Henry Briggs & associates has really impressed My husband and I will their fast ,friendly service and attention to details . The most recent event that has prompted Me to write A review was when My air conditioner broke July 3rd in 103 degree weather. I was panicking about it not getting fixed in A timely manner. My son is 5 with high blood pressure and Has A heart condition, So extreme heat can make Him very sick. I just assumed No one would be out before A holiday to fix it and I'd be waiting till Thursday at best to get cool air. I was dreading The thought we'd have to leave our house and get A hotel room . To My surprise I am pleased to say Josh The HVAC tech was out within the hour to fix it and returned on the holiday to finish repairs for Us ! I almost cried I was so greatful . He was very kind and professional .When He was done I tried to tip Him and He declined and told Us it was His job and He was happy To help Us. Not often do You meet People with such Integrity. Our rental was not cleaned before move in, there were mice, the minisplits broke constantly, there was a leak from the bathroom to the kitchen ceiling the maintenance team knew about and never fully fixed, pipes broke, they tried to bill us for plumbing fixes, the insulation was so bad our electricity bill was $600/month in the winter and the floors were freezing, the toilet line froze over during the last ice storm, and they failed to give the legally required 72 hour notice for nonemergency repairs not requested by the tenants when they replaced the roof. Then when the roof caved in because they cheaped out on installation, they took two weeks to send someone out to repair the hole in our ceiling. When the mold problems came, it took three weeks and a legal threat to get them to send anyone out to remediate the mold. Just moved out of a hell hole we paid $2,500+ a month for and realized there was a clause that we had to hire our own cleaning company to do a "move out clean" right before we were out of there. Absolutely the worst! They let us go without heat for the entire winter and their idea of "fixing" it was having a guy come by and stare at the gas line before leaving with no action taken. And yet they charged us $160 each month for gas. Nothing like paying for a service you're not getting. When paying rent online their website it takes so long to process the payment it eventually times out resulting in a late fee of $95. There are also a lot of mysterious charges on our account for random amounts of money with no explanation. The latest is for $50 with no reason listed next to it. When I tried contacting them about it they gave me the run around and showed no desire to look into it for fix the problem. In summary; they are a crooked company and I will never be renting from them again. Strongly recommend the same. read more

They commit fraud on a daily bases against tenants and landlords. They claim to perform work and charge landlords without notifying the landlords; they also never give quotes for work until after the work is done and charge you 200% for the smallest items; and make decisions about your property without your consent, but charge you for it. I would be real interested in how many landlords have had to file a complaint with BBB and the general attorney's office for fraud. read more

Have had nothing but constant problems since I moved in 8 months ago. First, our a/c broke 3 times within the first month and whenever someone came to "fix" it, it just broke again. Then, we had issues with pests and it took MONTHS to get an exterminator to come in. Every maintenance request is ignored until you basically have to walk into their office and yell at them. When we moved into the house, the house was in an entirely different condition than the online pictures showed-- it was in unrecognizably worse condition than the photos. My family and I just finished renting a house from Henry Briggs and Associates and we wanted to wait until we completed our lease so we were free to write about our experience. We decided to rent a house because of a career change and it's location to the new job. Our intention was to stay two or three years and then purchase another home. What attracted us to this house was the price compared to other rentals in the area. The house wasn't perfect but the price of the rent reflected it's condition. We ended up renting this house for four years. During those four years we have had only a handful of request for maintenance. They responded in a timely manner and items were fixed correctly the first time. We never had an emergency where we needed them to respond out immediately. Most of our items were things we considered non emergency. Few of these items occurred over the weekend and most were fixed on Monday. The maintenance personnel were friendly and worked around your schedule. Our Property Manager, Nicole, was very attentive to our needs and communicated with us promptly every time we had a question or needed something. Our rental was being put up for sale. We were contacted and given plenty of notice to find something else. We were given an opportunity to purchase the house. We never had any issues and only have positive things to say about our experience. read more

