Rent increases happen with no property updates or communication, and maintenance enters units with little to no notice. The buildings themselves are quiet, but the walls are very thin...you can hear everything in nearby units. Management accepts and acts on unfounded complaints without investigating, so be sure to document everything. If one neighbor decides to blame every noise on you, management will not verify facts before threatening your lease!! This was specifically at Woodsage Apartments.

Renting with this company was one of the most stressful times of my life. I lived at the property I…read morewas renting for 2 years, one of which, the property was not managed by this company. From the beginning of our agreement, this management company was unorganized, small, and unable to do the necessary tasks. For months, I went without use of a washer and dryer because the maintenance they hired to do handy work never bothered to actually fix anything. Half the time, the maintenance was selling fruits from the back of their truck in the parking lot, fixing their own truck, or just hanging out and talking with other residents. Moreover, I was charged $2.00 a load of laundry and $2.00 to then dry the load. The company really just tries not to hemorrhage money at whatever chance they can get. On top of this, the neighbors at the property were either a family with loud kids or college kids who like to party.... After contacting the owner's assistant on multiple occasions, the issue was never resolved and we had to take matters into our own hands. Basically, this company is very truly struggling to serve its intended purpose. To manage a property. AVOID MSM, you will save a lot of headache. And money.

It was safe, it was clean, it was quiet, and it was affordable. Both the residents and the staff were very friendly, so it was a nice environment to live in. The apartment is surrounded by woods on three sides, so it is a quiet and relaxing environment as well. When I moved in, my apartment was meticulously cleaned before I moved in, and everything was in good working condition. I did have one minor maintenance issue during my stay, but I let the property manager know about it, and it was promptly taken care of. They have 1 bedroom and studio apartments available. They also have excellent deals for those of you that are looking for a short term deal, and they even have some studio apartments available for rent that come with furniture, a TV, kitchen supplies (pots, pans, plates, silverware, etc), towels, sheets for the bed, pillows, and blankets (all linens were new). I literally only had to bring my clothes and other personal belongings. These studios also include your cable, internet, and utilities all in your rent bill, so all you have to pay for is rent. For those of you that are just starting out, college students, interns at CAT, or just someone looking for a convenient apartment, it was very nice and easy. Onsite laundry facilities are also provided. The apartment is in a more residential section of Peoria, but it is fairly close to major stores and just about everything else you need. It's a 15 minute commute to Caterpillar and downtown Peoria as well. There is plenty of parking provided, and it is free. Overall, I was very pleased with my stay at Woods and Meadows, and I would be more than willing to come back again. I had a good experience there, and I highly recommend it.

First of all Woods & Meadows only offers studio's and one bed apartments (and no balconies). I needed more space so unfortunately had to move out, otherwise I'd most likely still be there. The apartments are clean and cozy. Everything worked fine in the two I rented during my time there, and if it didn't, Richard the maintenance person came out quickly to fix the problem. The complex as a whole is very quiet. The pool is small but well kept and rarely got busy in the summer. The complex manager, Cindy, is wonderful. She doesn't stand any nonsense but is also very helpful, efficient and friendly. If I had anything negative to say - it would probably be just that the apartments are a little older and would benefit from better AC/heating units. This apart - Highly recommended if you're looking for a great value, quiet studio or one bedroom apartment.
