Someone light the garbage on fire

Avoid this place like a nightmare! Take it from someone who has lived here for a long time you should look somewhere else!!! Here's a short list of pros and cons PROS: nice maintenance guy, not a far walk from campus, it comes furnished, gym, pool/ spa thing, Amazon locker, and BBQ grills. CONS: just about everything possible. Sleezy business practices, high crime area, cars get broken into, addicts and drunks roam through the area, takes forever to make repairs, very unprofessional previous employees, lie constantly, don't enforce the lease at all, and so much more. FULL REVIEW BELOW While there are some pros to this place the cons far outweigh the pros! The one thing that infuriated me the most and shows what kind of business they are is when the Camp Fire happened this place went from empty to packed in a matter of days and the leasing office took full advantage of this. When the Camp Fire happened they jacked up rent and parking prices which I wouldn't mind usually, but taking advantage of other people's misery and when they are at their lowest is sickening. They also did it again just recently because their rent was at $699 before the Chico State said they were kicking everyone out of the dorms and now once again the apartment is profiting off of people's misfortune and the rent has been raised to $759. The old employees were fairly incompetent except the maintenance guy who is the only nice employee. Don't believe what the people in the leasing office say, I was promised that they were installing a front gate and they'd pay half for utilities (never happened). The office doesn't care about roommate criteria and will assign you with anyone. Many college students here got stuck rooming with families from what I heard which wasn't a big deal to me honestly. But one MAJOR thing to consider is they don't enforce the animal policy. They said no animals allowed, but everyone there had dogs/cats/ and my roommates had a reptile. Also, my roommates stole some of my things when they left. Faulty equipment all over the place mainly the doors to enter the apartment are either broken so they won't unlock or the springs in the handles are broken so it stays unlocked where anyone can enter the complex. I have also seen hanging wires from the ceiling in the hallways where the exit signs were and it took them a week to fix the dangling electrical wires which could've injured anyone who touched it. It's in a bad part of town. So far I have seen addicts arguing in the street, I have been stalked walking to class and walking back from class twice, I've seen multiple cars broken into that were in the parking lot, I have seen cars parked on the street have their windshields smashed and have seen cars side scraped, homeless people wander through the property and drunks too, there used to be a guy who would wander the property around 12-1am with a mask on (pre covid). I have even heard of the homeless people bathing in the hot tub outside. DONT BE FOOLED when the leasing office promises a security officer either, the security is only a patrol and barely comes around and stays around for only 10 minutes then leaves. The office charges you a service fee to pay your rent which is stupid. Also, if you renew your lease here they charge you a $50 fee with the utility service they use. They nickel and dime you on everything. One of my roommates got locked out of her room while the office was closed and even though it said in the lease they have to come out and unlock the door for her and charge her a $50 fee for doing so they refused to do so and told her she needed to contact a locksmith which I think costed $80. If you look online through Facebook, google, or their old yelp page most reviews are negative. Some of my friends and I noticed that some of the "positive reviews" are actually from employees that work there posing as residents. Their reviews were so bad on their old yelp page that they said that business was closed after they switched property management companies and created a new yelp page to hide the overwhelming bad reviews. Parents and other renters do yourself a favor spend a couple dollars more a month and save yourself a headache by going elsewhere.

Nice apartments, lots of space in the 4 bedroom unit and for a great price. Hard to find luxury for this price anywhere else.