If you derive your daily pleasures from chasing someone down who dodges calls and emails while you are paying them to provide you with a service, this is the company you want to hire. I hired this company upon a recommendation from a colleague. She later dropped them as well after the tenants nearly ripped her home to shreds. When I originally sat down with Henry to review my home for them to manage renting everything seemed great. That's where the good times ended. If I knew four years ago what I know now, I would not have hired them. The first tenant moved out prior to the end of their lease and a new tenant (with an animal that I did not agree to) moved in. When was I notified of all of this? FIVE months later. Thankfully the tenants always paid on time but when they moved out (when I finally decided to sell the house) their animal had destroyed my carpet and they made it CRYSTAL clear that they felt like Henry had been a slumlord. But then again, they weren't too excited when they were interested in purchasing my home and realized Henry had included a 6% commission for himself on the sale of the home -- thus leaving NO commission for the buyer's or seller's realtors. Henry Briggs Realty has an excuse for everything with little to no acceptance of responsibility and ownership of wrongdoing and questionable business practices. Despite selling the house, it has taken hours of unanswered calls and emails to close out things with them over the course of the last five months. It has been EXHAUSTING. I saw an apartment online, contacted them through email and over the phone, and set an appointment to view the apartment for 4pm on Wednesday the 17th. I set this appointment on the previous Thursday, leaving me almost a week to make sure I could get off of work. I got there a few minutes before 4 on the day of. Beautiful building, LOVE the area, sat and waited for the contact to arrive until 4:10pm, then decided to call and ask what was up. The woman (name excluded) whom I set the appointment with answered. The dialogue went as follows, "Hello ____ I spoke with you last week about the apartment at xxxx Monument Ave, and set an appointment to view it today at 4" I was providing some context before I was about to ask if someone was enroute, and she says: "Ah yes, it's been taken. Sorry!" I'm not upset I didn't get the apartment. I'm even less upset I didn't get the chance to see it. But I oriented my day around this. Put off deliveries at work that would have had me out of town too late, hustled to get done what I could, and took off work over an hour and a half early that I won't get paid for. All she had to do was call and tell me that it was taken. Alternatively, she could have emailed me. I had communicated with them through email, received voicemails, and had spoken on the phone. There were quite a few avenues of communication I could have been reached at. Maybe she was busy, but we had an appointment. I held up my end, so whats up with them? I'm not even THAT upset, I'm just amazed how simple it is sometimes to do something so discourteous. In this case: all they had to do is nothing. read more

DO NOT RENT FROM THIS COMPANY. I can personally understand why so people wrote negative reviews. Zero stars would be a generous rating for this company. They are cheats and liars that never address issues. I would strongly advise NOT to rent from this property management company. Honesty, Integrity, & Responsiveness are words that would never be associated with this company. While I lived at one of their properties, the maintenance requests would go unanswered, issues would not be resolved. On two separate occasions I had to call the office to verify if their employees were in my unit because they gave no advance notice of fire system inspections. Only after several calls to their office on each occasion and threatening to call the police, with video evidence showing people entering my unit, could they verify that their employees even came by. I once caught their employee coming by later to hang a "24-Hour Advance Notice of Inspection" door hanger after the work was complete. Upon move out and a thorough cleaning I scheduled a walk through with Tony the property maintenance supervisor. Tony specifically requested the walk through for three days prior to the end of my lease (I was already moved out and in my new residence). I asked Tony twice if there were any issues and if I needed to touch anything up to get my full refund. Tony stated twice that I should expect my full refund and the property was in great shape. 30 days later I received my refund in the mail with a $50 deduction for cobwebs and a dirty oven. I immediately called the office and sent an email. Wanda the receptionist was dismissive and claimed the property manager Nicole would call me back. Only after a total of 6 phone calls and three emails over three days did the property manager finally answer the phone. Nicole was unprofessional, used inappropriate language, and also claimed that I was a liar and should have cleaned better. She could not produce any images of the cob webs and there were two very minor spots on the oven. I would have been more than happy to quickly wipe the oven, but Tony told me no additional cleaning was necessary. These folks are crooks, liars, and cheats and I hope they put that $50 towards hiring an honest employee. read more

