From day one, I've been dealing with non-stop noise from upstairs: banging, yelling, stomping, kids screaming, dogs barking -- it never ends. I made complaint after complaint to management, and for weeks they fed me the same lie: "We're taking care of it." Eventually, those tenants were evicted, but just when I thought I'd finally get relief, it got worse. The new tenants? Two kids, two dogs, two loud adults -- same circus, different clowns. The noise has been unbearable and ongoing, and despite raising the issue multiple times, management once again dropped the ball. Now here's the kicker: after all the inconvenience they caused, I was finally told I could move out of the unit -- but only if I pay another $700. Why? Because they claim they'll need to repaint, clean, shampoo the carpets, and touch up the unit. As if I'm the one who created the chaos. I'm being penalized for trying to escape a situation they created and failed to manage. Make it make sense. This place is a complete joke. Mismanaged, disrespectful, and careless. The only thing consistent is their failure to act -- unless it involves charging you more money. If you enjoy being ignored, stressed out, and financially exploited, this is the place for you. Otherwise, keep looking.

When sent the report I see that there are incorrect items and I stated my concern. They told me to wait a year before re-applying, gave me the credit agency and basically just said contact them, with no concern to the issue whatsoever. I encourage those to check credit as well before applying because combined I applied with my girlfriend and our income together is over 7,000$ which is well over 3x the rent and should be easy approval had they allowed us to re-apply once the credit issue was addressed. Not only does this seem like a shady way to collect application Fees but no one reached out to follow up with me, I had to call a few times a day and send an email just for a result.

We got the apartment that we wanted and a nice surprise was a garage was included that we weren't expecting. We got the keys on time and the apartment was clean and had a fresh smell. It's been only the first week but it was a great first week. Lots of reviews mention the poop police in a negative light. This was actually a selling point for us. We don't have dogs and my absolute pet peeve is stepping in poop. So I appreciate that I can take walks and not have to stare at the ground or avoid the grass. Only downside was moving furniture up to the third floor! Now that we've moved in, we will not be moving out anytime soon.

Walls are thin, breakers blow randomly, and they drive around looking for parking violations to tow/ticket your vehicle. Another tenant of the complex wrote this for google, but doesn't have a Yelp acct and asked me to post it: *Read this ridiculously long review if you want an unfiltered look at what it's like to live at HQ Flats. It may just change your mind about where you sign your next lease... A one-star rating may be a little excessive to the downside but it gets the point across that HQ Flats isn't all that great and the negatives have outweighed the positives while living here. The current 4.9 star average rating is most definitely misleading. I moved here from Emerson Park, one of the other newer apartment complexes in the New Albany/Westerville area. Thought it was going to be amazing at this beautiful, seemingly nicer place....WRONG! Been here for 3 months now and I really wish my lease would end sooner. Negatives: 1) The highway noise: Highway is extremely loud, much louder than I ever anticipated. The bustling, loud/obnoxious highway is extra prominent when you are trying to relax at the pool. Casto, the privately-owned real estate company that owns HQ Flats really should've petitioned to construct a sound barrier wall along 161. 2) Cheaply made: Walls are paper thin just like any other apartment complex. Don't be fooled by the premium price and the glamorous look on the surface. This place was built just as quickly and just as cheaply as all the other new apartment complexes that have popped up in the area. The exterior looks very nice and modern. The interior seems nice and modern at first glance but you quickly realize the finishes are cheap and the walls are paper thin just like all the other less expensive apartment complexes in the area. The appliances are very basic and cheap as well. 3) Traffic: Turning out of the complex (especially turning left) can be dangerous and difficult. A traffic light would be annoying though...so just be careful out there and if you're cruising along Hamilton Rd maybe slow down a little to give us residents a fighting chance to get turn without getting t-boned. 4) The price: HQ Flats is on the high-end of apartment pricing. However, the build quality of this apartment complex is not on the high-end. If you're looking for a good value, this is not the place for you. If you want something that looks fancy so you pay a premium for that status, this is absolutely the place for you. Otherwise, don't move here unless they're offering some great incentives. 5) Rude treatment of residents over petty "violations": The most bothersome of the "negatives" and the catalyst for me taking the time to voice my opinion in this long review was the "customer service" I received when confronting management about a "parking violation warning" I received. To set the stage, I was given a parking violation warning for parking over the lines next to a handicap parking spot (see attached pics for a visual). The violation said I was parked in a handicap parking spot. However, I have never parked in a handicap parking spot. I intentionally park away from other cars and hug the handicap lines to keep more space from other cars. I'm just being cautious with my beloved new/expensive car. So to clarify management wants to give me a "parking violation" for hugging the handicap lines although I have not caused any disruptions whatsoever. I have not taken up multiple parking spaces. And not to mention, no one ever utilizes the handicap parking space that I have unintentionally crowded - talk about extremely petty. If I wanted parking tickets, I'd move to the Short North. The violation was also given by management in the form of a half sheet paper size sticker on my driver side window. The sticker was a big/tedious inconvenience to remove from the window. It also left a bunch of sticky residue on my brand new car. An email would've sufficed. The most bothersome part of this petty situation was the passive aggressive, demeaning treatment I received from Anna, the regional manager. I was very offended by my brief encounter with her. She was very rude in her approach to me (the customer!) when I went to the leasing office about the parking violation. Anna - Don't worry, I'm not over the lines. (see pics)

