My experience was just few words, RUDE, LAZINESS & NO OWNERSHIP with the Mortgage agent Claudia Lopes, who can raise the voice & cannot be nice & atleast be normal. Felt like she's the client and i'm working under her. Due to her laziness & delay from Claudia Lopes i ended up paying 727$ as Interest charge as delayed my file for 10 days and she responded to bank on Friday late 4 PM which added to 3 more delays, so 13 days Interest charge , just because of mortgage broker delays. I saved ~500$ using Mortgage broker but ended up paying 726$ Interest chargers due to Mortgage brokers delays. Good Luck! We think about saving by going to mortgage brokers but ended up treated rude, bossed without politeness, wasting lot of time and Loss of money too( thinking Delays due to Broker end is customer problem and he has to pay for it) Be wise, Avoid Mortgage brokers, contact Bank directly as the time & formality and delays you going to see, you feel sorry for yourself. Started a mortgage renewal 3 months before my renewal date. After gathering all my information, they were extremely difficult to work with. Nobody know anything and they don't talk to each other. 2 weeks before the renewal date, I was informed that everything was good to go. No further information needed. 3 days before the renewal date, the I find out that they didn't disclose all my information to the lender and the lender now wants to back out of the deal. I am left high and dry due to their incompetence. I wouldn't recommend them to anyone. read more

Worst customer service, the slowest, most deceiving company I've ever dealt with! Do not fall for their advertised low rates. I spent a lot of time researching the best interest rates and after finding that they offered the lowest rates by far, I started pursuing it and gave them my exclusive choice instead of also exploring other options, what a big mistake and huge regret! Now, mind you that I needed a low mortgage (about $200K) and wanted a 3 year term which on their website was advertised at 5.54%. I wasted SO much time waiting around, calling, emailing and taking days to hear back. I was getting anxious because I had already signed a purchase agreement and my condition date was coming up; they knew that and pretty much told me to relax as we had enough time. I also knew rates were going up soon, and after 3 days trying to get in touch with them to follow up and find out where my application was standing, I decided to apply with Nesto (thank god!!) with whom I had my application pre-approved and rate locked in less than 24h. It had been a week since Butler had all of my documentation (and there were no complications on my end; in their own words, we could get a higher mortgage than what we asked for); When we finally heard back and told Buttler we had been pre-approved with a competitor they said "oh, that's good. We'll come around and beat their offer", So I kept waiting around, and 2 weeks after my application, on the day before my time was up, they called back to say that because my mortgage was so low, the lender came back with a rate of 5.99%. BS! I was constantly checking their website for any rate changes and their 3 year term had changed the day before from 5.54% to 5.79% (I understand that you get a higher rate with a lower mortgage, but with the rates going up I now see what they were actually doing). Dealing with them was not only extremely stressful, but a ridiculous waste of time and resources. But who knows, they might value you as a customer if you request something above 500k. Too bad I can't give a zero. Called in September and spoke to Prince and gave details of my mortgage renewal. He offered a great rate. Formally applied. 2nd call with Prince who then said I wouldn't qualify for the previous rate but would get back to me. Didn't hear anything for over a month. I then forwarded the supporting documents he had referenced and again nothing until today, weeks later. I asked why I hadn't heard from him and he said because he's busy and he has to answer emails in a priority sequence. Wow, just wow. One of the strangest business transactions ever. Was told I was approved for a mortgage, then I was told that was a mistake and more info was required. Then they told me I would be approved within the week, then they stopped returning messages. I contacted them 120 days in advance of my renewal and they stopped responding just over a month from my renewal. I ended up renewing with my bank at a good rate, but if I had been dealing exclusively with Butler I would have been hooped. Would not recommend them. read more

Worst experience of my life. New home purchase with a refinance on an existing home. They forgot to do the appraisal on both properties and they tried to claim this was normal. I ended up waving our financing condition on a house with a 50k escrow having no idea how much money I would have from the refinance, or how much money I would have for the new mortgage. The first and only requirement for me was that I pay the same amount every month. Before them I always had fixed mortgage, but W. Butler convinced me that even if I get variable I still will pay the same amount, no matter if the prime will go up or down. If that happens, he said, then it will be changed within your payments - you will pay less or more of your interest, but monthly payments will stay the same. And what a surprise it was, after I signed with the mortgage company for variable rates, when I received a letter that my payments will increase because the prime increased. And they will increase every time accordingly to the prime rate increase. When I called Butler he was denying the fact that he said such a thing and promised to read all our conversation which he recorded. Guess what? He never called after that and didn't answer my emails -so much for an honest service. I am very angry, because at the time of my application I still could get a decent fixed rate if I would not be desinformed. read more

