    Things just keep going in a bad direction- water goes off every other week for maintinance, no…read moreone's in the leasing office for over half the week, powers been going off, etc. Power turned off one time and the support service was atrocious. Furthermore, the access to the gym got cut off due to this and since no one's in the leasing office there's no help. They don't care about their tenants and only care about getting new people signed to their leases- don't do it.

With their positive attitude, the office staff made the entire experience very welcoming. Leasing office staff, especially Sasha Schafler, Jackie, Pitts, Michelle Price were wonderful, extermely courteous, ever smiling and very very helpful. Right from the leasing process, move-in and then move-out, the entire process was very smooth. It was so easy to communicate with the entire staff, whether on phone or email or in-person. My move-in was from across the state, but Jackie was so helpful to provide a video tour, explain the entire leasing process, get us all set-up...it was the smoothest move-in I've ever had within US in so many years! Later Michelle and Sasha handled the initial payments/keys handover etc. and Sasha handled the move-out...everything super smooth!! The only negative point is the unit itself was very unclean when we moved in. The deck was dirty too. But then upon our request, they provided a cleaning lady who came in and cleaned it up on the 3rd day of our move-in. They also power washed our deck to remove any leaves. So I am thankful to the leasing office staff for acknowledging our request and taking care of it properly. During our stay, all maintenance requests were handled promptly within a day or max 2 days. Since there is so much greenery in the area, and there's a lake too, it feels like living in a resort. But this also comes with disadvantage of bugs and mosquitos during summer months. Within the unit, there were lot of roaches and other insects that came out, but whenever we put in a pesticide control request, it was handled promptly and it did help to an extent. They also organized many events throughout the year, like magic show, mother's day breakfast celebration, movie in the park, etc. Bugs - will be there especially if you are in a ground level unit, since there is lot of green space/trees, but regular pesticide control is done outside and anytime upon request indoors. For our unit, there were lot of bugs coming out in the first month of our stay, but reduced drastically after taking reasonable measures, getting pesticide control and keeping the house clean, and in the last few months there were hardly any bugs. So overall it was manageable. With GA weather, some bugs are expected. But key thing is, office staff is always helpful and supportive of requests. Amenities wise, there is lot of walking space, lot of greenery which is a boon, kids playground and park, excellent and well maintained dog parks, tennis courts, gym facing a lake, clubhouse for party rental, many grilling stations - some of these were installed newly in 2021-2022 and are well kept/cleaned by maintenance staff. Location wise, this community is awesome. Located at the heart of East Cobb, Dollar tree, LIDL, Kroger, Dominos, Taco, gas pumps, Thai food, many others right outside the gates are walking distance. Pharmacy, banks, Walmart, target, major shopping areas within 10mins. The only reason for moving out was that we preferred another school zone.

It was so horrible (me trying to cross the street while she was giving a tour) that I'm decreasing my stars. Also, the preventative maintenance heads up is a weeklong and there was never notification that they were turning off our water, when it would be back on, etc. Surprised by a few of the reviews as we love living here. It is pet friendly, quiet, and the staff is great. Kiyanna took extra time to show us apartments and we were able to see the model and exact apt we moved into. Maintenance has always been quick to respond and never takes more than 24 hours (we only had a few maintenance items when we moved in because our apartment was redone and missing a screw here and there). The groundskeeper is also awesome and always around taking care of things. The apartments are also nice with granite countertops, etc. We were really concerned with noise but haven't had any problems, even between apartment walls. There are a few floorboards that move when you step on them, but no sound transfer which is nice. The amenities are also great with a car wash, almost always empty dog park (they use the playground bark, just FYI for sensitive paws), a community garden, pool, tennis court, and gym/weight room. The hiking trail is a nice little walk , especially for history lovers. There is also a package room and mail room to keep deliveries safe - although Amazon has a weird practice of not putting packages in lockers and just piling them on the floor (wish Amazon would fix that as it makes it hard to navigate around at times). We came from a big city and this is just the tree-filled retreat apartment we were looking for. The pictures are accurate and it is always easy to find parking. Building's have different views whether city-scape or trees, which is also a nice touch.

