They don't even answer the phone at the front desk (good luck getting past AI). The "security" is placed right in front of the leasing office looking goofy. If you really want to keep people safe, security should be right at the front door. If you ask them why security is there, they will lie and say that it's to keep the building safe but in reality, it's because was a violent incident involving one of the people in the leasing office.

The previous night, I took my dogs with me to grab packages and I suspect they grabbed the dead mouse out of the many rodent traps in across the building. **The photos are placed on my Google Review.** I have been working with the DC Department of Buildings and the Attorney General's Office on a resolution. To this date the apartment claims no knowledge of rodent issues. As you can see from the third photo, their rodent traps are all over the building and often filled with shit. Lastly, the noise is unbearable. I am up every morning at 4 am. I have since come to find out that the tenant in my specific unit moved out within two weeks due to noise. There is a coalition of residents working for some form of resolution. Finally, the building management is nothing short of inept and inattentive. Do not move here. However, The Lockwood is the single worst building I have lived in since undergrad. First, it's a wood structure building - very rare in urban settings. You will hear every move your upstairs neighbor makes. If you ask about noise the management will tell you, "we have no issues, it's a quiet community." They are lying, they are aware of multiple complaints - Google it. And, if you opt to move in here, ask your neighbors about the noise. Secondly, the hot water doesn't really exists. The building developers made a choice to cut costs on adequate water heaters - the maintenance staff will confirm building wide issues with water temperatures. Most horrifically, on Dec. 15th, after an already tough month here, I see a little mouse running around the building. Last straw. This is a building marketed as luxury, it is not. And any positive review you read is for their "perks" program or AI generated.

Management & Staff The turnover is unbelievable. In just over a year, I've seen more leasing and management staff than I can count, and the professionalism never improves. A perfect example: the gym. It's marketed as "state of the art," yet it doesn't even have basic equipment like kettlebells. I've been asking for nearly a year. In July 2025 the regional manager told me they were ordered then that I in November I found out that wasn't true. Now they're supposedly coming "this winter," but I have zero confidence. The concierge team is a mixed bag some are downright unprofessional, while others are wonderful. Unfortunately, Greystar burns out the good ones by dumping way too much on them, so the people who actually care never seem to stay. Amenities The rooftop pool is tightly policed with three-hour reservations... just to sit on old, worn-down furniture. Guest limits are enforced unevenly, and it's frustrating to watch rules applied selectively. Communication is also terrible. People have literally stepped out of the shower to find window cleaners outside their glass because management didn't give notice. Even after residents complained, it took over a day to alert the building. There was also a situation where a child defecated in the pool something that should have been communicated immediately, but wasn't. The cost of working is also problematic as some people pay $200 but some of us pay $300 which is insanely expensive. $250 should really be the maximum! Packages, Fees & Overall Experience Packages routinely go missing, get damaged, or in the case of refrigerated items are stored improperly. The building refuses responsibility even when items are clearly mishandled after delivery. On top of that, residents are forced to pay rent and utilities through Conservice, which charges a $6 monthly fee just to pay bills - a cost Greystar should be covering, not residents. The sad part is that I love my apartment and the Union Market neighborhood. My neighbors are friendly, and this could be a true luxury building. But after living in a real luxury building in NYC for years, this doesn't come close. I'd move if it weren't such a hassle - the unit and location are the only things keeping me here.

Both times, management delayed cooperating with the police until the footage had been "automatically erased after 7 days". The same thing happened when the elevator door accidentally closed on my dogs leash, separating us on opposite sides of the elevator door. It began traveling upward which began choking my dog until her collar broke, injuring her and my hand stuck on the leash. Again, footage mysteriously "could not be located" despite multiple cameras in both the hallway and the elevator. Conveniently footage could not be located by the time I got legal representation The "luxury" apartments are like lipstick on a pig. Flooring, fixtures, and appliances are falling apart after less than three years. In a relatively new building, our unit has experienced multiple sprinkler leaks in the roof causing dozens of gallons of water to flood from our ceiling AC vents, lights, and power switches. Management tried to brush this aside and tell us it was normal. We had to twist their arm to get them do do mold remidiation and drying. Entry fobs are repeated de-programmed leaving you locked out at all hours of the night and staff is incompetent at reprogramming them. Same thing for parking garage entry gates. Instead of sending an email, they will put a nonremovable adhesive sticker on your car and mess up your paint as their preferred method of communication. When you have an issue, they make sure to not have a single phone number available other than the corporate line or the front desk, who likely won't answer and isn't able to do solve almost any issue beyond writing down your name and unit # They are wildly unprofessional and do not show any integrity when dealing with their tenants. Following an argument where a Greystar employee was speeding through the parking garage and almost hit me with their car, the employee used their system access to find where I lived and leave a threat on my door. They will "lose" your mail, hide security video to cover for their employees' theft / their own liability, and then try to throw a pizza party as if that makes up for it all. They have done nothing to address the MURDER in the building or theft of tenant's possessions, but they spend all their time cracking down on tenants for whatever minor infractions they can find. We made the mistake of resigning a lease once, you should save yourself the trouble and avoid signing a lease in the first place

Everyone truly seems to love what they do, and I'm sure some days are challenging, you would never know it! Everyone who works hard keeping the building clean really deserves a raise. Some of my neighbors really are lazy when it comes to throwing away their trash and they give the cleaning crew more work than necessary. Even still, the trash room always looks great because of the amazing job they do. The walls are basically soundproof, I can never hear my neighbors. The appliances and overall quality of the apartments are probably the best I've experienced (and I usually stay in luxury apartments). My wife and I are moving because she was offered a new position and we wish we could take PVN with us. A very special shout out to Lizanne. Previous management was a bit lackluster, and she came right in to save the day. She took control during covid, making sure everything was safe and clean. All of the employees that I've spoken with have nothing but good things to say about her and whenever there was an issue she was there. Always polite, always professional. I really hope the higher ups see this and realize what an amazing staff they have here at Park Van Ness. Treat them well, you need them!