They were not as bad with me as with other reviewers. They answered all my answers patiently and thoroughly and were quick to reply by email. They never mentioned a $500 fee if you don't end up going with Butler. You'll only see it if you read the commitment letter. Beware of that. In the end a broker from someone we knew got us better terms: 1. no $500 clause, (2) no $350 appraisal fee, (3) not getting a worse rate if you didn't borrow a certain amount. My mortgage was promised to go through on the 29th of june... did not go through.. was promised to go through on july 12 did not go through. Do not waste your time. The process was over zealous. I had to have a home aprasial when my mortgage was less then half of what the home was worth. very invasive. No communication. Changed the date on the paperwork. Seriously, you guys are a joke. You never even mentioned that I had the option of using your lawyer. I don't know how I can "insist" on using my own lawyer when you don't even give me the option. Given the poor attention to detail at the company, this shouldn't be surprising. Furthermore, if someone does choose to use their own lawyer, you should make them aware of the maximum reimbursement. Let's also not ignore the fact that in the contract, it says "Est Cost". Nowhere does it say maximum. Now you accuse me of threatening to write a bad review. Lol. I never did and never will. Delays and requests for more and more irrelevant information like divorce papers from 4 houses and 18 years ago. We call and they do not answer. We send the required info and they ask again and again for it even though they did reply to the emial the first time we sent the attachment. Now they need another copy - it was a PDF that anyone could just copy. We bought an investment property and paid 100% cash to close because Butler took so long to organize the papers; but now we may not be a good enough credit risk to get the 75% mortgage we originally applied for. We paid cash remember so apparently we are not a good enough risk? NEVER EVER TRUST BUTLER. Very disappointed in our dealings with Butler Mortgage. Very long response time to emails or phone calls, misleading information from different people we spoke to, and the one lady preferred telephone contact and we realised afterwards that this gave us no paper trail for what she had promised us. The company advertises as low rates, without gimmicks or fees. Incorrect - you still pay fees. We did end up getting the mortgage through Butler but it is with a bank, for which we could have dealt directly with the bank - no cheaper rate through Butler. Beware of this company, they are not as they advertise. It cost a lot to deal with them. read more

Instead of have one representative per customer, they work as a team. Ron, Ashley and Tara, they are all very helpful and patient with my questions. Sent an online inquiry to Ratehub and the next day got a phone call from Butler Mortgage. Ron was assigned to handle my request. After taking my input information he announced the rate. I asked him if he could calculate monthly payments. "There are hundreds of calculators online and you can do it yourself", he replied, "we only provide the rate". I was quite surprised to hear this kind of response so I tried to politely explain to Ron that I need more information and conditions about my mortgage before I submit documents and sign papers. "We just provide the rate. If you need more information find somebody who will explain you what you want. Bye". Without letting me say a word, he hung up. Represented by Ron, Butler Mortgage demonstrated the most disgusting and disrespectful customer service I ever experienced. Ten minites after that owful conversation, I've got a phone call from another company and their representative answered all my questions along with doing all requested calculations. read more

I came to Butler Mortgage with a two-week timeline when I found my previous mortgage company could not provide an open mortgage and I expected to sell within a relatively short time. Will Butler accepted my application. He was unable to have his referred lawyer extend the deadline by sending the request to pay out the existing mortgage. We went with our own lawyer, who was accommodating. Our existing mortgage company was generous and provided three extensions over the six weeks that followed. To my end, I always provided requested documentation no later than the start of the next business day. Butler Mortgage set up the standard appraisal of our property, which I had been clear was a rental home with separate basement suite. On the day of the appraisal, Will Butler advised me to outright lie to the appraiser (and effectively to the bank), with the following text called out in his email in bolded red type: "** It's very IMPORTANT that you are there at the property when the appraiser arrives, you MUST not tell the appraiser the property is rented, rather currently occupied by a family relative. **" I told Will that this was not possible and re-asserted that I had been upfront from the start about the property being a rental, knowing this to be an important point in real estate financing. He later responded that he had spoken to the bank, and that I no longer needed to be present or to make the false statement. One other incident stood out in those challenging weeks. In response to my security concerns, Butler Mortgage told me that it was acceptable to black out our social insurance numbers within the documents. I sent the documents encrypted and provided passwords by a different means. Four weeks later, I was told that the documents needed to be re-sent with the blocked-out information visible. With the timing now critical, I sent by fax rather than encrypted email. Will's assistant returned the complete documentation in an unsecured email, with my spouse's and my most vulnerable information on almost every page. Horrified, I asked why. Will Butler's verbatim one-line response: "Identity thieves hack multibillion dollar corporations, not small business emails." Go ahead and read that again. Presumably Mr. Butler is confident perpetrators of Canada's fastest growing crime would never bother with the communications of one of the country's highest-volume mortgage brokers, despite an apparent lack of policies for information security. The day before our final deadline, six weeks after we had begun, Will Butler's assistant said: "I'm not sure what's happening; this just landed on my desk." I replied: "I contacted you three times this week alone, following up to find out where things were at. You have not replied to me." On another occasion after I had questioned multiple grey areas, including broker fees not previously disclosed, Will Butler responded that I was clearly not equipped for handling stress, or he would have dropped my file. Sadly, he spared me that kindness. On the deadline day, I was sitting with my spouse in our lawyer's office to finalize the transaction, when we discovered that the funds could not possibly be transferred in time. At the same moment, Butler Mortgage contacted us to request yet more redundant documentation. We had missed the deadline, and our old mortgage auto-renewed, meaning thousands of dollars in penalties, not to mention the hundreds wasted on the appraisal and legal fees. I chose to write this review after much careful thought, and felt it was my responsibility as a consumer, after giving myself sufficient time for the emotion to subside after the disappointment, costs, lack of accountability and bullying by the very arrogant Will Butler.
