The Willows was a nice place to live for the year we were there. Very quiet and everyone kept to themselves. However, even though we never talked to any neighbors, we still knew all about them after just a couple conversations with the office manager...everything from cleanliness, hoarding tendencies, to sexual preferences. The gossiping did make me slightly curious what was being said about us and our home. Snow removal was fairly decent in the winter, and they kept up with the landscaping and yard well in the other seasons, keeping the apartment grounds nice. We had one issue with our water heater that was resolved within a few days.
The major issue we ran into was with moving out. We have a dog, so I assumed our apartment would be under higher scrutiny than a pet-less apartment. We did not have the carpets cleaned before moving out, which was supposed to be done as stated in the lease, so we were on track to owe $75 for carpet cleaning. I feel as though that is the apartment complex's' responsibility in between each tenant, but whatever, I wasn't going to fight it. The company that cleaned our carpets when we originally moved in was "Super Steam," and the office manager gave us raving reviews of the great work he does for a reasonable price. Super Steam DOES NOT do black light testing on the carpet. The company they had come out to clean our carpets the upon moving out was some corporate carpet cleaning company that performed a black light test on our carpet and revealed "25% of the carpet was covered in pet urine." Yes, our dog did have a couple accidents within the year we lived there, but nothing that would have covered that much square footage of the apartment, and the spots were cleaned thoroughly with my professional grade carpet spot steam cleaner. We asked for a 2nd opinion from Super Steam since they were the ones that cleaned it originally. Our request was denied as The Willows no longer uses them as their carpet cleaning company. We did get a 2nd opinion from another carpet cleaning company and they signed off (in 2nd grade handwriting, not looking very professional) that the carpet was indeed needing to be replaced. So now we were on track to pay for new carpet...
It was to our understanding that the "non-refundable pet DEPOSIT" was a deposit that would not be returned, but would be used toward any damage incurred by the pet. I've talked to several other landlords about their policy on this, and all of them said that the pet deposit never gets returned, but does go toward any damage caused by the pet, if there is any. At The Willows, this was not the case, we were told that even though its called a deposit it's more of a pet fee that we pay in order to be allowed the luxury of having a pet live with us. (Which, on top of the pet deposit, we payed "pet rent" that was a monthly fee.) Because of our situation, the lease has now changed for future tenants to call it a "non-refundable pet fee," yet we still didn't get our deposit used towards the new carpet charges. Overall, if our move in procedures had been the same as our move out procedures (black light testing done at both times revealing more pet urine upon moving out) and the pet DEPOSIT was used as a deposit that went toward our overall charges, then I would not be upset over this whole situation. When we moved in, our apartment had an ethnic food odor that we were told almost made the office manager have to replace the carpet before we took occupancy. After a week or so of getting all of our things moved in, living there, and airing it out, we no longer smelled the odor. But did notice when we moved out and all of our things were gone, that the apartment went back to having a slight ethnic food odor with us never having cooked ethnic food. I would think that if the carpet was actually as bad as it was made out to be, that it would be a urine smell, not ethnic food odor that had to have still been in the carpet.
My recommendation for anyone who does chose to sign a lease with The Willows, especially if you have a pet, would be to ask for a unit that already has older carpet, and to also be very cautious so you don't get taken advantage of. I realize a lot of apartment complexes give tenants the same amount of grief, but I was just hoping it would be different with The Willows, as everyone seemed so nice upon moving in. read more