1) First day moving in: apartment is already dirty AND they sent us a bill in the mail for $257 for lock changing, and an eviction notice. I called them and told them the lock changing was from before we lived there, they apologized. 2) 2 months in, our washing machine set on fire. Took them 3 weeks to fix it, and they left a note saying that they were "ordering a part" and never came back, despite me calling them once a week for a month. 3) 6 months in. Got another eviction notice after they misplaced my rent check. 4) 8 month in, got another eviction notice when they misplaced my check again. 5) 12 months. Least expires, I set a meeting with Henry Briggs to inspect the apartment. The lady says "apartment looks clean, if you scrub the oven and the bathtub, I guarantee you won't get charged a cleaning fee". I spent 1 hour scrubbing the tub and oven. 6) A month after moving out. I get a my deposit refund in the mail with a $75 cleaning fee. I call them and they say "your apartment was dirty". I tell them who I talked to and they say "oh yeah she remembers that. sorry" read more

I found an apartment they listed on Trulia. It was beautiful 1br/1ba at a great price so I filled out the application and put down a deposit before anyone could take it. Two days later when I went to view the apartment, I discovered the pictures listed on Trulia were not of the apartment I was getting. They had pictures from a completely different place listed. The ladies in the office were nice enough, but that doesn't compensate for the hit to my credit score or my time. I even overheard someone in the office mention that they can't be expected to keep track of the correct pictures. Overall it was an extremely disappointing experience. read more

I used Briggs Real Estate as my property manager for 5 years while I was out of the country. During that time they did a great job handling my property. They fulfilled maintenance requests quickly and deposited the funds into my account. My only complaint during that time was that the tenant paid late EVERY month, but they pocketed those late fees instead of passing them along to me OR even splitting them. During the last 2 years, their service has been frustrating, non-responsive and unprofessional. Since i do not leave locally, I mostly rely on emails. I would have to send 9-10 emails sometimes for a response. And when they did respond it was usually to half of my questions. Having a management company is supposed to alleviate the burden of having to chase down tenants, contractors etc. after a tenant moves out. They do NOT respond to emails OR phone calls! When You call the person is unavailable or not there..and will not call back. This is a huge problem when You expect them to manage a property for You and they live out of state. When my tenant left, there was a hole in the wall, the door was kicked in, drawing on the walls, bleach stains on the carpet, a ceiling fan was removed, and the list goes on. They only refunded me half of my deposit. And oh by the way, the person that made that decision hadn't visited the property or looked at the photos. Bottom line, Briggs should not be allowed to conduct business like this. He is the owner and when I talked to him, he pretended to act unaware of how inept and incompetent his employees are, but turns out, this is just how they do business. My husband and I rented an apartment from Briggs for 4 years. We ended up buying a house in early May when our lease was set to end on June 30. I contacted Briggs and told them that we would be moving out, and that we would like to have someone move in sooner and sign a new lease if possible so we could avoid paying rent for almost 2 full months when we wouldn't even be living there (completely understanding that we would be on the hook for the rent if no one signed a new lease). After my husband and I moved out (but were still bound to our lease), Briggs MOVED SOMEONE ELSE into my apartment without even giving me a simple phone call to let me know that our lease had been picked up! I only figured it out when I walked into my apartment to grab 1 last thing of mine, and found someone else's STUFF in MY apartment that I was still legally responsible for! Good thing no one was home at the time - talk about a security concern! Briggs was hoping that I wouldn't notice that they DELIBERATELY tried to sneak someone else in the apartment and DOUBLE DIP their pockets for the month of June!! Shady business here! I demanded my rent refund and full security deposit back - still waiting almost 1.5 months later... Oh, and building maintenance? Good luck with that one. Make sure you carefully inspect your apartment BEFORE you move in, because if anything is not working at that time, it's not going to get fixed after you move in. Update: We received our refund check about 2 months after the fact; we had to hound them over the phone several times to get them to mail it - they didn't even bother letting us know it was in the mail when we called 2 days before receiving it but only let us know when my husband physically went to the office to complain and pick it up. read more