Great so far! My…read moreunit was sparkling clean at move-in, and the complex is very well-kept and quiet, apart from a little highway noise in the units closest to Highway 32. The on site management is pleasant and seems genuinely interested in the tenants' happiness. The construction seems quite recent, as if this was about the last of Chico's growth before new housing development took a break. Located right on the edge of Chico, it's lovely at night. You can easily see the stars to the south and the east, away from all the city lights. The floor plans are spacious, including an abundance of kitchen space and storage. The bathrooms are larger than many San Francisco bedrooms. There's a full-sized washer and dryer in each unit, which beats small capacity combined units or having to use shared facilities. Being quiet, and well-maintained, this definitely isn't a party spot for the CSUC students. I expect some faculty and serious students live here, however. The manager was very upfront about expectations for maintaining a nice atmosphere and talked about her willingness to quickly intercede if there are noise or other problems. I'll definitely take that over passive management; some other places would let a place slowly go to pieces if residents aren't actively complaining. The parking situation is good. There is one reserved, covered spot for each unit, and there's an additional pool of common parking for visitors or second cars. I can see one of the lots from my bathroom window, and I've rarely seen it near full except once when pieces of the lot were closed for repaving. The heat is gas, which is a good money saver over some other area apartments. Electric rates are high in PG&E areas, so gas saves $$$. For geeks: Comcast has DOCSIS 3.0 here, so you can sign up for 250+ megabit internet if you're feeling spendy. AT&T is usually 4 or 5 bars. Verizon and Sprint are usually full bars out here. T-Mobile often falls back to 3G. There's plenty of good food available for delivery in the area, but most guys have trouble finding this apartment complex the first time. Plan an extra wait for the taxi, if you use that. I'm a big city transplant and I'm accustomed to not having a car, but that seems almost unheard of around here. Plan to need an auto or a good bicycle. Update after about 6 years: Rent increases have been very reasonable, perhaps reflecting that other new rental construction has begun in the city. There have been few things that needed fixing, but the maintenance staff attended to it the very same day. I've yet to have a negative experience with a neighbor or any of the staff. I got a couple cats from the shelter and didn't get any grief about adding pets to my lease, and they even put up a "We've got warm hearts for cold noses" sign out front to express that pets are welcome. Tip: I usually notice a sign out front advertising some rental special or other, so be sure to ask about any current offers instead of taking whatever's listed online.

If I call with a question or maintenance need, I almost never get a call back. If someone enters my apartment to fix something, they no longer leave you a note letting you know someone has been there to fix the problem, so I am left wondering if the problem has been resolved. Rent has been increased each year since living here. The first increase wasn't terrible. This year it's going up $100. That's too much. Especially in these times where people are still trying to find places to house them. I feel I should also mention the shootings that have happened on and behind the property. One resulting in a bullet ricocheting off a neighbors car and going down our hallway. One time where a person was actually shot behind our fence! Overall I love the neighbors and events they put on, but with the safety concerns and rent increases, this isn't the place for my family.

Since appointments aren't offered, there's no flexibility, and it feels like little consideration is given to the inconvenience this causes tenants. While I understand and appreciate the importance of inspections for safety purposes, the repeated disruptions are beginning to significantly affect my work. I would consider moving to avoid this ongoing issue, but unfortunately, the cost makes that option difficult at the moment.

