It's a nice looking large complex. However, the buildings are older and many of the units need…read morevarious updates. The biggest deal are the doors and windows. Plan on your utilities being high and you still being cold, because most of them are as drafty as a wind tunnel and maintenance will leave it to you to deal with it. Also they have a third party billing system for gas and hot water. They prorate the charge by how many occupants reside in a unit. So if you are out of town for a month and live alone, plan on paying as if you had been there using your bathtub for a jacuzzi 5 days a week. In addition, they do not and will not account for payments that you make for the utility. You get the bill from the utility company, but the payment that you make goes to the management company (Hartman Tyner). They are supposed to send it as a part of the whole payment to the utility for the entire complex. However, don't be surprised to find a note on your door claiming that you owe more money. Having a copy of the statement for the utility and a copy of your canceled check means nothing to them. They simply will claim that the payment that you sent was for "the previous month". If you produce the canceled check for that month, they will claim that that was for yet a different month. Although they will prorate rent to get you moved in ASAP, they will not do the same when it comes time for you to move out. If you give notice on December 3, that you plan to move on Jan 3, you will be paying rent through until Jan 31. When you do move out, they may or may not refund some of your money, but they absolutely will not be refunding all of your security deposit. Don't bother paying to have your carpets cleaned. They will charge you the fee for their guys to do it either way. They will also charge you whatever additional money that they come up with for that unaccountable utility (gas/hw). They will give you seven days to respond to their accounting for how much of your money they kept, but you will have to file a formal complaint to get a response back from them. So why did I give them two stars???? It is actually a pretty community if your driving around in the summer with all of the great landscaping. Also it is a gated community. I suppose that rates two stars.

When I first attempted to give my 30-day notice, I was told it would not be accepted and that I had to give a 60-day notice instead. After completing the 60-day notice, I was then finally allowed to submit a 30-day notice so I could avoid being charged for October rent. Throughout this process, I communicated repeatedly with Simone in the office (as she was always the only person I was directed to speak with). I also spoke with Pam. I made it very clear each time that I needed to know exactly what fees or charges I would be responsible for. Simone reassured me several times that the only payment I would owe was September's rent. However, after moving out, I was charged an early move-out fee--a charge I specifically asked about multiple times and was told I would not owe. When I called to ask why I was being charged, Simone became upset with me and told me that "as an adult," I should read my lease, even though I had been trying to clarify everything in advance and relied on the information she provided. It was extremely unprofessional and disappointing, especially after being a resident for four years. Overall, my move-out experience felt misleading and stressful. I would strongly recommend that future tenants get every answer from management in writing, because verbal assurances were not honored in my case.

The place overall is well-kept and the rents are reasonable. The community is full of nice neighbors who will just about greet you and make small-talk on a daily basis. Work orders are placed easily either by direct e-mail or the phone app, and they get to it in 1-2 days. Trash pick-up is daily every weekday morning in the front yards too. There is a small gym in the clubhouse (pool) with a few treadmills, ellipticals, bikes, cable machine, and dumbbells going up to 50 pounds. Free continental breakfast every first of the month when you drop off your rent. A few events being held with free food and lottery prizes. Other things are that this is right in front of Target, whichever way you go down Southfield Rd is a whole bunch of restaurants and businesses, and the Beaumont hospital is nearby. In all, I would highly recommend this apartment complex (and from what i've seen, this place gets only few openings due to how long their tenants stay).