I lived in a home managed by Briggs for three years. My contact at Briggs was Theresa. She was great--responded to emails, texts, and phone calls and fixed any problem right away. A month after I moved out (after the house was sold at auction) I received an erroneous demand letter for rent I did not owe but when I emailed Theresa she emailed me right away, fixed it, and got me my deposit. So, if you rent through Briggs, ask to work with Theresa. I never met or spoke to anyone else so I can't say anything about the rest of the company. read more

I know this is long but please read to the end. This is a serious problem. Henry Briggs Realty has no regard for its tenants. I have lived in one of their houses for a year and a half, and the problems with them have only increased. For one the property was grossly dirty even after we were promised it would be professionally cleaned. I can understand that things break down in a house, but Henry Briggs has no sense of time, politeness, or professional courtesy. Our first issue in the house was our heat. When you move into a rental house, it is expected that the house will have all of the basics needs for it to function or those needs will be met when they will be needed. The Heat was not working when we moved in during the summer, but we didn't know this until we needed it in November. Our house maintained a solid 50 degrees for about two weeks (studying for finals since I'm a student) and the issue wasn't fully resolved for another month later...luckily we had a winter break. Henry Briggs did not make our very uncomfortable state of living (if you can even call it that) a priority of theirs. We even had to request space heaters days after we reported the problem. No recompense was offered and when asked they are still ignoring us a year later. The problems with the house have continued to pile up and my roommates and I have reported these issues systematically and efficiently. We call, email, send certified letters and it takes weeks for them to answer us back. When they do eventually answer our continual messages, they will fix one issue but ignore every other problem which leads to more sent messages and continued disregard from them. Today, our ceiling may fall out, because it is literally pealing away every day and the damage keeps on growing ( the issue was reported months ago). Basically, if you are looking for a home or apartment to rent I beg you not to sign a contract with them. You will not be receiving the quality care or the courtesy from your landlord, Henry Briggs. It is despicable. I am renting, because I am a student and I do not have the time to be hounding a Landlord to take care of their own property. If you're thinking of renting a property managed by Henry Briggs Realty, do yourself a favor and start running in the opposite direction. They are SLUMLORDS. I rented from here because I had bad credit and was having trouble finding anyone to rent to me. They took my money right away, I signed the lease, and had the keys in my hand within an hour of going to see the unit...hell, I didn't even have to give them a deposit. I should have known it was too good to be true. On move-in day, they didn't bother to even move the garbage that had been left by the previous tenant. The walls were covered in filth and grime, the fridge smelled gross (and perpetually made my food taste weird), so I had to spend an entire day cleaning the apartment instead of moving my furniture in. Aside from it being filthy, after a few days I noticed that the shower drain was a little clogged. After trying and failing to fix the problem on my own, I informed the leasing company no more than 2 weeks after moving in. When the plumber showed up to snake the drain, he pulled out a clump of nasty black hair...I had bright pink hair at the time, and I'm a natural brunette, so there is NO WAY that hair could have been mine (aside from the fact that I hadn't been there long enough to clog the drain)...still, Henry Briggs charged me for the plumber because, "hair clogging the drain is a problem that you caused, so we make you pay for it." They actually took it out of rent that I'd payed in advance, so I lost $50 in the first 2 weeks of living here. Once I'd been there for a good 4-5 months, a fuse blew in my kitchen. For the remaining year and a half that I lived there, I had no light in my kitchen. I called and emailed, and kept getting the run-around. They only did anything about it when it came time to show my apartment to future tenants and I kept informing potential renters about this. Then the electrician couldn't come over if he didn't have the key, and I usually wasn't around to let him in during the day because I was at work...which most normal people do during the day, to pay their bills. At this time, the leasing office had somehow lost my apartment key, and were calling me to bring them my copy so they could make another one. Well I don't have a car, and couldn't make it over to the leasing office during business hours, so when I didn't go drop off my only key with them, they sent me a letter threatening to take legal action against me...FOR WHAT??? When I called the office to ask what this was all about, they kept telling me that I was in contempt of my leasing