I've only lived here for a short period of time, and when I first arrived it was all bells and whistles. Everyone was friendly, welcoming in the beginning, but that immediately changed once an issue arose. I will not disclose the issue on this platform because it is still a pending issue, I will come revisit later with an update. Since the issue occurred, I have been given the run around. The property manager is never available, the property management company is impossible to even get someone live to speak with you can only leave a voicemail which goes unanswered. The one person that is communicative is (Jay) the assistant property manager. But the matter that I am dealing with requires me to speak with the property manager, however due to the sensitivity of the information I would also like to speak with the Area Manager. But again everyone is unavailable. Just highly disappointed that what I thought was an amazing place to live turned out to be exactly what I was trying to avoid. I chose this community out of all others mostly because it is gated and gave me a sense of some security, however during my short time here the gate had been broke more than operable, which puts the community at risk. The incident that happened recently is one that I will not overlook or allow to go Ignored because my safety is my priority. Just not happy with the handling and the dismissive behaviors being received. Lack of empathy or concern. Haven't lived in apartments in several years due to safety issues and I completely regret moving here and will never ever again live in another apartment moving forward. read more

"They took very good care of me upon move in. I started calling Birch Landing home when Portia was a leasing agent and she found this apartment for me. I like the location because it's peaceful and today, I have great neighbors. It's just the two of us on this level. They used to be "Tree Terrace" well over a decade ago. That's why I have such a unique address. These units are well built because of their age. Not many have a lanai. Portia Staples is currently the property manager. It's like family now. The property manager was "Kippie." She's now the angel that looks over us. I mean that she got promoted. I believe because of her, Portia , Annette,and all the staff they select keeps us happy. You know, nobody's perfect. I look around, of course I do! But if it's not broken why try to fix it? I like my place. I may have to update because there's others here that help me. I truly appreciate them all." UPDATE: Still here!I rang in 2026 with Kippie, Portia, Annette, John, D'Erica, Khoudia, Jay, Elvin, Courtney and the rest of the Birch Landing's staff (family) but there was a surprise call: From Ventron's Property OWNER, from sunny Florida even called. That was a pleasant surprise! 2025 had me stressed and TERRIFIED, especially around after October because of starting with DOGE in the beginning of January. But it was especially October, the layoffs then the shutdown began. Many of the office staff showed concern and I'm so grateful. I'm a native Atlantan. I saw the rent hikes, that seem to steadily climb from 2004 and still going up and it's 2026. I've felt and seen it all but one thing saved me: I graduated from enough schools to keep myself employed. If I failed at something, I got up after a fall, and tried again. So many of us want it "handed to us." Before I walk away I hear a person out, and try to work it out. BTW: My home doesn't have mold in it, and I live on the "terrace level." Please do not lease here because you will experience the worst treatment that you will be paying for. There is mold everywhere and my belongings had mold. Portia will lie and give you the run around for months. File a claim renters or this organization will reimburse you for damages and should move you to another unit. Remember you are the customer. Document everything or record conversations you will need it because the company has no integrity. Repairs , conversation about the lease . Emails only. Repairs document and maintain a paper trail. This company is slumlords. Report them to Fair Housing Authority. Get the Handbook for Tenants and know your rights. read more

I opted to move out prior to my lease ending due to health reason/surgery. I the leasing office of my notice months prior to moving out. prior to me given notice of my move out I was promised that I would receive new carpet and new vinyl flooring in the kitchen and bathrooms. I was told that I would need to move the furniture to room. I could not get this scheduled because I did not have the strength after my surgery. I finally moved out before I could new carpet and new flooring. On my final bill I was charged $4300 that the stained carpet and flooring that was supposed to be replaced. These charges were on the final bill that they sent me after I moved out. These charges are on my credit report and they should not be on my credit report as oweing them anything read more

I moved into this complex in January after seeing it online. I moved my children here from Texas because their website seemed like it was a good complex. When I got here to look at the unit I saw that there were some repairs that needed to be made before I signed the lease. I was assured that they would be. They were not. Two weeks after I signed my lease they were still repairing (painting over) rotten baseboards in the bathroom and unfinished paint in the entire unit. The unit also had not been cleaned properly before move in. 2 weeks ago on March 23 a tree fell into my unit. Other residents had notified the property manager that it was leaning several hours before it actually fell. They chose not to do anything about it because they had to get in contact with a preferred vendor rather than just reaching out to an emergency tree removal service to prevent it from falling by having it braced. After the tree fell, I was told that there wasn't a comparable unit for me to move to and that I would need to move. Last minute they found a unit. I walked the unit and similar to my original it wasn't ready. The hot water wasn't coming on. It wasn't clean and it needed to be painted. The windows in the front of the unit also do not work properly. I was told that it's an older unit so things may not work as they should. They sent someone today (almost a week after my lease transfer) to look at the water. They turned it on and it's brown. No one from the actual management company will contact me. Only the property manager and she has said that I'm a perfectionist for wanting a unit that is livable. Run do not walk away from this place. It has been an absolute nightmare. read more

