Bad service. If you are Mexican you get different rules then the white community. I was told no pitbulls allowe. My neighbors had 3 pit bulls and your only allowed 2 dogs. Glad I moved do not rent here it's really expensive read more

Do you want to hate where you live, well come to Cave Creek, this place is pure evil. Management is hard ass on everybody that lives here. Lot rent is up to 900 a month and you can't do a thing on your little piece ground. They don't keep the community clean they expect residents to clean up the parks after everyone one else. I don't mind picking up my stuff but no anyone else's trash. They lie saying the roads are going to get fixed they haven't touched the roads in years. They raise the rent yearly for what not to do any damn thing. read more

Do not come here if u have big dogs. My dog barked at a lady 5 feet away. And we got a write up . They don't fix pot holes. Or siding on Garages they own. Our garage needed fixed for 2 years as well as the light. Have to hand open and siding is off of the side. We complained about the playground being trashed. And they say we are doin the best we can they get raises. And raise our rent every year but we see no fixes except to the club house and new places to sell. read more

Most harassed I've ever felt in my home. Father in law came from out of town and notified them my vehicle would be in guest parking for 2 days and father in law would park in the driveway. They told me this was fine, until they put a notice to toe on the car. Reason being my car is inoperative, my car works fine and has good tags. ( I have pictures to prove all of this.) When I moved in many things where missing from the home. Broken crown molding defective door handles. (Brand new home) Told me I was not allowed to replace or fix things. Took 3 months to get crown molding fixed and 6 months to get blinds into my home. The list goes on. Biggest thing was my lease started on December 1st and that was the move in date, or so I was told. They told me there was some delays that I might be in on the 5th or the 10th at latest. My final move in date was the 18th. Will never be back and will never recommend to anyone. read more

Cave creek is the absolute worst company I have EVER had to deal with. They are tyrannical, petty, and disgusting. Yearly they will increase your rent exponentially (I'm not so sure this is the case for everyone as I have heard from multiple sources that there are people who pay lower lot rent than myself.) They add rules when you try to accommodate their already fickle and ridiculous rules. These rules are stupid really. You can't put the trash bin on your lawn on trash day and you can't store anything behind your stairs. A lot of the rules apply to the house which they do not own. Any polite request for the slightest leniency in person is combated with condescension and a rude no. Occasionally they leave you alone and this only happens around the time their customer service calls you. That's right they call you, not you them. It's like an abusive assisted living home that acts nice when the family is around. To conclude, the cave creek staff is full of greedy and controlling communists. If you rent from them, you pay them handsomely and work for them like an extorted politician. It's not home and never will be too anyone. read more

I currently live in a rented mobile home located in Cave Creek. I must admit that the park itself is very clean and quiet at least on my street. I have never had any issues with my neighbors and the home itself fits our needs very well. However I wish I had read the many negative reviews before moving in. While I love the fact that there is no street parking I do not feel there current system of writing violations does anything to punish the ones who are actually breaking this rule. I received one of these violations on a day that I had happened to be home from work and my car was the only one in the three car driveway. When I questioned the staff about this I was told that whatever address the car is parked closest to is the one who receives the violation. The female staff went on to tell me that if and when I notice this I am to call the office to report it so that they know it is not me. Are you kidding me? Like I am going to take time to look out my front window every day, night or weekend so that I can do their job for them. My second violation was for weeds which again in my opinion was bogus since the alley behind my unit, which is the parks responsibility, is overgrown with weeds, debris and broken branches. I received my third violation for having a small trailer and truck parked well within my driveway limits for one night due to an out of town visitor. This violation stated that parking of a camper / RV was prohibited. Give me a break it was a small trailer! Said visitor cut their visit short because our home was so hot because of the broken air conditioner which they supposedly "repaired" on numerous occasions. When you do request a repair there is no way to know if they actually come in and repair it because they leave no indication verbally or physically that they were there. One month my water usage more than doubled and it made no sense since we had not done anything differently and I have a yard that is pure rock and requires no watering. When I called to question this they blamed it on a running toilet that I had repaired on my own simply because I knew I could do it right the first time and in a much more timely manner than maintenance. The only thing the staff is good at is passing the buck and defending themselves. The real kicker is that Corporate obviously does not care about any of this because they choose to keep the same staff in place year after year and even bounce them between the parks in Evans, Firestone and Fort Collins. It is my opinion that the few positives reviews you see are fake because everybody I talk to has the same complaints. Lot rent in my opinion is so high that I am pretty sure I will not choose to purchase once my renting period comes to an end. Especially since all you get for it is an incompetent management staff. I know you don't know me but trust me when I say you DO NOT WANT to live here. read more