Despite not being very big, the storage space is exceptional. The layout is very good. The staff is very friendly and very professional. The maintenance staff is very responsive and prompt. My respect for them remains. However, after living here for just one month, I now realize I may have spoken too soon. I would not recommend this place to anyone who is recovering from cancer, celebrating life, or looking for a supportive community. I am in remission from breast cancer, and I have been doing my best to enjoy this second chance at life with my family and friends. My best friend is a truck driver, and I dog sit for her while she's on the road -- this has been met with complaints. I've been written up multiple times for very minor things, including briefly blocking a neighbor's garage while moving a mattress. Instead of my neighbor knocking on my door, they went straight to the office. I'm now being told that if I get one more complaint, I'll be evicted. I have a solid rental history with no issues at previous properties, so to suddenly be treated like a problem tenant feels unfair and targeted. I'm not allowed more than two guests at the pool, which makes it hard to gather with loved ones. I can't properly celebrate my daughter's graduation, or mourn and remember my other daughter on the anniversary of her passing -- even simple family support is treated like a disruption here. To make matters worse, I subleased my unit and haven't even started the official lease term, yet they are demanding $25,000 to let me out of the lease. I feel trapped in a space that doesn't support healing, joy, or life. This environment may be suitable for someone who prefers total silence and solitude -- maybe even the elderly or those at the end of life -- but it's no place for someone trying to live, heal, and thrive. Moving here was a mistake. I just want to move forward with peace and dignity, but this place has made that nearly impossible.

I lost all my family during Covid times. This property was like my second family on how they treated me, welcomed me with open hands. The property itself is neat, quiet, safe, your neighbors are very respectful and friendly. If your looking for a home you're at the right place for don't even look further.     We've lived here for four years (myself, my husband, and our pooch) and have LOVED IT. We even…read moreconvinced friends of ours to move into the complex for two years because we raved about it so much. I have nothing but good things to say, with the caveat that we got really lucky with our unit and have a HUGE patio. We are in a downstairs "flat" (as opposed to the more common townhome style apartments) so the patio is twice as wide as most people's. One of the laundry rooms is just a few steps outside our patio door, so even though we have washer/dryer hookups we never bothered getting them. We have made so many priceless memories with our friends on our beautiful patio and our cozy apartment, and I will be so sad to move out in a month! I hope whoever gets our unit next loves it as much as we have. Maintenance and the grounds crew are always around, they work very hard and are very quick to respond to any needs. The landscaping is beautiful because they are always out there taking such good care of everything. The front office staff is great, and there is a feature where you can have rent auto billed out of your bank account every month which I love, so there is no fear of forgetting to drop off your check. The complex is incredibly pet friendly - I swear nearly every person there has a dog, and there is a little dog park at the back (although the fence posts are too far apart to contain my 8 lb. dog, but it would be great for medium dogs). The location cannot be beat - right off 71 and High Street, but still very quiet because it is tucked back from the busy roads. The only downside to that is the roads going out to Morse never get plowed and are very treacherous in the winter, but that isn't Georgetown's fault. I always go out the front through the strip mall parking lot to avoid that problem. If it isn't clear enough, 10/10 would recommend. I will be sad to say goodbye!

