My husband and I have had a great experience at Broad Ripple Trails. The complex is in a great area--close enough to Broad Ripple Avenue to really appreciate the district, but enough on the edge that you don't have to pay the extra rent just to say you live in Broad Ripple. The buildings were built in the '70s, so they're not bursting with modern amenities, but our townhouse is in good condition and has everything we need--spacious living areas, dependable appliances, washer/dryer hookups, a private fenced patio for our dog, etc. Maintenance comes around a couple times a year to make sure everything is in working order. I often wish we had better storage space, but again, the buildings were built in the '70s, and I'm not going to blame the current owners for that. Broad Ripple Trails is the only complex in the area with a non-discriminatory pet policy, which is what initially drew us here. All others that have similar policies are much further away from downtown and are almost twice as expensive (Looking at you, J.C. Hart!) Some previous reviews have alluded to some irresponsible dog owners, but I'm happy to report that management seems to be cracking down on them. We've had a couple of issues with neighbors who were irresponsible with their dogs, but both times Gabriel was very much on top of the situation and all team members we spoke to were friendly and easy to work with. In the two years we have lived here, I have frequently recommended Broad Ripple Trails to friends. It's a clean and safe place to live, and definitely a large dog owner's haven! read more

Pros: cheap, no roaches Cons: landlord special on everything, everything is outdated, and when you move out they will do EVERYTHING they can to charge you with another months rent after you move out. i have known 5 people to live here including myself, and every person stated the same thing, they did everything to try and screw them in some kind of way. read more

You could at least pretend to care about your residents and properly clean off the walkways after winter weather. I watched a small child plummet to her face this morning trying to navigate herself on the slippery, still packed with snow, sidewalk. You make no attempts to even salt or de-ice walkways. You are slumlords at best. Do better. What you charge in rent alone is a crime for the absolute blatant disregard at proper property management and residential treatment. This place is infested with large amounts of rats. Maintence doesn't keep up with anything. I had my refrigerator go out and they tried to accuse of of wanting a better one. When really our fridge was broken and had our food go bad twice because they didn't fix it. Our pools have been shut down by the health inspection and we didn't get any kind of notice. It just has a lot of issues and nobody in the main office gives a crap about the conditions the tenants have to live in. read more

OK. I will preface this review by saying I have lived here for 3.5 years. You move here for one reason: its cheap. And, it is. And, none of my complaints are ruining my life... but the apartments are what you pay for. The pools are maintained, but always packed. The location is in the upcoming neighborhood of sobro, but on the wrong side of College. All the doors/walls/etc are thin and weak. You hear EVERYTHING. My roommates car was hit and run by a resident, and the office staff did little to help the police. Its a stop gap for a cheap place to live. But, at a certain point, YOU WILL PAY for comfort. You do NOT want to live here. Since my lease began in June of last year my family and I have had a multitude of unresolved issues with the faulty appliances, chiefly the ancient heating unit, which the maintenance team seems absolutely incapable of fixing. ( After failing to fix the problem throughout autumn, they installed a new water heater this winter. Not surprisingly, the old heating unit is STILL not working.) The walls are not insulated and VERY thin, ( you can hear your neighbors...well, everything) and the single pane windows are VERY drafty. ( Ever had a sheet of ice cover your window from INSIDE your home? You will here!) I suspect one of the other reviews was posted by a Broad Ripple Trails staff member because NO ONE loves living here. Do yourself a favor and spend a little more to live somewhere else.... I am giving an updated review. Since my last review the owners have implemented a dog owner policy requiring all owners to register all animals with the front office for DNA testing. Any animal feces found on the premises is subject to DNA testing and owner fines and even eviction if this happens multiple times. Also work orders are left when work is completed. Hats off to management for handling these situations better. . Very happy tenant! read more

This company in Chicago is very very very terrible with super UNprofessional management. The manager's attitude is so bad when dealing with the complaint about the company's service. The first thing the manager did about the complaint is to excuse herself and blame the tenant. Her reason for rejecting the complaint is that there are so many tenants they would serve, so they cannot meet everyone's needs! If you rent and move in one of the condo they manage, you will suffer from the horrible experience when you need them to have something repaired in the unit. They even unlawfully enter the unit without giving you the notice for the repair. The most outraging thing is that the manager even do not feel any sorry about the unlawful entry and block the resident's call about the complaint! The way the manager acts can never ever be tolerated!!!! Under no circumstances rent from these slumlords! These apartments are horrible! The windows are from the 1960's and there is no insulation. I froze in the winter and the temps rose above 85 degrees in the summer. My AC was 21 years old. They refused to replace it. They bullied me until I moved. These people are pure evil! have been living here for over a year and love it. The townhouses are very spacious and affordable. Love the area and how things are within walking distance. Neighbors are great and never had any complaints. And they have a no breed restriction which had me sold. Never had any issues with things that needed fixed and were addressed in a timely manor. I have lived here almost 2 years in the townhomes and I really like it! The grounds are always clean and taken care of. I love the diversity of the neighborhood and that they allow all breed of dogs. The ONLY reason I gave 4 stars instead of 5 is because the central air doesnt work upstairs. This place was the worst apartment I've ever been in, and NOT worth the price. They never gave us a tour of the apartment we lived in, never gave us a key for the pool. When we got the keys on move-in ray, we were immediately disappointed with the place. Paint was done very poorly, the downstairs half bathroom smelled like cigarettes, the kitchen floor looked disgusting and no matter how many times we mopped, it still looked dirty. Bathroom upstairs was gross and not updated. There were constant drug addicts hanging around. We did not resign our lease, and when we received our security deposit back, we only received $310 when we paid $500 because they charged us all of these cleaning fees when we deep cleaned the whole apartment before turning in our keys. Maintenance sucked and was always rude. Neighbors were terrible and a lot of people leave their dogs outside & all you hear are all of them barking 24/7. For this being in broadripple, the price was NOT worth it. So happy to finally be out of there. Beware if you're looking at this place - there's much better places around and for a better price. read more

