Attached you will find photos and a video of an incident that occurred on March 15th, 2024 not even two weeks after my lease term began. A bullet riddled through my bedroom as I was lying in bed! This bullet punctured not only the wall from the outside, but scraped the ceiling and was lodged into my bedroom closet. I could've died or been seriously injured from this incident alone. I had to speak with police, investigators, and etc before even fully settling into my new home. Fast forward to February of this year. I received an incentive award from my employer. This package was delivered to our complex locker on February 4th, 2025. To my surprise, I went to retrieve the package and it was not there. I assumed this was an error and checked each day after for a week. Still nothing! I proceeded to reach out to the leasing office in reference to this package. The property manager, Kimberly, reviewed the camera footage from inside of the package room for me. She advised that someone with a red hoodie was seen taking the package that UPS had just delivered for me. This person was not myself. Apparently they did not use any code to enter the locker. They were able to piggyback off of the door that had not yet closed from the UPS delivery driver. I was told that I would receive a follow up from this incident and that it was being forwarded to the corporate office for Lakeside At Arbor Place. The follow up never came. I went to visit the office to inquire more. Kimberly advised that they were not able to make out who the thief was, but that the merchant for my package should've been able to provide me with a refund. Why are mail carriers required to deliver packages into our locker if it is not a secure location? Why is my employer responsible for refunding or replacing an item that was meant for me and delivered to my complex facility? Not to mention, this is a gated community. The gate has been open and fully accessible to the public sporadically for several months now. Initially moving here, I made several complaints about my upstairs neighbor and excessive noise. Nothing has changed with this incident either. The newest leasing agent called me on January 29th to confirm my move out date. I advised her that I WAS NOT renewing my lease here. Nothing has changed. I will not now, or ever, live in Lakeside At Arbor Place Apartments again!

The office staff is unorganized and charged unsubstantiated fees, failed to apply a prorated rent…read morepayment and sent my account to collections without notification after I tried to resolve to no avail. Rent was paid timely and I had no reason to stiff them on the final payment, I only wanted answers before paying. When I tried pay with the Central billing company, they had no record of my account so I gave up. Now months later they hit my credit report ruining my excellent rating. I am disgusted to say the least.

I was told to set up all my accounts as far as electric and rental insurance and so forth. I did all of this within a day and emailed the person working on my move in I didn't hear back from them until one day before my move in date! And I called and emailed for weeks with no answer. So I had to find another place which they took care of everything within one day! I called to ask them for my $200 admin fee back since I did not move in because of no response and these people up until today have still not refunded me my money back!!! I will take it as a loss but please be careful these people are thieves! If you can find somewhere else to live I suggest you do so! Update** It is now December 2021 and these people still have not refunded me the money they owe me! Take my advice move elsewhere to more honest people who are professional and actually return phone calls emails and voicemails!

Just want to say these places messed up my credit…read more.. You sign a lease that puts you at $875.00 a month and comes your third month and your rent is $975.00 and they say, "it's the new fees for water". I know that was not the case, so I pay $975.00, and for the next three months, my rent is now $1050.00. I still have not made it to my new year and my rent keeps going up. I did not get a chance to pay $875.00 a month as I agree to when I first moved in. Also, you are the exterminator, maintenance, and security. I so wish I never rented this place out. I would be living in a better place if I did not sign this lease With Brookview Apartments. If you move forward and sign their lease beware of getting bamboozled. Oh, one move thing if you are a single parent, the county of Douglas does not have or will help anyone that lives in Douglas county. Is means if you are needing rental assistants or utility assistants. you will not find it and the daycares are very expensive. The prices that are listed online are not the true price that you would pay. Just add on another $300.00 bucks and that is what you would pay. So if you move here Good Luck!!!!!!!!

