    If you are considering The Venue Apartments, PLEASE READ THIS! On August 19, 2016, I moved my son into a second floor two-bedroom apartment at The Venue. It was immediately apparent that maintenance and cleaning was NOT a high priority for this property. The front door appeared to have dried vomit on it, the tile floors were filthy, baseboards were missing from the kitchen, shelving was broken off the wall in some of the closets, and doorknobs were broken off. The provided internet LAN was completely NON-FUNCTIONAL for over a week. All of these issues were documented and reported to management. I returned today, Sept. 5, 2016, to visit my son and what I saw at The Venue property (as evidenced in the posted pictures) was nothing short of APPALLING! None of the reported repairs were performed in my son's apartment, and now water was leaking through the kitchen ceiling from the apartment above. Garbage and trash was stacked at least six feet high by twelve feet wide on each of the three floors of the parking garage next to inoperative dumpster shoots. The garbage was overflowing down the stairs with bags split open and RATS running through the trash and carrying chicken bones down the stairs and throughout the parking garage. Flies and maggots were everywhere, and the stench was overwhelming. The garage stairwells were completely blocked with garbage, and these stairwells also serve as fire exits. This scene was HORRIFIC, and a law suit ready to happen. If that wasn't bad enough, I walked around the pool area and what I witnessed there was just as filthy. The pool was CONTAMINATED with algae, dirt and scum, and showed no evidence of being cleaned in weeks. No filtration was running, and the pool water was stagnant with mosquito larvae. The pool was UNFIT for residents to swim in and needs to be shut down immediately. I walked around the property to find management to report this to and there was no one to be found. Considering the high rent ($1,740/mth) The Venue charges, this scene is completely UNACCEPTABLE, and indicative of poor management and disregard for maintenance and the general safety of the students living on the property. I will be contacting management tomorrow to address the above, and additionally, the filth, garbage, rats, and contaminated pool will be reported to the Board of Health and the Baton Rouge local Code Enforcement Office.     I have been a resident of this complex since January of 2017 and ever since the new management took over the company, it has not been the same. Quality has gone down TREMENDOUSLY. Staff is very unhelpful/unaware of situations that go on around the complex. I put in a work order for a bathroom issue on August 10th, 2020 and I have followed up THREE times to them telling me there is one maintenance person working on orders by building instead of going in the order they were put in. At this point, they are more concerned with the outward appearance of the buidling (which was supposed to start/finish last year) and they are still not done. Having grounds/paint/roofing crew out on the building and banging on everything as early as 7 am. Here is also a picture of trash that is outside on the stairwell of the garage as of yesterday. The only thing this place has going for it is that it is close to LSU's campus. Minus that, this place is not worth the unprofessional staff, untimely manner of maintenance, and the overall quality of the units. Do not let a new coat of paint on the building fool you... simply put, this is a wolf in sheep's clothing.

    I live in a studio and love how cozy it is and how safe I feel living there! It's so close to campus and lots of places to eat:)

    Need to care more about residents issues. Location is fantastic. Size is ok and not so clean. Price is good relatively. I renewed my lease .

    My partner and I were residents at Highland Club for four years. Our first two years were positive,…read morethanks to Samantha's management--great staff, a nice property, and a good experience overall. But everything changed when new management took over, and it was downhill from there. Starting in 2022, we had ongoing issues with our AC unit that would freeze, flood, and stop working, causing the temperature in our apartment to soar to the mid-to-upper 80s during the summer. This was not only uncomfortable but also dangerous, especially for our dog who was left at home. We submitted 17 work orders for the same issue between March 2022 and July 2024. 17 work orders for the same issue! The maintenance team has informed the front office multiple times that this issue was above their expertise but management never treated it as a priority. The situation reached a breaking point when the AC unit flooded so badly that water leaked from the ceiling onto our furniture, leaving a piece of the ceiling hanging unfixed until we moved out. Despite these ongoing frustrations, we still wanted to stay due to our attachment to the unit and renewed our lease early in late July. Our lease was confirmed on August 7, 2024. But on September 8, we received an abrupt email saying our lease agreement was canceled with no explanation or follow-up. September was chaotic for us--we were dealing with two weddings and a funeral--and with no communication from the office, we assumed we had no choice but to move out when our lease ended on October 30. We ended up spending over $1,500 on moving supplies and services. On October 28, just two days before our lease was set to end, we visited the leasing office to ask about move-out requirements and were blindsided when they told us the lease cancellation email was a mistake. Apparently, other tenants had called the office to correct similar errors, but nobody in the office reached out to clarify the mistake. By then, it was far too late to cancel our movers or change our plans. To add insult to injury, management claimed we broke the lease without giving 60 days' notice and slapped us with over $5,000 in charges for early termination. When we tried to dispute this, Shelly, the new leasing manager, but the phone conversation end in a heated argument where said she "wasn't about to argue with us" and informed us that the charges would be sent to collections. While the units and property at Highland Club are nice, the current management is unprofessional, rude, and shows zero regard for their residents' well-being. Our last two to three years there were a nightmare. I cannot recommend this property under its current management, 0/10.
