As the previous reviewer said, it's clean, lots of shade, good size lots with a cement pad and picnic table, and full hook-ups. The folks in the office are so friendly and helpful, you can't help but have a great day in this beautiful location. The trolley comes by (right into the park) every hour from 8am to about 11p and they take you into Patriot Park just behind the Old Mill Restaurant and General Store. From there you can take a variety of other trolleys to interesting spots like Dollywood and even into Gatlinburg. The local trolley is only 50-cents a ride or $2.50 for the entire day.

If I could give this campground negative stars, I absolutely would…read more Our experience here has been nothing short of frustrating and disappointing. The campground has a serious rat problem, and because of it, our RV was damaged. This issue should have been prevented and properly addressed by management. This is not a kid-friendly place at all. Children are constantly being reprimanded for simply acting like kids. The property manager, Jessica, is rarely ever on-site. She is quick to complain and issue notices, but almost never available when residents actually need help. In contrast, the maintenance manager Daniel and his wife Becca are always around, responsive, and willing to help whenever needed. They are the only reason many issues get addressed. Residents are charged random fees with little explanation. Then management claims payments are late in order to tack on additional charges. Eviction notices seem to be handed out every couple of weeks whenever a new charge is added. The bathhouses are extremely outdated and honestly look like something out of an old horror movie. The cabins are old, poorly maintained, and some reportedly have black mold. During our stay, someone even passed away in one of the cabins. Management claims to conduct background checks, but some of the individuals staying here make that difficult to believe. Overall, this has been a terrible experience. Between the rats, questionable fees, poor management, outdated facilities, and lack of concern for residents, I would not recommend this campground to anyone.

If you expect little, you'll get it here. A little noise all the time from the road traffic. A…read morelittle noise from the neighbors yelling or playing. Not sure when they closed the pool but it it was before it was too cold (they claim it's heated". The bathrooms are not heated, the little heaters they use don't work well. The community/laundry room is the same.. too cold to enjoy. We found multiple (5 or 6 so far) Screws on our site's gravel parking spot. There is no onsite manager. They have a nice guy who does maintenance named Gary. Jessica the person who "sold" us on the amenities later closed the bathrooms/showers for the winter during our 3 month contract. This side swiped us, we were lead to believe this "required amenity" for us was included along with the other services.. Multiple days / times they randomly shut off water access to the whole park, sometimes with little to no warning. To address their water pipe problems... apparently, it's not worth it to them to actually fix the problematic water system here.. not when they can shut off services whenever they want.. Also, very few dogs around here.. but we hear barking everyday and I've stepped in dog waste while taking garbage out to the dumpster (which bears visit, and is completely in the dark) (unlit area). There is basically no supervision around here, with a few different children wandering around and making noise just to make noise... but again, it's washed out by road noise.. Although emergency crews come up and down HWY321 more often than I would have expected... Bottom line, they do the bare minimum here and are not above misleading people to get them to sign these little leases. It's cheaper.. that's nice.. a lot of problems with this place although. It's owned by a group that owns a number of places; so there is slow contact and little vested interest into this park. This would be an awesome park for someone who actually cares about good services and people... but since it's grandfathered into the old restrictions rather than the news ones... it's tighter and more compact than restrictions allow for new campground's yet to be built. We've already had one flat tire in two months of being here (new tires)... seems like people leave here upset with axes to grind. Unreliable makes it unsafe.

At my arrival, the office mistakenly saved my debit card information under the wrong customer file…read moreand charged my card. When I brought this to their attention, I was assured that my card information would be removed from the incorrect account and that the issue had been resolved. Despite those assurances, my debit card was charged again. This second charge occurred after I had already notified the staff of the mistake and after I was specifically told that my card information would be deleted. As a result, I spent a significant portion of my vacation dealing with a problem that should never have happened in the first place. Not only did these errors create financial stress and inconvenience, but they also ruined what was supposed to be a relaxing vacation. I trusted your staff to correct the mistake after it was first reported, and unfortunately that trust was misplaced when my card was charged again. I believe it is unreasonable for me to bear the consequences of repeated errors made by the office, particularly after I had notified you of the problem and received assurances that it had been corrected. For these reasons, I respectfully requested a refund and I was denied and told that it was my banks fault for letting the transactions to occur. They won't take accountability and refuse to work with me. This was my debit card that was charged and over $400 and was on hold for a total of 8 days. My bank cancelled my card. Just one headache after another because of all of this. I feel as though they should've accommodated me seeing how their actions and failure to pay attention caused all of this.

