Was referred by a family member to check Cap Center out with their rates and give them a call. After doing research online with their company and current rates, I inquired about the process of applying for a refinance using my VA Loan. I've talked to a few of their customer service team members and they've been nothing but helpful. I put in an application and anything documents that were needed in the process was directly relayed to me. On the day I was supposed to close, I was held up at work due to an influx of service members needing my assistance on base, which is roughly 40 minutes away. Use CapCenter if you don't mind your purchase falling through at the last minute because they aren't talking to each other or disclosing potential risks. My family was moving from the Seattle WA area to Richmond VA and we chose CapCenter for what appeared to be attractive deals, like discounts if you use their realty team as well as savings on the appraisal and other closing costs. First sign of trouble: the realtor was completely non-communicative after the initial contact. All we got from her was a regular automated e-mail with listings from MLS, and the MLS site is *garbage*. You're better off just using sites like Redfin or Zillow to look at your listings. Our loan officer was fine. He was very communicative and responded rapidly to any questions I had. Things were going smoothly on the financing side; preapproval was straightforward, and when our offer was accepted, I wired the earnest money and they ordered the appraisal. I was told everything was good to go. Then three weeks into the whole process--two weeks before we're supposed to close--I get a call from the LO to tell me that the senior folks in quality control won't approve my loan. The reason? They're afraid that once I sell my house in WA (which is worth a fair amount more than the house in VA) I'll just pay off the new loan and they won't make any money off of it. The thing is, we had specifically talked about this asset and the LO told me that as long as I kept the new loan open for 6 months, everything would be fine, and I had agreed to that. I get that lenders want to avoid penalties and need to make money off loans, but if there was ANY chance that this could cause the loan to fall through, it should have been disclosed immediately so that I could take my business somewhere less risky. Then, I had to wait for them to mail me a paper check for the earnest money instead of just wiring it like I did when I sent it to them. They also tried to keep a portion of my good faith deposit for costs incurred for things like the appraisal, even after I was told the whole deposit would be refunded. I had to contact them *again* to get the rest of it back; they claimed it was an "error" in their new "automated system". I was fortunate to find another mortgage lender who understood my situation and was able to get everything together so that we could still close on our original date, and I'm lucky that having to wait for that earnest money refund didn't break my budget. But this could have turned out much worse and thanks to CapCenter's incompetence and/or lack of openness. read more

I bought a house with capcenter a few months ago. James Anderson took care of my mortgage and Will Rinehardt was my real estate agent. James walked me through my pre-approval over the phone the same day I applied. Will helped make a strong sight unseen bid by touring a house on my behalf and forecasted timelines and bidding prices while I was traveling. The actual numbers were very close! Always skeptical of "free" but CapCenter is the real deal. I refinanced in 2020 and lowered my monthly mortgage payment and did not pay any closing costs. I refinanced again in 2021 to move to a 15 year loan, why not because it didn't cost me anything but a little time. This time I shopped rates and the only better deal I could find was with Navy Federal but they had to already hold my mortgage which they did not so I refinanced with confidence that I was getting the best deal in town read more

Shopped rates in July and selected CapCenter. Quickly received a Pre-Qual letter. No surprise as wife and I have 798 and 791 FICO scores. However, after three weeks in, the LO said we couldn't go VA as we were keeping our current house with a VA loan. Complete waste of our time! LO said we were GTG, I reminded he we already had a VA loan, he said not a problem. 3-weeks out before our schedule closing, and a day after we wired more than $25,000 to the settlement company, LO apologize profusely and said we'd have to start over and go FHA or conventional! Immediately walked away after weeks of supplying documents on a house with a contract. And, rather than wire us our money back, CapCenter sends us back our money a week later THROUGH SNAIL MAIL! Class, professional act! We nearly lost the deal thanks to CapCenter! Fortunately, our agent's recommendation (a competitor bank that will remain nameless) made it work and we were able to close a day later than we originally planned with CapCenter. Anja and Alexis were true professionals who made the deal work! Beware CapCenter. This org talks a big game, but when it comes time to execute, it fails! read more

I had engaged Cap center to refi my existing loan- they took a deposit and charged me to lock my rate in. I knew the approximate value of my home, as I did a market search on Zillow - also had a licensed realtor do a market analysis. The appraisal that Cap center did came in considerably lower. I then sent the comps to Cap Center - they said that would forward them to the appraiser- the response I got back was basically - sorry but it is what it is. I asked for a refund I was told no. SO - I hired another broker and the house was appraised and closed 45 days later.... the rate went up a 1/4 point -so Cap center not only cost me the cost of the appraisal but the additional cost of the loan. read more

