Their…read morehandling of a confirmed structural defect at my unit has been a textbook case of delay, deflection, and non-communication. In June 2025 I reported a sagging load-bearing header over my patio opening that bound the sliding door nearly shut. I provided photos plus laser/level evidence. HSR opened Work Order #XN787021 and scheduled Weathershield to inspect on 8/27/2025. We had multiple misdiagnoses - stating foundation settling despite clear evidence otherwise. After that, months passed with vague updates, repeated "Board review" stalls, and no written plan. On 12/18/2025 HSR finally confirmed in writing: "the header over your first floor unit needs to be replaced" and "the Board has approved the repair." Despite this, HSR still will not provide a repair date, written scope, or the inspection documentation supporting the decision. As of 1/11/2026 - over 9 months after first notice and weeks after "approval" - I have no schedule, no documents, and no accountable point of contact. During this period the exterior was opened for inspection without clear communication or a defined restoration plan. It remains open. This is not cosmetic. It is a structural repair HSR has failed to manage with basic professionalism, exposing owners to unnecessary risk and cost.

HOA started at $190 when we moved in and now is $380. they don't shovel the streets, sidewalks or driveway. we have pot holes up the ass. they charge us more and more every year for them to just hold onto the money. sure water is included in our HOA but at this point id rather pay my own water bill. I can't wait to leave this subdivision and went I do I'm flooding HSR with reviews. I do need to sell my house so I'll stay hush until then. ripping residents off as much as they can. I bet HSR will wait 3 days before sending someone to shovel this subdivision.

    The first thing to understand is that this is NOT a rental building. It is a fixed equity…read moreco-operative. You buy a share in the co-op ($2000-$8000 depending on size of unit) which grants you exclusive use of one of the units. You can not sell your share on the open market, but can only sell it back to the cooperative, minus a fee of about 15% of what you paid. The monthly carrying charges cover water, heat, garbage collection, and basic maintenance and vary depending on unit size and location. But from the 1 bedrooms to the townhouses, the price is much, much less than you would pay for rent in the neighborhood. This is affordable housing for people making 60% of the area median. It is a warm, welcoming community, and very diverse. There are some people who have been here since the building opened in 1970 and some who are new not only to the building, but to the city. Friendly neighbors, wonderful staff. There are not many amenities but one plus for families with young children is a nice playground with a southern exposure. The negatives: it is an old building and shows it. There are plumbing and mechanical problems. There is no central air conditioning. While you can make improvements to your unit (at your own expense) - totally remodel if you want to - you can't install a dishwasher or a washer/dryer. There is a decent size communal laundry but often one or more of the machines is broken. There is a cockroach problem which is sometimes under control and sometimes not. If you are looking for affordable transit-friendly housing or need an affordable elevator building, Noble Square fits the bill. Just don't expect Wicker Park hipster chic or amenities.

While we enjoyed our city life, we decided to move to 500 N Lake Shore Drive after viewing 10 other options. Boy, are we glad we made the decision we did. 500 N Lake Shore Drive (517 N Peshtigo Ct to ride-sharing drivers) is an awesome place to live. (A recent Plains State visitor, after a summer weekend here, said "You guys live in a resort!") Some days, it feels that way. The building is owned and managed by The Related Company. Related builds, leases out, and manages their own buildings. Such complete vertical integration results in a wonderful rental experience. Property Management, Concierges, and Maintenance all work together on a daily basis (including daily staff meetings among all of them) to help ensure that residents have a quality daily living experience. The amenities are all here - pool and pool deck with 6 grills (kept spotless by staff if a resident fails to clean up after their use), spa, huge Equinox Gym (also owned by Related), Common Area featuring fireplaces, pool table, and work/study areas, business center, special event rental rooms, dedicated dog wash, and Amazon Package pick-up lockers for secure package delivery. 500 N LSD has got it all. The staff - as a group - are bend-over-backwards accommodating and friendly. They pay attention to detail and are always willing to do the little things to make living here an exceptional experience. Resident parking attached to the building is operated by LAZ Parking, and have been easy to work with. We've been here for almost a year, and are thrilled we made the move we did. Unqualifiedly recommended!

He was rude and dismissive from the moment I arrived, and made me feel discriminated against because of my appearance and accent. No one should be treated this way--especially in a place that claims to uphold respect and professionalism. I truly hope management addresses this kind of behavior so that all guests and residents are treated with the dignity they deserve.