I found this property online & I never got to actually tour the unit or the property because I was moving from Southern Cali, had I toured first I would have never moved in. One of the main reasons I chose this community is because they advertised they are 100% NON-SMOKING INSIDE, OUTSIDE & ANYWHERE ON SITE. Fast forward to my move-in... Two nights into my lease & I smell a strong cigarette odor. So strong in fact, it was as if someone was smoking in my apartment. I then realized it was coming from the vent in the bedroom. A day later it smelled as if someone was smoking weed in my living room, again, coming from the ceiling vent (aka HVAC). I emailed & called the office the day after & when I complained about cigarette & weed smoke coming through the HVAC permeating my living area, management gaslighted me & stated "It's most likely someone's food burning in the kitchen."  LOL. Yeah, because burnt food smells like cigarettes & weed. They said, "It can't be coming through the HVAC, that's not possible". However, it was BLOWING INTO MY UNIT FROM THE VENT so yeah, couldn't possibly be via the HVAC. All they provided were excuses & lame reasoning to avoid doing their job & GETTING TO THE BOTTOM OF WHO WAS SMOKING IN THEIR APT -or- who was smoking around the apartment buildings. The lease clearly states there is "no tolerance for smoking" however, management allows it, knows about it, & does NOTHING to stop it. LAZY. Straight L.A.Z.Y.  Things you should know that they don't advertise on their website: There are cig butts all over the place, they DO allow smoking, dog crap all over the place, dog piss on the buildings (yup, really) so it smells just like downtown SF in some areas of the property (specifically the entryways). There's a "resident lounge" however, it's only open during business hours & closed on the weekends. Who the hell is going to hang out in there during business hours?? Most people are AT WORK during business hours which makes the main area of the clubhouse USELESS since it's locked up at 5pm AND on the weekends. The seating area around the pool is always a mess, the cushions are on the ground instead of on the seats, there are dog poo bags missing at the dog stations half the time, the dog bath area has zero water flowing to it randomly, they don't do background checks on incoming residents which allows a plethora of less than desirable people to live there, (I didn't realize this until after I moved in). I lived next to a drug dealer, AWESOME! He had customers running up & down the staircase every half hour, they'd smoke out, the customer would leave, then another customer would come pounding up the stairs, knock, go inside, slam the door closed... It went on like this for the ENTIRE 4 miserable months I lived there. I figured out that was where the weed odor came from every day/night.    These things should be noted as well -The construction is crap, I could hear my neighbor going pee if I happened to be in my bathroom when he was in his. From my unit, I could clearly hear his dog howling all day then, when he came home, constant yelling/fighting going on between a man & woman- SCARY to have to hear on a regular basis to say the least. -The washer/dryers are a joke. When they operate they make a clanking sound so loud that I thought someone was knocking at my door. Additionally, when neighboring units do their laundry, I could hear their machines clanking from MY apartment. Super- F'ing ANNOYING. Lastly, the management nickels & dimes the residents to death. Believe it or not, they charge for hot water, cold water, a base fee for "use of water", amount of water, AND heating the water. Yes, I'm serious, literally ALL 5 things. I don't even know how that's legal but they squeeze as much money out of the residents as they can. The obvious major issue I had was the lack of rectification when I made them aware of the smoking issue (repeatedly) when they were supposed to be a NON- SMOKING property. They passed the buck onto the after-hours security company however the security company is not allowed to enter units so they could not confirm the issue of the terrible smell of cigs & pot in my unit. I complained so much they finally let me break the lease with zero penalties. Not to be nice, but to get me out of their hair. The longer I lived in that sh!t box, the longer they'd have to deal with me riding their a$$es to DO THEIR JOB. Super expensive & Super Not Worth It, just a solid disappointment. If you want to live around felons, enjoy piles of dog poo, like inhaling 2nd hand smoke from cigs & weed, enjoy noisy apartments due to crappy construction & LAZY, unprofessional management, then this place is for you!

I contacted Country Lane Apartments several times, inquiring about their apartments. When I first…read morecontacted them, the price of the apartments were $1150. I was placed on a waiting list. The list never changed in the two years I contacted them. Then when I contacted them a few months later, the price of the apartments were $1250, still a good price for what you got. Then, when I contacted them a few months later, the prices had shot up to $1385. As you can see from the photos, they raised their prices to $1385 while there was a massive homeless encampment adjacent to the property. I asked the property manager if they had made any improvements to the properties to raise the price so much. The property manager said the apartments had not been updated or improved. My conclusion is that they simply raised the prices because other luxury apartments have been built in Chico. They also gave me a rather rude response. If this wasn't bad enough, Country Lane Apartments complained to Yelp about my review not containing enough details about my interaction with the property and had my Yelp review taken down. That is a violation of my free speech. Country Lane Apartments is corrupt from top to bottom.

It's the perfect amount of space for us two and our little cat. We love the pool table in the rec room, and the complex has a pool and hot tub. Very cute and quiet place to live.
