We called and Al was extremely professional and respectful and was able to break down when we would be on the schedule and how to go about choosing the type and color of shingles for our roofs. During the installation, the crew was on time every day and worked extremely hard until around 5 or 6PM during the three day installation period. They also did a great job protecting the buildings with wood boards so no damage was done with the old roofing material falling down. There was a girl on the crew and she did an excellent job cleaning up and removing the old shingles and she spent a long time walking around with a magnet looking for missed nails and staples. We have a house downstate that had a roof done around five years ago and we are still finding nails and staples downstate and so far, we haven't found any left over from Hartman. The crew also seemed to enjoy themselves as they were singing every day and making each other laugh. We will continue to use Hartman down the road and recommend them to anyone!

Call to schedule appointment and learn from an automated response that, due to COVID, they are experiencing a staff shortage. They are booking jobs for 2021. They are not doing repairs except for existing customers for the remainder of 2020. Disappointing because they look like a good local company, but I understand. I wish they had shared this information on their website. Would have saved me time.

    R Factor of the North is an excellent roofing contractor. We had shopped several different roofers…read moreand R Factor provided the best quote for the roofing material and services to be provided. They came highly recommended by our now-retired remodeling contractor who has done several projects for us. He still uses R Factor for his own buildings. The on-site crew was excellent. They cleaned up the property every evening before they left for the day and I never found so much as a nail after they left (it helps that they use a big rolling magnet). The crew would take time to explain to us what they were doing and what was wrong with the current roof (part of one roof had dimensional shingles that had been installed in the wrong pattern). Another part of the structure had sheathing boards that were over 100 years old; some boards had damage that they quickly fixed at no extra cost. They also made sure that my weather station and weather vane were reinstalled in the proper orientation. If they left at the end of the day and a section of roof wasn't completed, they would tarp the unfinished section to avoid any damage if rain should occur, even when precipitation wasn't forecast. In all fairness, three of the four workers were the offspring of the company owners, so they knew their family reputation was at stake. The owners were excellent, also. Ted and Trisha were very good at explaining what needed to be done and in helping pick appropriate colors. Before the project started we decided to change the drip edge color; Ted made a special trip out with samples to make sure we had the proper color. There was good communication throughout the project. We had a quick response for our request for a bid. If we had questions and they were not immediately available, they would return our call promptly. I highly recommend R Factor of the North and would definitely use them for future projects. Finally, if you are concerned about some of the older, negative reviews on other sites, know that those reviews reflect the previous owner. Ted and Trisha purchased the business in January 2022; reviews before that date should be taken with a grain of salt.

In addition…read moreto our experience, we became aware of other similar concerns reported by homeowners and observed patterns in online reviews, including Yelp, describing issues such as shingling over rot, ignoring underlying problems, and cutting corners. For our project, they failed to pull the required permit and it was only discovered when we looked into it after some red flags. We confirmed the permit was never pulled directly with our township, which indicated this has been an ongoing issue they have encountered with this contractor. We also spoke with other local township offices and reviewed public permit records in nearby areas, where we found additional properties associated with this contractor that did not have permits on file. They subcontract jobs out--sometimes posting and looking for crews in Facebook roofing groups--and had limited oversight of what was happening on site. As a result, the work on our house did not follow shingle manufacturer installation guidelines, did not comply with Michigan building codes, and they installed new shingles over an improper base without removing the old roof down to the deck for inspection. Without our permission and against Michigan building code, they notched our trusses during a minor repair, causing structural damage that will need correction. They also attempted to charge for work that was not completed. When we raised these concerns with the owner and provided proof, he denied the issues, insisted the work was "up to code," and was dismissive. He claimed he would pull a permit and get the roof to pass inspection--but he never did. We subsequently hired an independent building inspector, who confirmed multiple violations of Michigan building codes. We were forced to hire a lawyer and dispute the charges with our credit card company. As a result, we now have an unpermitted roof that must be completely redone, along with truss repairs. Do your homework: check reviews, confirm who will actually do the work, get everything in writing, and make absolutely sure the contractor pulls the required permit. We were fortunate to be home during the project and document everything that occurred or we would have no idea what was under our roof. We trusted this company and had a negative experience. STONGLY recommend choosing another contractor. DO NOT USE FOR GUTTERS EITHER.