We had a very frustrating and aggravating customer experience when recently refinancing our mortgage. We wanted to take advantage of current rates because we saw them heading up due to inflation. Ours was a simple transaction - a straight-up refi with no cash-out. We could not have had a more vanilla transaction. Based on past refi experiences, we expected a list of necessary documents at the outset and a quick and painless transaction. Instead, we found ourselves dealing with three different employees who kept coming back asking for this and that. It was clear they were not even reviewing what we sent. For example, since my spouse is paid hourly, they kept insisting that this meant that she was not full-time and they needed additional verification of her annual salary (we sent a W-2 and a tax return). Her paystubs that we sent them clearly showed that she had accrued paid leave and full benefits - not something that you see for hourly, part-time workers. We worked through their portal, email, and phone calls. We quickly learned to not do the phone call thing after experiencing situational amnesia on the part of one of their employees. As this process dragged out, rates went up twice which of course penalized us significantly given our motivation for doing this in the first place. In the final analysis, we dealt with EIGHT different CapCenter employees to close this plain vanilla refi. How the hell is this company making money with this amount of inefficiency, ineptness, and lack of organization? They certainly did not live up to their advertising and we will not ever use them again and urge caution to others who are contemplating using CapCenter to refi their loans. read more

I (or my immediate family) have refinanced with CapCenter four times and have always been very pleased with their service. Each time my refinanced mortgage was subsequently sold to a reputable bank. I would receive a welcome package from the new bank and contact their customer service to set up auto payments. This process generally went very smoothly. However, I have become extremely dissatisfied with my last refinance after finding out that my loan was sold to Green Tree Servicing. The first I heard of the sale of my mortgage to Green Tree Servicing, was the welcome letter I received from Green Tree Servicing telling me welcome to my new account and your first payment is due on the 1st of the month. "This is a communication from a debt collector in an attempt to collect on a debt" which did not give me the best of feelings. As the letter is vague I thought I had owed a debt to someone, so I look them up on google. On the first page of google it shows 8 results two are for Green Trees web site the other 6 are complaint sites. Below are some excerpts: "Green Tree Servicing Sucks" "Victims of Green Tree Servicing" "Rip-off report Green Tree Servicing" "BOA sold my loan to Green Tree Servicing. Do I have any recourse?" "Victims of Green Tree Servicing and BOA lawsuit" After reading some of the numerous issues other customers have experienced, I was extremely concerned that you would sell my loan to such a seemingly disreputable company. You don't always believe what you read on the internet, so I called Green Tree Servicing to get my payment information set up. i assumed that when I spoke to a representative I would be comforted by friendly professional service that I am accustomed to getting from a new mortgage servicer. WRONG. I got the angry, stressed communication you would get from a debt collector that you owed money to and were late in paying. After being a customer of Green Tree Servicing for just one day, I don't have a good opinion and if I could I would move my mortgage servicing company to someone else. I understand, any bank can sell your mortgage to be serviced by someone else at some point, but I would have expected CapCenter to take due diligence in deciding who to initially sell my mortgage to as I was under the impression that CapCenter cared about their customers overall experience. I am not a happy customer with this whole experience. If I gave them a reference I would try to specify that they could not sell my mortgage to Green Tree Servicing. I guess I'll just check my statements every month very carefully make sure that my payments are sent out early, and just see what happens but what should have been an easy process now has me feeling full of dread. read more

Worked briefly with Jacob Oliver on a potential purchase transaction. Jacob appears to work at the Richmond, VA Cox Rd. Jacob Oliver works with the listing agent and he seemed inclined to pressure me into either using him as my buying agent so he can collect the 3% realtor fee OR he will not show me the property. When I told him I did not feel comfortable with Cap Center representing both myself and the seller, and that I would like to remain unrepresented, he advised me that the property is going to be shown to others interested and told me good luck in my home search. Jacob Oliver also continued to pressure me to use Cap Center financing services even after knowing I had a lender that I was working with who had already prequalified me. I would not recommend Cap Center, nor would I recommend Jacob Oliver. Plenty of other lenders and realtors out there to choose from. read more

I refinanced with Cap Center and it went very smoothly. My mother-in-law also used them based on my experience and it was a good experience for her as well. Note: If it comes down to appraisal and you aren't in a equity position, then Cap Center can't help you (and really, who can?). Some people have a hard time coming to grips with the fact that their house isn't worth as much as they wish it was. This is a great way to go to avoid all the costs associated with refinancing, for just a slightly higher rate. Or pay points like elsewhere and the rate is very competitive. Buyer Beware. If it sounds to good to be true follow your gut it probably is. I live in a very outstanding community where the Zillow estimate is often lower than the estimate homes are sold for. However without being allowed to pick my appraiser, some guy estimates my home some 100k less than even the Zillow estimate. I can show you market reports on the area. The appraiser had my home listed as semi poor condition as compared to the home that recently sold as GREAT condition, both homes were built during the same year. The person who just sold clearly had fresh paint where as my home is in the process of tearing down old wallpaper. Structurally the home is in tip-top shape as I maintain everything through contractors. The roof may be due in another 5 years but the rating did not justify the home. So essentially they have created a equity problem that forces you to either cover the equity needed or dump the loan and pay the fee....how convenient, just so happens I did not have an additional 100k laying around due to a low ball estimate. My gut said no, as soon as I heard the British accent, but i still went through with it. Huge mistake. Anyone interested in more info I use yahoo mail. I can show you all the even show you my appraisal from 2 years ago after a messy divorce. In two years I allegedly lost 100k on my home and the ratings in all areas dropped significantly for good to poor. Man i am a horrible home owner....oh wait...this is why its called a scam.