Management has fallen to crap pretty much and honestly don't care about who you are; long term tenant or brand new. They don't care when it's winter and your freezing and they certainty dont care if your a day behind on rent (they will fine you hard). They don't care about things like bugs or dog poop all over the property. They don't care about you. They never will. But it wasn't until we were moving out that we finally saw just how bad this place it. We were standing in our Penske truck loading up all our stuff and a few of our neighbors who we weren't lucky enough to meet until our last night show up to say goodbye. About 10 people passed us that night and all were unhappy with management and how their apartment was 'holding up.' All of these people differed in age and financial situations. Some were saving for a house, some had been there 15+ years. All of them unhappy. People don't like being jipped out of hard earned money, no matter your financial situation, and the horrors I heard from these people were eye opening to say the least. One person thought the higher rent ($850-$1100) was affordable and loved living their but figured they could fine a better place to call home, wishing for a friendlier staff who cared about them as people. Most, on the other hand, were long term (one lady was with them for 15 years...15!) and was horrified with being 'pushed out' of her second home their; she had moved from one of the condos into an apartment after her husband died and now management was forcing her, once again, to find a new home; this time away from her beloved garden apartment. HORRIBLE!! One person I met was disgusted, down right pissed off, with the leasing office saying ''he's never been treated so horribly in his entire life.'' This man has been around all of Columbus trying to find a nice place to live that (all he wants) is safe and affordable. He finally thought he found it here but ''apparently not.'' We asked him for details but it was along the lines of how rude the staff was and that maintenance never cleans up the area and never returns his service requests. He also had an apt in the back and said that cars were always getting broken in to. For higher end rent outside the city, this is a disgrace to call home. The only reason I gave two stars was for the wonderful patio area I was able to have. Tip- if you have a dog, don't bother telling them. You'll not only pay out the nose for damages (that aren't there) when you move out but they base what breed you have by Google pictures. I have a mut so I was kicked out because she looks like a banned breed. My vet papers say mut and I wasn't willing to shell out big money for a dog dna test. Needless to say, they treat you like inmates here while wearing the fakest smiles you can imagine. I had a gap in my gate (to the patio) that small dogs could get through, and stray cats, and raccoons, ...etc. I complained to the office, explaining that small dog (thanks to their owners) were letting their dogs under my gate and my dog was growling at them... I got in trouble, not the other owners. I asked for them to fix my gate and it took MONTHS for them to finally get over and patch a hole. HORRIBLE! At the end, which is worth adding, be prepared for fee's. I left that apt spotless and I got charged for a whole apt worth of carpeting because they dug it all up and happened to find stains. My carpet was spotless and professionally cleaned. The only stains that may have been there are from water since we ate in our kitchen. (like spilled glasses of water or whatnot) The rug guy said it could be blood stains ...wtf... how incriminating to throw that at one of your tenants. It made me feel like such a criminal....blood stains!? Did an ax murderer live there before me!?!? I glad I moved out when I did. Such a horrible a vibe from these people. I love the neighbors but the people here are very private so don't expect a loving neighborly atmosphere. I was making a garden bed at 5pm, since it was raining that morning, and this old guy comes out his window and starts screaming at me that I'm being too loud and need to stop. I apologized and explained what I was doing, that I had to grow my own food to save money and he slammed his window shut at me. Some people here, most, are older and don't like it ''rowdy'' so younger couples beware. I don't think I saw any kids here, apart from maybe one family. Not a very kid friendly place.