The apartments are very old, so dont go looking for "luxury". However, I will tell you i avoid the Leasing Office like a plague. Alana is a repugnant NON human being. She will rudely provide you instructions with a SMILE on her face. For Example, I had a question about my payments at the time of move-in. She sent me a welcome letter, I wanted to clarify the "payment/monies due". She responded to me by saying, "did you read my email". strike one! i let her know I did but I already gave yall a certain amount of money, She goes and looks at something then apologizes because she didnt realize i already made half of the payment. Had she listened to her customer, all that could've been avoiding. People who write in the comments that she is an angel, obviously dont know when someone is being condescending, her hidden talent is that she can tell you to F*#^K Off with a smile on her face. I am currently locked out of the system they use to make payments on rent, I called and got Alana and immediately knew, i was not gonna get anywhere. I let her know that I cannot get through the conservice to pay my rent, I used it once but cant get back in... I called multiple times, the hold time has exceeded 45mins, EACH TIME She cuts me off says, " we have a new system, are you using that"... ARE YOU LISTENING TO YOUR CUSTOMER? I stated that I used it before. She is soooo thirsty to tell me , "I cant help you" she not even listening to the call. Long story short, She repeated her self 4 times, without letting me get in a sentence of what my concerns are. Then brushed me off to tell me to call them again. but if Im late on my rent, I bet yall have that information tho!! AS A CONSUMER, living on YOUR property; AS ASSISTANT MANAGER, you are supposed to assist your tenant, with making payments, even if it requires you to reach out to someone via email..THEN DO IT! there is NO WAY that this "rent paying" service is SO THIRD PARTY that you cant SPEAK TO ANYONE on behalf of YOUR TENANT. as a member of management, it is UNACCEPTABLE for the words "I cant help you" to leave your mouth. Alana you need to check your self, "SIS". Other then the devil in the leasing office, I love living here!

Other Tenants had mold in their closets, cabinets. They do not want to make repairs, property is going downward, and they are not upgrading it for the money. Our experience here was just okay…read more They have 2 sections: one side with the 1 and 2 bedrooms, and the other side with 3 bedrooms. We stay on the side with the 3 bedrooms, therefore, we have no gate, and in order to access the gym, pool, or go the office we have to drive to the main side (not sure why they designed it this way). The reason that I'm giving it 2 stars is because we had a lot of issues with our apartment before we moved in that management vowed they would fix; they did not AND we still have the list with all of the issues. The maintenance here is below average - it takes them forever to fix items and Wesley Ponds apparently have a 2 day or less guarantee on certain fixtures. If they are not fixed in that time frame, you are supposed to receive a discount on your rent for the following month. That policy is a BIG joke. Lastly, for some unknown reason, they extended our lease out by 8 days and no one can say how that makes ANY SENSE!!?? They do not keep the grounds nor the trash compactor clean, and they have duck "funk" everywhere (from the pond)! Every morning there is trash on the ground, dog poop almost everywhere, and every so often the trash compactor is severely overflowing. Pros: Cheap rent Cons: Sucky maintenance, does not follow through, trash and poop everywhere, no easy access to the main office nor the amenities, and questionable procedures.

Many kudos to Andrew, the Leasing…read moreConsultant who assisted me in the initial research/requirements stage utilized darn near real time technology to make this process seamless. The live virtual tours made an impact the decision to move here. To that end, Andrew's follow up was expedient & more than helpful. The floor plans are spacious with modernized appliances, French doors leading to a deck overlooking manicured landscapes of greenery, plants & trees. The complex encompasses a diverse community with friendly, waving neighbors masks & all. The property is immaculate in boasting modern amenities - oasis pool setting with various lounging areas & fire pits, fitness, auto, & recycling centers, a nature walking trail with a few points of entry. The gated community is a five-minute drive off of I-20, & absolutely redefines luxury apartment living. All moved in & settled my relative is very pleased with their new place at Avonlea Tributary, which makes me joyful. Andrew, we thank you kindly for your overall professional, advantageous & top-notch service.

The crime rate is incredibly high. Young ppl who live within the community are breaking into cars…read moreand have even stolen a gun. The community in general is not being cared for. There are no cameras to protect us. Rent is incredible high for these thin walls and floors. Maybe add a grass area where activities can happen, basketball court for these bored teenagers, and increase security. Maybe replace basic carpet with hardwood floors. We pay entirely too much for poor amenities and the only positive is the pool.
