Me and my two boys have lived here going on 12 years if that hasn't told you nothing I don't know what will. Even though we have been through many management in the past, The management today couldn't ask for a better crew. I do want to add that is super close to one of the best elementary schools in Hamilton Ridgeway Elementary both my boys went to that school and I couldn't of asked for a better school than that!!!

I run into the hallway and water is pouring out of the bottom of the toilet in our half bath. There was AT LEAST two inches of sewer backflow water in the entire apartment. I call the emergency maintenance line and they tell me it's too late to do anything tonight that they will "try to get out in the morning". So I have to get ready for work the next morning in a puddle of feces infested water and change in the car. The maintenance guy came out by himself with a shopvac and pulled the water off of the hardwood and tile and got some of it off of the carpet and said they would come back IN A WEEK and try to get the rest of it out of the carpet. Meanwhile the property manager Joetta has been impossible to get a hold of. We have damaged property and the carpet needs replaced. The linoleum is popping up in places. Backflow water is defined as an undesirable reverse flow of water that returns contaminated water from a work site back to the potable water source. Our toilet was not bolted down or sealed and so it came up into our apartment. THIS IS RIDICULOUS. I would not recommend anyone to live here. There is feces water in my carpet, my stuff is ruined and NO ONE will return my calls.

Living room looks out over the golf course so you don't face any other buildings. Dining room side window looks out over the retention pond so you can see all the ducks and geese and birds. Beautiful trees are right outside the windows. Spacious with lots of light. Very large deck. And it is the quietest apartment I have ever lived in. You could hear a pin drop at all times. The neighbors in this building are so nice and respectful. Yes rents are high but you won't find a better value anywhere in this area than this.     I normally do not leave reviews, but after everything my family experienced, I feel obligated to…read moreshare our experience so future renters can make an informed decision. We moved into this community excited for a fresh start. The property is visually appealing, and we genuinely believed we had found a place we could call home. Unfortunately, our experience changed almost immediately after move-in when we discovered bed bugs in our apartment. We reported the issue as soon as it was discovered and fully cooperated with every request made by management and pest control. We followed instructions, allowed access for treatments, documented everything, and did everything we were asked to do. Despite those efforts, the situation continued to impact our family and eventually affected our sleeping areas. The stress this caused cannot be overstated. Instead of enjoying our new home, we spent our first days dealing with an infestation, losing sleep, worrying about our belongings, worrying about our child, and trying to figure out how to protect our family. One of the most frustrating aspects of this experience was the way potential solutions seemed to change throughout the process. Different options were discussed, including transfer possibilities and lease-related resolutions. As tenants, we tried to remain flexible and cooperative, but the process often felt uncertain and inconsistent. What stood out most was the lack of understanding regarding the impact this situation had on our family. During conversations about possible resolutions, much of the focus seemed to be on the costs associated with treatment, while we were simultaneously facing the possibility of having to relocate our entire household on extremely short notice. Perhaps the most upsetting part of this experience was being given only seven days to completely relocate our family. Anyone who has ever moved knows that finding housing, completing applications, obtaining approval, packing an entire household, arranging movers, transferring utilities, and relocating a family cannot easily be accomplished in such a short period of time. At the time, it felt as though we were being forced to choose between accepting the terms presented to us or facing the uncertainty of where we would live next. No family should have to experience the fear and stress that comes with wondering where they are going to live after just moving into what they believed would be their new home. Throughout this process, we documented our experience, communicated concerns promptly, cooperated with treatment efforts, and acted in good faith. My advice to anyone considering renting here is simple: ask detailed questions, get everything in writing, keep records of all communications, and make sure you fully understand how serious issues will be handled if they arise after move-in. This review reflects my family's personal experience and the events we experienced while living in this community.

When we moved in back in December, the old property manager, Cecilia, was very sweet to us. But because we needed a place to go, we really didn't have time to shop around, or we would have never landed here, we ignored a ton of things we didn't like simply to get moved in somewhere. I almost can't put into words the amount of issues we've had here, The portal they use for their residents to pay rent is consistently wrong, and because of this, my husband and I choose to pay rent with a check one month, we will never do that again because it took them an entire month to take that money out of our bank and by time they took it out, It was like we had to pay rent twice because next months was due when they finally took it out for the previous month. I swear these people just bang their head on a keyboard and decide that's the total you owe, "resident billing" is upwards of $300 a month on top of rent, for what, I don't know, just a way for corporate to get more money out of their residents and this isn't even including your electric bill through Duke. They market themselves as luxury apartments, which is completely comical, they charge luxury prices and you're living in a very old building that has been "renovated" with the landlord special. I'm going to insert some pictures of the way this apartment was WHEN WE MOVED IN! They did send someone out to reseal the edges of the laminate flooring, but it's still coming up around all the edges, there are trashy paint drips on all of the doors paint on all of the door knobs, the air vents are filthy, mold under the caulk in the shower, dumpsters constantly overflowing and smell putrid, the list goes on. My husband and I have just collectively agreed that we're just going to get through these last 5 and 1/2 months here until we can get out. But I urge everyone to not just blindly look at Google reviews like we did, half of them are fake and scripted, right when you move in, they pressure you to come in and fill out a piece of paper for a review, at the time I gave a good review, but we had literally lived here for maybe 2 weeks. And don't even get me started on the outrageous move-in costs. Please look around at other review hubs before considering this place. There are so many ACTUAL luxury apartments that you can move into for the same price as here, don't settle, things are so expensive anymore, demand and expect what you pay your hard earned money for. These people act like everyone should be able to sell out thousands every month while getting the bare minimum.
