenants, suddenly things no longer needed to be repaired and when they did, the fees were much cheaper. - Dissatisfied with the insane repair costs and the lack of responsiveness and ownership with the company, I waited until the end of the contract because the contract had a punitive termination clause. They instead went after me for the next full year of maintenance fees. I did not know what to look for when signing the contract and got screwed with the predatory clauses. Do not sign a contract with them.

First : Dog breeding/fighting and animal abuse to the point where I could not go into my yard because dogs were getting over the fence into my yard.