Klaire and Patrick are the sweetest couple managing the property and ensuring everything was just right. They provide quite the hot list of things to do and fav sights to see while staying. We checked out quite a few of their recommendations, and they did not disappoint! We loved that the campground was quaint and not a concrete campground like many others in Gatlinburg. We had sites 24,27, 28, and the papa bear cabin. This was such an amazing spot to post up and social distance from the world! Easy access to remote hikes that are stunning and away from the craziness of downtown Gatlinburg. We would recommend this spot to anyone looking for a great getaway!

We also really enjoyed the hiking trail at the back of the campground. Our 2 interactions with camp store staff were very pleasant, and we met a lot of nice guests here too. It's so close to the national park and other off-site adventures, but you could easily have a stay-cation here and never leave! Wi-fi is included and worked great. One tip - if you plan to cook over the fire, get plenty of firewood because their fire pits are quite deep and the cooking grate height cannot be adjusted. Our kids are already asking when we can go back!

We camped here in our RV for the first time this Memorial Day weekend…read more Pros: - best campground pool I've ever seen with fountains and waterfalls - big pavilion with events and live music on the weekend - food truck stop - bike trails that can take you over to Burger Master for a flurry or burger To Improve: - If the road around the RV sites were all paved that would be fantastic. Our bikes (adults and kids) fish tailed a lot when riding around in the gravel to get to the paved parts that were around the rest of the campground (all of the other roads are paved to cabins and tiny houses, etc.). - The signs for the hot tub could be better placed. There were kids in the hot tub at the top of the stairs but there is sign that says adults only on the gate when you first walk up. On the back of the gate it says adults can ask kids to leave. My kids thought they were not allowed in the area at all because of the sign on the front of the gate. (My kids who don't splash or cause a ruckus.) My 11yo recommends switching the signs so it says that adults may ask kids to leave when you walk up, instead of "adults only". - Also, locks on the shower stall doors would be awesome too. When we were in there taking showers, people would yell "is someone in this one?" - because the doors didn't have locks and it was hard to tell which was taken. The bathrooms were nice and pretty clean, stalls were kind of small when helping a child (not much room to move around). - WiFi could be better. Overall, it was fun and we will be back. I would probably give it 5 stars once the RV loops are paved so it's safer to ride bikes throughout the entire campground. We saw kids walking their bikes out of the RV loops because it was so unsafe. I had some close calls a few times and I've been riding bikes for almost 40 years! We enjoyed the Capt'n Mac's Seafood and Grill food truck there for Memorial Day weekend.

If coming in from the West through Townsend, Wears Vally road is narrow and twisty. Some decent grades also. Coming from Pigeon Forge the road is wider and no steep grades. Either way a scenic run. We are 40' and tall with a Mega Cab so similar to driving a trailer truck and we made it fine but not everyone is up to the twists and turns. At the campsite which was up a decent grade there is an evergreen tree that needs pruned back to back in without scratches tot he rig. Also the site and several others seem to be slanted where it would have been easier to back into from the other direction. Also please not that some sites are back in and others are pull ins. Site was close to level left to right but I used two blocks on the passenger side. Could have gotten away with just one. Front to back the site was quite unlevel so made for a very low nose that I did bump my head on several times setting up. Once set up I went to walk the dogs on the loop. Quite a bit of grade so great exercise. Only issue is there are no trash cans except all the way at the entrance and the dogs never had to go down there. Water pressure seems good and electric only blinked off once during the storm the first night. The sewer worked good also. Over all not a bad campground but needs some maintenance on the trees and the drive and add trash cans for pet waste. It did seem not many folks cleaned up after their pets.