Your job is to help, in order to help you have to listen to what I'm saying. Truly wish they got her off the phones because it's always a problem when I speak to her. only applied for a unit, never signed a lease. Was told my security deposit would be given back if I didn't move in. Once they received the security deposit from me their story changed to: security deposit is not refundable. By law, this is illegally withholding security deposits even for tenants that never move in. 3 stars only given for the leasing agent who was nice to me. If you move here just watch out for fees. I found this complex for my mom. The staff was really helpful with scheduling her walkthrough of the apartment and fixing a few things before she moved in. With me, it was a fairly easy process handling the bulk of the paper work for her. My mom said she could easily get around which was my prime concern. So far so good. read more

This place is full of mold . I have asthma an my apartment was 4506 is molded and they move me in there knowing this . They paint over it and spray bleach as I was complaining to them about my health and mother and son. I'm being charge for mold they pop up cause someone tub over flooded upstairs from me. I was placed in unit 203 on Friday June 15, 2018, in which is in violation of Douglas County Code Enforcement. From the initial walk through the unit smelled of mold and mildew caused by a leak. Tameka ensured me that it was just the fumes from paint. This unit is inhabitable and is infested with hundreds of pest and roaches. I have yet to receive any confirmation of another unit, accommodations, and/or compensation for being in birch of contract. I contacted the 24 hour maintenance line and no one contacted me back. Tameka has not called me one time to help clarify this situation. I have not heard from anyone! The keys to this unit have been taken and my children and I are homeless. I am prepared to handle this unfortunate situation accordingly, and file any legal action to help rectify my situation. I have paid out of pocket an additional $300 for my moving company to hold my furniture. I have had to arrange to purchase a storage unit for my belongings. I have had to come out of pocket to find living arrangements for my children and I. This has been the most disgraceful, inconvenient, unprofessional, and horrible experiences in my life. Well, my lease is up and I'm so excited to move. Lets begin when I first moved, no hot water after a week of staying here. Was fixed within 24hours, but it happened twice, when fixed last the cap was not put back on the hot water heater so it start to drip gas, GAS PEOPLE!!! later the hot water heater was replaced with a brand new one. 2 months later sink was backed up, due to garbage disposal needed to be reset, this happen while I was out of town over the weekend and caused my apartment to flood in the living room almost in the bedroom. Luckily they were able to fix the next day, with a wet vac and had the carpet replaced. Next my neighbors are horrible, I don't mind the loud music, but kids running around while I'm trying to sleep 11pm-6am. OH yeah bugs these are not your normal bugs, spiders, big skinny leg spiders, oh ants in the summer ridiculous. Oh although your pest control is included in rent and they know your're having bug issues, you stil have to remind them to come spray, I moved in Jan 2016, and its had 2 new managers and 1 new assistant manger or whoever handles billing. Three separate apartments in one building was broken into and robbed. All 3 were No Forced entry. The property mgr put out an notice to all of the residence that there was, "criminal activity" on the premises and informed me that he could not inform the residents that the "criminal activity", he mentioned in the letter was referring to 3 No Forced entry robberies in a single building because of legal reasons. I have no idea is this was limited to the building that I live in or happening around the entire community. read more

If there were no stars....this would be more accurate I had the worst experience,from gunshots randomly all the time. A murder inside an apartment then a murder suicide a few short weeks later that's right some guy murder someone then turned the gun on himself crazy place my rent was 737.00 slated to go up close to like 900.00 ???? How these apartments were and are the worst even with the minor upgrades so let's go in detail... there was a bad ant crisis couldn't keep food in my cupboards because I'd come in to little ants everywhere... eewww water bugs every now in then more than if ever had to be used too. I referred a resident she moved in we both met the referral fee requirements and it was like pulling teeth to get them to give up my 400$ referral very angry I was. Moving along I changed my locks and didn't give the maintenance crew a key because I'd heard of some uninvited visits from the crew wasn't sure so I protected myself at all cost. The shower water pressure sucked even after maintenance just changed the shower head often times I'd receive emails that said the water will be off at this time blah blah blah to fix water pressure still no luck those apartments are so old it's the old pipes that need to go. How inconsiderate to cut water off in the middle of the day or at all hell I paid my bills to always have my necessities available when I needed them. Now lastly I put in the notice not to renew my lease and explained why not proceeded with the due process. After the move and cleaning out my place turning in my key completely complying with fulfillment of my lease the bs began. How about this I moved out October 31,2016 its February 5,2017 and I still have not received my security deposit back over 3 months with multiple calls to the office being avoided a lot of the times by the office manager wrote a very extensive email to corporate which their email says they will return your call the next business day.... well it's been 3 weeks never talked to anyone from the corporate office. Can we say unprofessional?? Shady business is all I can say. I would never recommend living here even if outside was the only other option...