The front office is staffed by really nice people who will generally get to any issue as quickly as possible. Yeah, the walls are a bit thin but it has never been an issue. The only issue I have ever had was the amount of dog excrement everywhere but the apartment did its best to warn owners of not picking up waste. Never had my car broken in to. Never had an issue with a neighbor. There was a huge water leak at 3:30am one night and the maintenance guys worked until dawn fixing it. Are they the most glamourous apartments? No. But for the price they fit the bill. I have never seen a mouse or a cockroach and I have lived here nearly 2 years. read more

We lived in a two bedroom village apartment & a 3 bedroom townhome. The location is great, the rentals are fairly spacious with good storage & the complex does not have breed restrictions. However, these apartments are old, rundown, poorly maintained & poorly managed. We've had a number of issues & probably had maintenance in and out of our space 10-15x, often for the same issues. Our apartment was on the 1st floor & the 2nd floors toilet leaked into our apartment. There was mold in the dining room which staff addressed, or appeared to have addressed. We ended up bringing their tools back after both fixes. The laundry facilities are unkept (trash overflowing, cigarette stench, exposed wood, chipping paint etc.) with unreliable machines & card readers. This is why we moved to a townhome. Unfortunately, the townhome did not actually have functioning air conditioning on the second floor as advertised. We were told the ducts were old & less than 10% airflow gets upstairs. Maintenance staff instructed us to purchase a window unit however they did eventually supply a window unit 2 weeks after they "inspected" the air conditioner. The bedrooms reached 90+ degrees without the window unit. The window unit increased the electric bill in summer months by about $100. My biggest concern was that there are large rats. I've seen them in the parking lot, in the bushes, on the patio & under the townhome buildings. I have photos and videos as well. I contacted the office about the same rats on our patio at least 5x & while there was communication, the issue was never really resolved. Staff sprayed peppermint oil, reset the rat trap outside our patio (these traps are located all over the complex, specifically near the townhomes) & added caulk to the rat burrows under the townhome we rented. This helped for about a month & I did stop asking for them to fix this issue as we focused on moving out ASAP. Additionally, our contract was violated as they did not return our deposit back within 45 days. It took 67 days & numerous calls to get our deposit back. read more

Ok, let me start by saying that I've lived all over the country and have never had an issue with any apartment complex I've lived in. Not to say that they were perfect, but I'm not exactly high maintenance. The maintenance guys are fantastic, timely and considerate. However, the office staff are discourteous, disinterested, and just plain vindictive. The owners just yell over their staff while the tenant is screamed out of the office. Unfortunately after repeated incidents with the property manager and leasing agents, my initial impression of a courteous and upbeat staff has been proven woefully wrong. I originally stayed here 4yrs ago, and had a fantastic experience. Recently, I reapplied because of that experience. The new office staff tends to forget to tell you, even after confirming cost, what they are going to charge you. I submitted my security deposit, and verified what I would pay at the first of the month. She verified and said she would send the details. When I received said details, 296 dollars were added to amount we originally confirmed. Then, when I received my security deposit back, it was 50 dollars less than what I had given, she stated that was the application fee. The website says 25. The lack of communication, in my opinion, is very unprofessional. In addition, why wasn't I charged the application fee when I submitted the application?? It is very unfortunate that once a wonderful place has gone downhill. (PS. I only dealt with one person, I know there are 2 people in the office, I cannot speak for the other. However, the whole experience has made me quite perturbed, after-all, I am a single dad with two kids to raise, with no government assistance. Way to kick a person when they are down!) read more

This place is awful to rent from. The office messed up on our payments multiple times applying it to the wrong account. Their maintenance fixes are shotty quick fixes that cause more problems later. They try to weasel any bit of extra money they can from you. Their apartments have a bad case of ants and even mice at times. The windows are paper This and cost you a ton in heating and air. They also only have on vent per room right by their paper This windows so it's even more of a strain to keep the place climate controlled. This place is cheap but they continue to raise the rent year after year. Due to their location even though you are closer to the bad neighborhood than the good. My neighbors and I's car were constantly getting hit and runned. The staff will mislead you constantly and tell you incorrect information which ends up costing you money in fees. Pet friendly which is a plus. However, w everyone having pets, along come bugs and mice. No one keeps their porches clean. The walls are super thin and you can hear everything. Also, I was there six months and had four water leak issues which were fixed. However, the wall and ceiling were not fixed to where they looked nice at all. Huge eye sore. read more

The apartment itself is OK they dont really keep things up here. My A/C went out Friday night and I told them Saturday morning. They told me they couldnt fix it till MONDAY!!!! Its hot out and I have a little dog in the apartment all day when I work. I went back and said I really need someone to fix it today and they said it is company policy not to fix it till it is 85 degrees or more!!!! WHAT BS. Not Happy. I dont think I will renew my lease here. read more