My biggest concern is the condition of my apartment and the way management handled serious health and maintenance issues. On June 5, I discovered mold on my furnace filter after management had claimed a company had recently replaced it. I took the filter to the leasing office and showed the visible mold to two employees. During my time living here, my asthma--which had previously been severe enough to leave me disabled--became active again. I informed management that I believed my apartment was unsafe and uninhabitable due to the conditions. Since March 5, I have had visible mold in two closets. One closet has standing water every time it rains, making it unusable for months. Despite repeatedly reporting these issues, the repairs were not completed in a timely manner. I was told they will not be able to do the repair on my foundation until I moved out. My apartment is approximately 750 square feet, and I received no rent credit for the loss of usable space and was never offered alternative housing while dealing with ongoing water intrusion and mold concerns. My lease was scheduled to end on August 24, 2026. Because of the health concerns and unresolved maintenance issues, I verbally requested to terminate my lease early on June 5 and followed up in writing on June 8. I completely moved out, but at no point did management explain that leaving early would result in a $2,135 early termination fee in addition to being responsible for the remaining lease balance. Had this been clearly communicated, I could have made a more informed decision. Communication with management was frustrating throughout my tenancy. I repeatedly requested to speak with the property manager but was instead contacted by a leasing agent or the Manager-in-Training. Even when I went to the office in person, I was repeatedly told to communicate by email instead of being given an opportunity to discuss my concerns directly. Meanwhile, my rent was paid automatically and on time every month. The overall condition of the property also raises concerns. It often appears that only the areas shown to prospective tenants receive attention. Throughout the community I observed goose droppings covering sidewalks and grassy areas, garbage blowing around the pond, sinkholes and uneven ground creating tripping hazards, and deteriorating utility doors and meter covers. I reported several safety hazards to maintenance multiple times, yet many remained unresolved. My vintage vehicle was also damaged by the landscaping contractor. I had been told I was not allowed to use a car cover in my assigned carport. The landscaping crew routinely worked directly above my vehicle, sending rocks and debris into the car and causing paint chips. I reported this both to the office and to the landscaping company. A longtime neighbor who has lived here for approximately 20 years also shared that her apartment has never had the carpet replaced or been repainted, even after experiencing water damage from the apartment above. Based on my experience, I cannot recommend this property. Residents deserve timely repairs, clear communication, safe living conditions, and management that takes health and maintenance concerns seriously. Unfortunately, that was not my experience.

Dialed every single extension and not one person answered. We rented an apartment over a year ago and have been dismayed at the condition of this property and their responsiveness to fair complaints. We're never told that this unit contains the plumbing turn off - so any time there is a leak their maintenance team has to enter our apartment and take out everything from our storage closet to fix. We do not get an option whether or not our privacy is invaded no matter how inconvenient. The dishwasher doesn't drain as when the countertops were installed the plumbing and drain heights were calculated improperly. In my daughter's room (because we are a corner unit?) the hangers don't actually fit in her closet. The walls are patched poorly, light fixtures have sustained water damage, tub and tile are painted instead of replaced and the flooring is cheap vinyl. We pay over $2000 a month - and similar units online are renting for $1700. When we asked about the discrepancy we were told they would not make any allowances for the sub par product that has been delivered. This management company is RATED AN F by the BETTER BUSINESS BUREAU due to non responsiveness. If you're looking for an apartment in Novi MI, PLEASE do yourself a favor look somewhere else!! Downtown Plymouth is a perfect spot and being here…read moreis close enough to walk to everything but far enough off the "beaten path" that when there are events people don't park all over the place here. My place is spacious, full of light and has plenty of storage space. Any of my friends that visit comment on how much they wish they lived here. The train tracks are very close and yes, you can hear the train, but it's not problematic at all. Utility prices are great. Water is included and the way the units are built, gas is completely reasonable. If you're considering buying a unit here, don't hesitate!

The building is secure from the outside and well maintained. Hallways and stairwells are cleaned frequently. Lofts are are adequately sized and modern with quality appliances. There is an enclosed underground parking garage that they keep heated in the winter. All units have nice sized balconies, from which you can hear music from downtown in the summer or watch the train roll by daily. There is also an in-building dry cleaning pick-up service. Let's not forget that Bode's Corned Beef is just a stone throw away. Keep in mind, Downtown Plymouth is .4 miles, which makes for easy walks between home and the restaurants/bars. It's so convenient to check out the Farmer's Market, Ice Festival, Fall Festival, Art Fair, Summer Concert, or any of the other multitude of events going on downtown. Why didn't I give it 5-Stars? Well, until you get used to it, plan on being woken in the middle of the night by the train. It has no sympathy for sleepers. Even after almost a year the long horn blasts at 4am would jar me from the deepest slumber. Also, the units are loft style. The plus is that it feels very large and open, and airflow is excellent. However, because the walls between rooms don't go all the way to the ceiling sound from one room can be heard in any other room as if it's in the same room. This can be problematic when different TV shows are being watched, one person is studying or trying to sleep while another person is active. In summary, this is what I've found to be the best place in the downtown Plymouth area to live, short of getting a place in Kellogg Park. but for the cost, it's probably better! Have an opportunity to get a unit in this building? Take it.
