    BEWARE!!!! I moved in August 2021, My apartment was poorly cleaned with prior tenants items still…read moreremained in cabinets, washer,and dryer. Also, carpet was not cleaned with multiple stains. Several major appliances were inoperationa;l stove, refrigerator, dishwasher, and air-conditioner. Along with ceiling fan and kitchen sink faucet sprayer were in- operational. I immediately knew my apartment was not ready for movein. I asked for another apartment; however, I was informed that it was not another one available. Instead I was assured that maintenance would complete all deficiencies for my new home. Update. Currently, after numerous of maintenance requests and excuses I am still faced with deficiencies that are unacceptable such as the bottom of refrigerator holds water from leaking inside and runs on my floor and I hear loud noises coming from it throughout the day. I have dealt with food spoilage! Also the carpet still has not been cleaned, yes I am forced to live on prior tenant germs during COVID! The most disturbing issue is that management does not response to my deficiencies concerns. Instead they have turned a deaf ear I even asked to be release from my lease since the apartment complex is NOT committed to the responsibilities. I was told that's not possible, while I am left to continue my responsibilities of payment $1,100.00 monthly. Which I have paid on time regardless of poor service.

They…read morelocked my son out of his apartment even though the rent is being automatically withdrawn from my account. He came home for a month and went back to a changed lock. We called the emergency number listed and they told us maintenance will call us in 15 minutes, 5 calls and 6 hours later, I am still waiting. There was no communication on the portal or emails alerting us to the fact that they were going to change the locks for reasons that we have no idea. Very poor management and communication. Renter beware!!

So I knew everything that had happened in that apartment cause obviously it was me. However, the others moved in and then problems started. It felt like my high school but just a long sleepover. Parents paying the way for their kids to live in mayhem on their dime. The kids, as I called them because if ur gonna act that way then you earn ur title, acted like spoiled little brats. I saw them poor beer, hard liquor, ketchup, mustard, mayonnaise, kool aid anything and everything else u can imagine into the pool. A brand new construction pool and I swam in that pool only once when I was one of the few residents that had access. And THEN the kids came and I saw what they did to the pool and wouldn't go in there what ? 20 years ago? And certainly now...I do not recommend going in. From all the other comments people have left? The property went only down hill and when I lived there I saw it coming.....just spoiled rich kids with no respect for others or property because it's not their money paying their way. Therefore responsibility is not instilled into them. All the kids went home for a month between fall/spring semester and most for the summer. The only time I was at peace was when they were at home. Not everyone had their parents paying but MOST were and they acted like immature children in adult bodies. I honestly felt for them. The water did smell like rotten eggs but they treated mine and it bounced back. That smell is just sulfur.... But is unpleasant. The gates were never secured and I told the office but I see they are still "working on it."The staff was cocky from the start except for when I signed the lease but it was a completely different leasing agency so....it didn't count. They acted helpfully in the beginning as long as I only asked questions. I know I was no princess of a resident to deal with....don't get me wrong...but I didn't get along with the office because they loved their position of power and used it when they could also I caught them in a major lie. Garbage was a problem 20 years ago and I see no improvement. The place was trashed 20 years ago from the first tenants present in new construction and i just wouldn't ever go back unless I was in a bio suit. Their pictures (on website of their units!) are very very deceiving and are of remodeled "showcase" apartments, don't fall for it. There was an off duty cop living there when I was there but he was sleeping with a college kid and wasn't discreet about any of it either. I think the fire department completely stopped answering to the fire alarm because people kept pulling it ALL THE TIME!!! Who does that?? Honestly how immature do u have to be....like I said I have no dog in this fight ....but reading everyone's accounts??? It was like that since day 1 except now? 20 years of the same thing!!! I asked people how the venue was doing and people would quickly reply "it's completely trashed and should be section 8" and some people said section 8 had better facilities and places to live. I do not suggest any parent to help fund their children to live there!!! I gave it 2 stars and that was what I rate them from the beginning....hitting the ground running they failed!! So much room for improvement and growth and property management and??? NOTHING!! Not surprised! And I had a brand new building to live in and reside there for it's first occupancy and by April of the Venues first year having tenants? It had been marked. The showers were nice then because it was industrial heater so if u wanted to sit and have an hour shower? Go! The carpet was white!! I saw its destiny before moving in. And I didn't allow people to wear their shoes on my carpet! It still turned black. The washer/dryer were nice but then I had new equipment. The cables and internet were good....we even received free hbo and cable from them and it was the few places that had electricity during and after Katrina. Mostly because it was hooked up with the LSU grid and LSU had to be online etc. especially since they were running a temporary mash unit after Katrina. The only good thing about my stay there was my situation of being its first residents....everything else?? It was noisy when school was in session....got woken up at strange hours all the time! If you move here, I strongly advise you not to, and that's based on its atmosphere 20 years ago which they never handled properly and it sounds worse now....police are called regularly, trash, trash, trash!! Rude inconsiderate staff....just ewe!! I saw what kids did to brand new facilities and construction... I query the improvements.

