I received a text from Discount Plumbing Rooter Services the night before, letting me know that they would arrive between 8am-10am the next morning. They even included a photo of the plumbing tech that would be stopping by - as well as a fun fact about them. Knowing that I had firm window of when they would be arriving and who to expect - put me at ease right away. The next day - I received a text alerting me to the plumber's upcoming arrival. Adan G arrived with a big welcoming smile, and with his teenage son in tow. They were so professional and put on disposable shoe covering booties over their feet right away to enter our place. Once inside - they were quick to access the situation and use a large snake device to unclog the blockage. They were so personable throughout the process. I loved learning when talking to both of them, that Adan's son - has been dreaming of becoming a plumber since he was three years old. He was a huge help throughout the process and he would hand tools to his father upon his request. Once finished - they were prompt with cleaning up any pipe residue on the bathtub. It was beautiful to see water easily going down the drain. All three of us looked on with satisfied approval.     Based on my recent experience, I have the following words to the wise to offer anyone who deals…read morewith this company: 1. Document everything they do, including when they arrive and when they depart; and 2. Insist that they provide you with an itemized invoice, which clearly indicates the time and materials for which you are being charged. Some background to these words: On March 5th, I went to Discount Plumbing Rooter Services' website and requested a service call for a clogged bathtub drain in a rental unit that I own--with a partner--in Noe Valley. Discount Plumbing gave me a time window of 2:00 to 4:00 pm that same day. I received a text message that their plumber(s) were on the way at 2:08 pm. My tenant later said that she thought the plumber(s) arrived between 2:15 and 2:30 pm. [Note: I say plumber(s) because she only met with one (1) plumber, but couldn't rule out that there wasn't another one. This is relevant to my subsequent bill.] At 2:45 pm, the plumber she dealt with (O.G.) called me and said that the bathtub overflow pipe was loose and needed to be replaced. If it wasn't, I should anticipate that the tub would likely leak into the ceiling of the bathroom that was located downstairs. The overflow and tub drain pipes typically are sold as a single unit; so the tub drain pipe would be replaced at the same time. O.G. quoted me a price of $2,588. When I noted that Discount Plumbing offered a 10% discount to seniors, he said the bill would be $2,329.50. Faced with this reality, I told him to go ahead and replace the overflow/drainpipe. At 5:25 pm (3 hours and 10 minutes after his arrival), O.G. called and said the job was done and requested payment, while noting that he would subsequently email me a copy of my invoice and photos showing the work that was done. When I looked at the invoice, I found that it did not provide any details as to the work done (i.e., hours worked and materials used) but rather just stated that it was a "Custom Job Scope 1000" having the above-stated unit cost. As a licensed civil engineer, I have for 30+ years prepared proposals/estimates for work assignments and submitted subsequent invoices on innumerable jobs and have always provided clients with my "estimated" time and materials costs in my proposals and my "actual" time and materials in my final invoice. For that reason, I called Discount Plumbing the next morning (March 6th) and requested a revised invoice that provided that level of itemization. That call was forwarded to O.G. who indicated that he would do as I requested. I finally recieved an itemized invoice on March 9th, which stated--and I quote: "The bathtub drain line was clogged, and the existing waste-and-overflow assembly was loose and not structurally sound. To properly clear the blockage and prevent future leaks, we removed the old waste-and-overflow assembly and installed a new, solid waste-and-overflow system. This ensures the drain is secure, leak free, and capable of supporting snaking in the future. We then ran a 20 foot cable snake through the line to clear the clog. The line was found to be full of hair buildup. After clearing the blockage, we tested the new piping and drain system to ensure there were no leaks and that water drained properly. The workspace involved difficult access, which added complexity to the repair. Price Breakdown - Bathtub Drain Repair & Line Clearing Parts * New waste & overflow assembly * New drain components (gasket, strainer, washers) * Installation hardware & fittings * Consumables (putty, tape, sealing materials) Parts Total: $415.00 Labor includes: * Removing old loose waste & overflow unit * Installing new waste & overflow assembly * Running 20 ft snake cable to clear hair blockage * Testing all connections for leaks * Verifying proper drainage * Hard access work conditions * 5 hour project Labor Total: $2,175.00" Based on the above, I have concerns, which affect my review of Discount Plumbing: 1. If the work was finished as of 5:25 pm (as stated by O.G.), why was I billed for a 5-hour job? To do so, he would have had to worked until 7:15 pm based on his 2:15 pm arrival time--another hour and 50 minutes. During that additional hour fifty, I was charged $435 per hour. For what? 2. The itemized invoice implies that 2 plumbers were present (based on the use of the word, "we"). That potentially might explain why the billing rate was $435/hour; plumbers in the Bay Area typically charge $100 to $200 per based on experience and $435/2 = $217.50. However, why were 2 very experienced plumbers sent to deal with a clogged drain and why did my tenant on meet only 1 plumber? I can't prove that O.G. left well before 7:15 pm nor that only 1 plumber worked on my job because I wasn't there but I have my doubts.

For all three, Johnny offered options with advantages and disadvantages of each, and let us choose which was best for us. All three tasks were done quickly, and at a high-degree of quality -- and all three were clean after the work. (Actually, he left the floor of the half-bath in the garage where the utility sink ended up *cleaner* than it was when he started!)     I had a Mr Steam shower that was not producing very much steam at all. I called Lutz Plumbing and…read moreEdwin came out to diagnose and made recommendations. Two of their others plumbers Dario and Julian came out to make the repairs but that did not solve the problem. I called back to let them know that it was still not working and received a call from Phil within an hour to address the repair issue. Phil said he would order another part and would have someone out to replace at no charge for the part or the visit. Unfortunately the steam unit still did not work correctly. Phil said he talked with Mr Steam and the company sent a number of parts to repair the unit. Unfortunately the new parts did not solve the problem. I then thought about getting a new replacement unit, but Phil said he had some other ideas and would send his technical supervisor Sean out. After Sean's visit the and a followup visit, the steam shower was working like new. It was discovered later that Mr Steam had sent a new updated part that was not compatible with my unit and caused so many of the miss diagnosis. Throughout all this frustrating time Phil remained positive and used all of his resources and knowledge to fix the situation. During one of our many conversation he said, "We will stick with it until fully resolved", and he did. Yes it was a frustrating situation, but Phil and his crew were patient, courtesy, and positive throughout the process.