    I was very excited after viewing this apartment online to move in. It's a great location, ive heard…read moredecent things in regard to maintenance, and it can typically be well priced for what it is worth. However, I had the misfortune of being shown the property and be managed by Quentin, one of the leasing agents. I walked in and immediately felt unwelcome as if I was an inconvenience to be interested in renting one of the units. I had issues left and right as far as my application and it seemed as though Quentin did everything in his power to ensure I paid the most amount of money for the unit I was interested in. After waiting almost a week after I submitted my application, I looked online and saw the same floor plan, the unit directly across from the unit I applied for, be listed for $140 cheaper. I drove back to the complex to incur about the new unit listed and status of my application and suddenly the unit I viewed the night prior had disappeared. I understand that this can be the nature (unfortunately) of attempting to rent an apartment and that prices can change on a day to day basis. However, I do not believe that a listing I saw at 10pm the night prior had been secured by 10am the next morning and no longer existed. Quentin laughed in my face and continued to extend his unfriendly and condescending manner. Just as one human being to another searching for a place to live, I cannot fathom a leasing agent being so disingenuous and simply cold. All cards on the table, I was ultimately denied acceptance for my application which is fine, although with a guarantor included im really not sure how it even makes sense. If you intend to inquire about a listing here, do yourself a favor and make sure Quentin is not your leasing agent. He's honestly just plain rude and will not put your best interest at heart.

    I've lived here since it opened in December 2023, and unfortunately, my experience has been…read moredisappointing. In just over a year and a half, I've submitted more than 19 maintenance requests that include: Repeated issues with leaking toilets, washers, AC units, and dishwashers. An ongoing plumbing issue that causes loud pipe "knocking" sounds in the walls whenever hot water is used in my unit or adjacent ones -- a disturbance that has yet to be resolved. The building itself was poorly constructed, with virtually no soundproofing. I can clearly hear my neighbors walking, talking, watching TV, and even opening cabinets. Additionally: Temperamental key fobs causing issues accessing main entries Dog waste frequently left in hallways and sidewalks Strong dog urine odor near side entrances Trash compactors often backed up, leaving piles of garbage Lack of security cameras to hold residents accountable Repeated warning emails from management with little follow-through on action Extremely narrow parking spaces making it difficult to avoid dents and scratches. Many tenants park in the AMC parking lot to prevent vehicle damage In the winter, the pipes freeze resulting in multiple instances of no running water While some staff members are kind and helpful, others lack professionalism and basic conflict resolution skills. Email communication often feels condescending and seem to be drafted by ChatGPT since it doesn't reflect their tone or vocabulary used in person. The property has poor retention of tenants and staff. In under 2 years, there have been 3 leasing managers, 4 assistant managers, and a revolving door of leasing consultants. This is also the 3rd courtesy officer. This courtesy officer is so overwhelmed with noise complaints she has stated and I quote, "I'm a police officer, if its not illegal there is nothing I can do about it". She is no longer investigating and reporting complaints -- leaving residents with no real recourse for ongoing disturbances. If you're someone who values peace and quiet in your home, I would strongly recommend considering other options. This property may offer attractive amenities, but the day-to-day living experience has been far from restful.

    I've been living here since June of 2019. Here are the pros and cons…read more.. Pros - Their curb appeal is SPECTACULAR. Everyone who comes to visit are low-key intimidated that I live in such a beautiful gated community lol ... I will have to give credit to their maintenance staff who work so damn hard. I mean ... EVERY DAY... Every service request I put in for help with something... they really try so hard. I give them BIG KUDOS. The leasing office staff are really nice. I had to ask a couple of times to get help with a few things. But overall they are super nice. Surrounding locations fine, access to decent retail selections and close to the freeway. Cool. Cons - DO NOT SIGN A LEASE UNTIL YOU SEE THE ACTUAL APARTMENT YOU WANT. Do NOT just look at the model. That model ... maaaaaan... That model tour had me in deep fear of losing the chance to live here. I was sold out for IT like I am sold out for Jesus! However... When I got my ACTUAL unit... I was psst... The walk way to the apartment ... ok... honestly, people are trash... but... ALSO I need a bigger budget going to the maintenance crew to power wash the walk ways MONTHLY... hell... weekly... The bugs... the thorn in my side. The beasts of my burdens... Look... trust me on this. And before I go on - I will insert that I am frightened of bugs - I learned SWIFTLY that Georgia is on some bullshit when it comes to their bugs (I'm from California). HOWEVER.... HOW-AND-SO-EVER ... These bugs find some way to get into my apartment. And PERSONALLY... I think MAA needs to come and seal up every crack in every damn part of these buildings cause there is NO WAY they ... look... I went back to California on business for 2 months. I came back and found 6 of them palmetto son-of-a-snitches dead of heat stroke all over my apartment. How? HOW? Every window and door closed air TIGHT... and yet... AND YET... they got in and died on my good good carpet? *woo saaaaa* Who ever MAA hire to paint and clean their apartments: FIRE THEM. Fire them RIGHT NOW. Poor paint job and they did NOT clean my apartment. The maintenance crew ended up having to do 90% of the work I put on my 4 page walk through inspection papers. Ok... that's all I got. Hope this help others looking for a place to live.

To any one renting make sure you do your due diligent before paying any fees.