I totally wanted to purchase a home in Cave Creek in Evans Colo. I was totally upfront with the sales staff, explained to her that I currently live and work in Calif. That I am planning to retire in Aug. 2019 and relocate to Evans. That my 2 adult children would be moving in with me, that I was purchasing the home as my primary residence. I made her fully aware that I would not be bringing my job with me, that I was planning on seeking computer work from home after moving there. I have other sources of income. After waiting to hear back from them for 8 days I get a call stating my application is being denied. They told me they did not feel that I had any intentions of moving there and living in the home myself and that I was just trying to purchase a home for my adult children to live in. So basically they are calling me a liar. They call themselves an EHO(equal housing opportunity) community. I am pretty sure they just don't want to sell me a home because I am from California!! That's discrimination. I am very discouraged and hurt. Looks like I will go back to my plans to move to Cheyenne the people up there have been totally kind and helpful and supportive of me and my plans. read more

Staff is extremely rude and inconsiderate. Always has an attitude and does not know how to wright a lease. In the lease itself it says subletting is allowed with prior approval of the office. When we brought this to their attention they simply said it was not allowed. We showed them where in the lease it said it was allowed, and they told us we would have to take it up with their laywers. Which was completely unnecessary and seemed threating. Do not buy or rent a home here it is a waste of your time and money. read more

Management is beyond a nightmare they nit pick on everything you can't be human and they go out of their way to make sure you feel like you don't have any rights regardless if you own your house or not. They charge pet even if you own your house. Nothing is included in the rent, maintenance does a half ass job but that's probably because the manager keeps them busy with running around posting notices on everybody's doors for one dumb thing or another. Cave Creek is the worst place to live. They tell you one thing and then another. They constantly leave you notes tapped on your door telling you that you can't have this or that at your home. I am a professional business man and I have never seen a business ran as poorly as this. The office staff is compiled of people with power trips that think what they say is golden. I had a lawyer review the lease and purchase agreement and I was told that three quarter of the things they do and tell us is illegal! For instance they send us letters telling us no outside storage is allowed. I came home today and all snow shovels were removed with notes on the door charging me 25.00 for removing them and taking to the dump. I didn't realize having a snow shovel outside your house to remove snow so someone would not slip and get hurt was considered outside storage. It is considered theft of property not belonging to them. I could go on and on. These people are crooks and liars! read more

Do not let the curb appeal and allure of the trimmed lawns and maintained structures fool you. I give Cave Creek a bad review for their poor management, lack of professionalism, and terrible manners. I rented from Cave Creek for a year and a half. For the last 6 months I was month-to-month. Three people in the office told me that I was on a month-to-month plan, however, when I gave my 30-day notice they claimed to have no record of that change and charged me a lease cancellation fee. During my stay, though they claimed to own their own water rights and give their residents a cheap price, I paid more for water here than any other place I have lived. In months such as those in the spring or fall, where I watered my lawn twice a week (apx. 80 minutes total), two of us living in the house were paying up to $130 in water a month. The water bill is broken up into three sections, water usage, sewage, and trash. I took this card in to the office for clarification on how did they measure or calculate price and gallons used. The woman I asked at the front desk proceeded to read the card to me word for word as if I were illiterate and stupid and in the end could not answer my question. Also during my stay, I had several maintenance requests. Cave Creek did always come and fix it... eventually (they were not speedy in service) and the people they hired/recruited to do the maintenance I was not impressed with their professionalism or kindness either. My final issue with Cave Creek is the incident with receiving my deposit back. I left the 10th of October. Typically, within 30 days of your lease end date, you receive some kind of deposit back from your rental agency or person. Management of Cave Creek looked over my house and concluded that I would receive all of the deposit back. 60 days went by and there was still no check. When I called them, they claimed it was my fault for giving them a false address, although, upon review of the information I gave them, I indeed gave them the correct address; they made the mistake and sent it to the wrong address. They said they would take a re-send fee out of my next check that did not arrive until mid-January.... $200 short! It took a total of 5 months of calling the Evans office, corporate, and several people around the US to receive a check that was still $72 short with no explanation as to why. Corporate was somewhat helpful; however, the management in the Evans, CO office treated me with incredible disrespect and unprofessionalism. I would skip the hassle of over paying for water, and dealing with such people and find a different place to live. read more
