Renting with this company was one of the most stressful times of my life. I lived at the property I…read morewas renting for 2 years, one of which, the property was not managed by this company. From the beginning of our agreement, this management company was unorganized, small, and unable to do the necessary tasks. For months, I went without use of a washer and dryer because the maintenance they hired to do handy work never bothered to actually fix anything. Half the time, the maintenance was selling fruits from the back of their truck in the parking lot, fixing their own truck, or just hanging out and talking with other residents. Moreover, I was charged $2.00 a load of laundry and $2.00 to then dry the load. The company really just tries not to hemorrhage money at whatever chance they can get. On top of this, the neighbors at the property were either a family with loud kids or college kids who like to party.... After contacting the owner's assistant on multiple occasions, the issue was never resolved and we had to take matters into our own hands. Basically, this company is very truly struggling to serve its intended purpose. To manage a property. AVOID MSM, you will save a lot of headache. And money.

I was a landlord client of Citizen Real Estate & Property Management for more than 10 years, and…read moreunfortunately, my experience has been extremely disappointing. I paid approximately $70 per month for property management, believing that my property would be properly monitored and that I would be notified of significant problems. I understood that the property was supposed to be inspected at least annually and that I would be informed about damage or maintenance issues. I had a tenant who lived in the property for more than six years and had multiple pets. During that time, I was not properly informed about the condition of the property. After the tenant finally moved out, I discovered that the house had been left in terrible condition, including holes in the walls, a damaged/caved-in ceiling, filthy and sticky floors that needed replacement, and extremely dirty bathrooms and kitchen areas. What is even more concerning to me is how repairs were handled. In my experience, some repair costs were significantly higher than what I could have obtained from other contractors. It left me questioning whether the pricing and invoices were reasonable. I was also told that the ceiling had been repaired and was charged approximately $450. I was shown a picture that was supposed to demonstrate the repair. However, I later discovered that the ceiling had not actually been properly repaired. From my perspective, this was extremely troubling because I had paid for work that I expected to be completed correctly. After more than 10 years as a customer, I expected better communication, oversight, transparency, and accountability. Instead, I feel that I paid management fees while the property deteriorated without me being adequately informed. If you are a landlord considering hiring a property management company, I strongly recommend doing your due diligence, getting independent inspections, and carefully reviewing every repair invoice and completed repair yourself. Based on my experience, I would not recommend Citizen Real Estate & Property Management to other landlords.

We did 5,000 dollars worth of flooring and was told we wouldn't get our deposit back for rent, but we didn't pay it because they wouldn't fix anything properly. When we told her we were moving she said "I wonder what's really going on there" we left for HER LACK of managing a property. Everytime we went to Vivian for a problem, she somehow switched it to be just us. I wonder if the owners of these properties know what type of lady they have "managing" their properties...

Our search started in October 2024. However, we didn't find OUR house until August 2026. So let's…read morego to the beginning. I research everything. So obviously, I read reviews on different agents. I'd come across more than a handful of realtors with very high reviews, but wanted the best God had for us. So we prayed and asked God to lead us to the right agent. Long story short, I called a female agent about a house and left a message. By the next day we still hadn't heard from her. She called and texted back over the weekend but for some reason we kept missing each other. So I contacted another realtor who also had very high reviews who was selling a different house to ask about another house. At this time, we still had plans to go with the female realtor. However, Scott (the 2nd agent/realtor) contacted us right away. I was up-front with him and told him that we were looking at another agent waiting for her call. Scott kindly said that there was no need for that and he can help us...lol. Now, let me just stop and say that Scott did NOT poach from another agent. The other agent hadn't yet spoken to us. With that being said, I believe it was God answering our prayers. We agreed to keep Scott as our agent because of his high reviews. However, I personally believe it was more to it. Feel free to think of it like this, God chose our realtor for us. With that being said, this market was and is "stupidly other worldly". We barely saw nor liked most of the houses on the market. We started out almost $180k lower in the beginning. We were just starting out not really understanding the market. Scott, was never pushy. He gave us the space to figure it out. There was a lull period until April 2025. We went up almost $100k from where we first began. We put an offer on a house. Again, Scott gave his gentle input but let us figure it out. The seller went with another offer. I'm personally happy they did. The market was horrible at that time and I agreed to buying out of desperation. Our desire was to buy in North Peoria or Dunlap. Unfortunately, the houses in those area's are ridiculously priced. Let's move up to 2026. We increased to $180k above our original amount. We finally saw a house in July of 2026 that we were interested in again. Scott showed us the house and we put an offer on it right away. If you've gotten to this point in the review ask Scott what happened next. It's as if God held this house just for us. No one put an offer on the house!!!! Guys, it made absolutely no sense. We were able to negotiate with the sellers. Scott gave us a starting point and we went from there. Scott was adamant about not letting the sellers keep us waiting for an answer past 24 hours. He was on top of everything. Needless to say we purchased this house in a desirable neighborhood for significantly under asking price with Scott's help. We know it was ultimately God that did it. But I do believe that Scott was God's choice for us. He stuck with us through this crazy market for almost 2 years. We were picky because we didn't want to accept the dictations of the market. I'm sure it was frustrating to Scott to go without a sell for that long. Scott, we appreciate your attitude and gentle grace (which I think is your superpower) throughout this 2 year journey.