    Trash, trash! Was supposed to move in January 1, 2023 but can't because the apartment is not…read moresecure. Broken windows, bars on windows with no key to get out in case of fire, roaches, bathroom ceiling over the tub is falling down has a major leak from the above bathroom. Had to pay to have the place professional clean ($270.00 out-of-pocket) because it was to filthy and to much  for us to clean. Can't access mail because we haven't been given the key. Despite paying 825.00 deposit, $825.00 January 1,2023 rent and $825.00 February 1,2023 rent. Submitting work orders over a month ago the apartment still has broken windows, ceiling falling in, leak, roaches (we bug bombed the place twice in January). We were told "pay to break the lease that's the only way your getting out"! So they refused to refund all the money plus refused to pay the 270.00 for the cleaning. "We can't make you happy", "first you complained about the cat odor smell in the first apartment" now this. Get that we were supposed to live with the "cat odor smell". How dare we complain!!! We were willing to take a refund plus 270.00 and walk away but their answer was No! I will be posting pictures soon and I have text messages proving everything I have said.     First and foremost, the unit I'm currently in, 4728 Y A Tittle Ave, Unit #28; was NOT AT ALL…read moremove-in ready. There are COPIUS amounts of things wrong with this unit. From my drain flooding the apartment downstairs whenever I showered for the first week of moving in(which was legitimately last week) to cracks and holes in almost every corner of the unit. Not to mention my dishwasher being at an angle from lazy installation. Tiles in the bedroom literally missing grout, etc. I moved in two weeks ago, got a prorated rent and paid deposit. I'd like to say I understand I was in need of immediate move in, but per the condition of this unit. It should NOT AT ALL been an option for move in. I was told by the leasing Agent Joann, that the unit was updated, pool had been cleaned, and that it looked NOTHING like the pictures on Google. Which were all lies, pools are filled with sand and sprouting plants, the whole complex is FILTHY. Still don't have a mailbox key, still don't have a key to the bottom lock of my unit. Not to mention the dumpster in front of the complex is riddled with trash all around it and has had no clear intentions of having it cleaned. The leasing agent Joann, LIED entirely. I've reached out to Nathan Milazzo and was told to speak with Joann. Who then proceeded to lie to me AGAIN, and state half of the things we discussed were not discussed when I have a witness to her false claims, as they were there during the phone conversation. Not to mention when I first brought the issues to her attention, she took an entire 8 days to reply. Which is entirely unprofessional. Now I am currently in the process of becoming a real estate investor myself, working with people to buy and hold properties as Market Properties is doing. But not at all to this extent. I understand that my move in was immediate and had to choose from what was available, but this unit should NOT HAVE BEEN AN OPTION SINCE ITS IN SUCH POOR CONDITION!!!! I am currently forced to pay $825 monthly, when they just listed another apartment for rent at the unit next door for $800 and it's a two bedroom!! So why am I paying MORE for a unit in poor condition, but they have a unit listed, THATS UPDATED, for cheaper than what I'm currently paying? This is poor management, poor compassion for another human being, and literally slumlord antics. I had one sole request, to be moved into a BETTER unit, preferably the updated unit they have posted on Facebook marketplace at 4639 Tigerland Ave. The unit I'm in is literally bottom of the barrel. I do real estate myself, I KNOW this entire complex is in DESPERATE NEED OF REHAB. The halls are filthy, the parking lot has potholes, nothing here was as I was told by the leasing agent Joann. Now there are two options here that can resolve my disgust and discomfort; Option 1: Break my lease, move out, and call the city inspectors to make sure this doesn't happen to someone else. Option 2: Get put into a new, updated, and BETTER UNIT!!! Oh, forgot to mention, when I mentioned my discomfort of the units condition, the leasing agent Joann decided her rebuttal would be, AND I QUOTE; "we did not have time to do anything as you wanted something immediately & you told me that you had spoken with several other apartment complex's but you needed to move immediately. Thank you! " end quote. Then she continues to say none of the properties have pools, when there's literally a picture of one of the co-founders doing what, you guessed it, CLEANING A POOL! So clearly she has no clue what she's talking about. As well as was not told someone would enter my unit to put a new fridge, when they entered THROUGH MY WINDOE AND LEFT ALL THE STUFF IN MY FRIDGE TO ROT OUTSIDE ALL DAY IN A HOT APARTMENT!!! If I could give negative stars in the way this has been handled thus far. I absolutely surely would. Sadly I'm sure I'm not the first one that has dealt with this nonsense either. But I surely will be the last!!!!
