    If you are a Estate home seller, I suggest you select another real estate agent that has more…read moreknowledge of the complexities of a home that has sat empty for a period of time and may require additional expertise in its sale. My father passed away in May 2017, and we signed a contract with Evelyn in January 2018. Although Evelyn was quite helpful at the onset, I was required to do a lot of work later on to keep the sale on track. I corrected numerous errors and typos in her contract paperwork (wrong dates, incorrect buyers' names, repetitive extension numbers) before providing final signature and approval. I also was required to find and deal with the handymen and other professionals necessary to do work on the house to meet VA and/or FHA requirements. (I was located in Orlando, FL while we were trying to sell my Dad's house in South Bend, IN which made this process especially time-consuming and difficult.) Evelyn should also have informed us of the FHA appraisal requirements upfront when we accepted out first offer, which was $25,000 less than our asking price. When FHA appraised the house that matched the offer and then this buyer fell through, we did not find out until later that we were stuck with that appraised price for the next 4 months per FHA guidelines. We could only accept another FHA loan bid at that price or lower for the next 4 months. Three follow-on potential buyers all bid closer to our asking price, but then we got involved in the VA loan process, which resulted in additional headaches and cost on our part ($15,000 of expenses we had to put into the home to meet FHA and VA guidelines). Then, at the end, we had well water test issues and instead of Evelyn checking to see what type of follow up tests were needed after the initial fail (for chlorination; we were only required to test for chlorination again), she ordered a complete water test from another company (including a lead test we paid for which was not needed per county guidelines) that resulted in another failure related to the arsenic level not meeting EPA guidelines. No one could explain to us how the arsenic level DOUBLED in ten days from the initial test; we were just required to fix it. This resulted in an additional $500-plus expense and several additional weeks to get to closing. Finally, I also had to correct her on the initial contract closing expiration date when it was clear we could not close on July 6. Evelyn stated we would try to close on July 13, 2018 as we had 5 additional days per the wording of the contract. I had a lawyer in Orlando look at the contract and it stated the closing date is "July 6, 2018 or 5 days after ________". He asked why the "blank" was not filled in. Evelyn said it was not important. The lawyer than told me to ask if it was 5 calendar days or 5 business days. Evelyn informed me that it was 5 calendar days. I then noted that 5 calendar days would be July 11 NOT July 13 so we had to get an extension signed before midnight on July 11, not the 13th like she was anticipating. Based on the facts above, I cannot endorse Evelyn and Friends & Neighbors Real Estate for an Estate home sale.

    BE CAUTIOUS WITH INDIANA ESTATE MOVERS AUCTIONS!…read more I bid on several items from Auctioneer Indiana Estate Movers through HiBid. This was a pre-bidding online auction as well as a live auction. After the Auction had ended on August 26th, all the items I bid on showed "You may have won," so unsure, I called the number listed on the auctioneers account on August 27th, which I spoke with the owner, Hank. Hank mentioned on the call that he was trying to figure some things out with the software and would send an email to all winners sometime on or before Monday the 28th. After not receiving any update, I sent a "Contact Auctioneer" email from Hibid and after awhile I received an invoice for 1 item on August 29th followed by an email from Michael asking if I'd received an invoice. Hank and I agreed via text to pickup my item on Sept. 05. On September 5th, after waiting about 30 minutes for Hank to arrive, I received another invoice from Indiana Estate Movers for an additional 3 items I had no clue I'd won. When Hank finally showed up, he only had 2 of the 3 items and said he could refund me or mail the item to me (the item he didn't have was 3 hole saw drill bits). I told him he could mail them and he said to contact him in 2 days to follow-up if I hadn't heard anything. I gave Hank 5 days and sent a text inquiring about the item. Initially, he didn't respond to my text. Later that evening I received an email from Indiana Estate Movers mentioning an upcoming auction and I replied indicating I wouldn't be participating in future auctions since Hank decided to ignore my text message earlier that day. Soon after, Hank text and alleged the item was still unpacked from a trailer. At that point, I requested a refund for the item since I'd lost faith in his ability fulfill what he'd charged me for. He replied, "done." Later, Hank responded to my email reply being unprofessional and rude. I found out today that I have a negative score on HiBid because Hank left a negative comment after our final interaction. While this has not impacted my ability to register for auctions yet, the fact that I requested a refund and he became unprofessional and rude despite my patience is unacceptable. I've submitted screenshots of texts and emails to HiBid to dispute the negative score and feedback and am awaiting reply.