Despite being advertised and priced as a "junior one-bedroom," the unit was missing the promised sliding accordion wall when I moved in. After months of repeated requests, management installed a wall taken from another unit that was too small and didn't close properly. Maintenance was largely unresponsive, with an on-site worker who refused to complete requests, commercial toilets that were frequently broken, and a lobby renovation that made the space worse. The building was extremely loud, and management refused to upgrade or repair windows or sliding balcony doors, which didn't close properly and let in cold air during the winter, forcing me to seal the gaps myself. There were also serious safety and amenity issues. The fire alarm system malfunctioned regularly, causing multiple false alarms, yet failed to sound during an actual fire in the building. The package room was not temperature controlled, resulting in food deliveries melting, and items were stolen. Amenities were misrepresented: the pool is a tiny kidney-shaped pool with strict, undisclosed rules such as no guests and mandatory wristbands, and the "gym" is a small, outdated utility room with minimal equipment. Although the building is rent-controlled, management uses a deliberately confusing lease structure that lists the market rent and applies a deduction through an addendum to reach the legal rent. The online payment portal incorrectly charged the market rate, but I paid the correct rent on time every month and was told by management. Without notice, they sued me for a balance I did not owe. After my lawyer intervened, the lawsuit was dropped, confirming management was in the wrong. This appeared to be an intentional tactic to intimidate and push out long-term tenants to raise rents. Overall, this property is run by slumlords, and I strongly advise finding somewhere else to live and not giving this management company your money. *Adding a response to Gelman's response. The management company continues their lies with this response on yelp. While I was living at The Seville wristbands for the pool were required and we were not allowed any guests. This was absolutely not disclosed to me before I moved in. Yes, the workout room was added while I was there, but again, it is a tiny old utility room and it does not qualify as a "gym". Them stating they "can't find me" means nothing given their history of incorrect computer records. This management company continues their lies. These are genuinely terrible people.

Yes, the building is older, but I find that the newer buildings (I have lived in a couple) have their own host of problems that are far worse-- think: being able to hear everything your neighbors do, horrible pest issues, cheap finishes and lack of quality service. You won't find any of that here.... oh, and the rooftop grilling stations are great in the summer!

I am surprised by the negative reviews here, so I urge anyone considering the building to take them with a grain of salt. Many of them are quite old and the staff in question are no longer here. We did have a stretch of time with rotating managers, but the new manage is solid and stable. I think it is important to consider expectations when renting. I have rented in NYC, Pittsburgh, and DC - this is by far the best rental experience I have had. Alban Towers is a great place to call home!

When I arrived, I learned that the closets had hardly any racks and there was no bedroom door. When I inquired, I was told that it was an efficiency. In short, I felt like I had no space to live while I was there. I paid to have ammenities in the building. However, for a majority of the stay, the gym was not working, whether due to upgrades, flooding, or who knows what reason. While I was offered a pass to go to a gym elsewhere for 4 weeks, that did not cover the amount of time that the gym was inaccessible. Additionally, there was regularly construction being done on the roof, so there was often restricted access to the firepit. The pool is not a pool; it is effectively just a jacuzzi. There's a resident whose cat roams the hall on the way to the gym, and another resident who is regularly at the public computer listening to arguably controversial programming without headphones. The Hepburn advertises this youthful glamorous image, but that's far from the case as it seems there's high turnover in a lot of the younger residents I met.

As much I want to love The Hepburn, my experience has largely been negative since moving in 2 weeks…read moreago. Had I known what the experience would be like, I would have opted to rent elsewhere. Overall, I think there are far better places to go for the money. I'll start with the positives. The concierge staff is phenomenal, the views from the rooftop are incredible and the grounds are always kept clean. Those are about the only positives I've experienced at The Hepburn thus far. I have an even numbered one bedroom unit which faces the monuments and the rent is over $4k/month. When I moved in, there was peeling and cracking paint on the walls around the door frames, mold growing on the shower head, missing or completely inoperable lights, an incessant beeping noise which sounded like a neighbor's smoke detector had a low battery and the entire place needed to be cleaned. In other words, more what you would expect from a low-cost housing unit rather than a supposed luxury building with some of the highest rents in DC. When maintenance came out to address the issues, I was told: (i) that I was crazy and they couldn't hear the beeping (it took over a week and a half for them actually take action and resolve that issue - and only after I tracked down that the unit below mine was where it was coming from); (ii) that they had no replacement lights, so until they could figure out a solution, I would just have to deal with having half the lights work; and (iii) that painters would come fix the paint issue. At no point did maintenance ever coordinate a time with me for the painters to come - instead I just got a knock at my door one day and they came in to paint. The paint cracked again, so once again they just showed up whenever they wanted. This time they spent around 2 hours at my unit painting while I was trying to conduct conference and video calls during the workday. The paint not only cracked again, but this time started peeling. I explicitly asked that they arrange a time with me for the 3rd try to fix the issue and they completely ignored that and just showed up whenever they wanted on a day I said I couldn't have them in my unit due to work obligations. To make matters worse, they didn't bother covering up any of my furniture or TVs either time they painted, so I got to spend a few hours scraping paint spatter off of my furniture and electronics. Management/maintenance's response to these issues has largely been non-existent. Overall, I would not recommend renting at The Hepburn and wish I had not. This is hands down the worst experience I've had with any building in the DC area - and I'm paying a premium for it to add insult to injury.