agreement because I wouldn't bring them a key and they couldn't get into my apartment without the master key. The funny thing, is that if I lost the key to my apartment and needed them to make me another one, I would have to actually pay a fee...so why am I responsible to paying for the key that the leasing office lost?? Then they told me that this was the reason why they hadn't sent an electrician to fix my kitchen light, because they couldn't let him into the apartment...meanwhile, they could get in to show my apartment to potential tenants...so they actually COULD get into my apartment, as long as the maintenance guy came and unlocked the door while I was gone...it was just inconvenient, and electricians cost money, so they never did. When I moved out, I was still using a string of Christmas lights to try to see what I was packing. This cost me hundreds of dollars too, because I ended up having to eat out a lot, since I couldn't cook or clean in my kitchen after dark (which, in the winter, can be as early as 4:30 or 5)--and pair that with a fridge that ruins all your food, and I couldn't buy anything that I needed to refrigerate...again, money-consuming. They told me that I'd have to inform them 60 days before my lease ended, if I didn't want the contract to automatically renew for an entire year...then, when I called to tell them I wanted to leave, they said they had renewed my lease at the 90 day mark, instead of 60 days. This is why I was forced to stay here much longer than I ever wanted to. My lease ended yesterday, and I am beyond GRATEFUL to no longer have to deal with these slumlords. They only care about money, never about the tenants, and I would wager that they could care less about their clients as well (seeing as repairs never happen, so the buildings are not managed well). THANK GOD I didn't have to pay a deposit, because I could already tell that they were looking for any excuse to charge me extra, and would have kept my money by force. I left that apartment cleaner than I found it, because they sent a letter threatening to charge me if I didn't thoroughly scrub everything before I left. They are asking me for $150 extra in bogus "late fees" even though I have done nothing to incur these fees, and on top of the fact that I didn't have a kitchen light for over a year and a half...among other things. If I could give zero stars I would. This management company is laughably called a management company. There are wholly unresponsive and and disorganized. Several times that have tried to charge me late fees even though I pay on time. My house has a sunken floor that shouldn't be that way. The windows look like they are going to fall through due to termite damage. My bedroom leaks. My house leaks. Leaks which they have "fixed" yet come back within a couple weeks. I have contacted them several times about this with no response. I wish I could find the owner of this house so they were aware of the situation. They told me there was a washer dryer hookup yet the doorway to the hookup is not large enough for a washer and drier to pass. My dad and I have fixed up this apartment more than henry briggs has ever done Im sure. The kitchen countertop is NOT EVEN ATTACHED to the cabinetry beneath it. Worst company to rent from. Their incompetence can be seen almost immediately. Any problem you have you must deal with on your own. The contractors that they provide you with when something breaks will do everything they can to avoid fixing the problem. I was an extremely good tenant, very patient with their VERY slow responses to maintenance requests, which most were ignored or half fixed. I was always very very kind to them and understanding but they really don't give two craps about anything other than robbing you of your money. I did my walk through, was told I would get my FULL deposit back. They decided to take money out of my deposit for the time I wasn't even living there (I had moved out already & they knew I was out. They never once told me they were charging me for the time in-between I was out and new person was in. How was I supposed to know that?). I was super communicative with them and they manipulated me, likely on purpose, so they can get extra money especially since there was nothing wrong with how I left the apartment (also left it WAY better than I received it, they will not clean it before you move in FYI. They just pretend they do). When I reached out to Nicole Shear she blamed me and said I "should have known" and acted like I deserved it/ they were doing me a favor. I guess I can read minds which I was unaware of. Her responses to me became more and more unprofessional as the email thread went on. Anyways this place is hell on earth and don't even get me started on the receptionist. Who I think is named Wanda? Mean mean lady who obviously hates her life and takes it out on every single person that calls. Don't plan to get anything accomplished by calling her, she already hates you and you don't even know it yet. BUT WAIT THERES MORE that I will save y'all from having to read. Extremely unprofessional! The circus of trying to rent a place by this sham company is ridiculous! After filling out all paperwork and getting approved for a rental house, we were ready to sign a lease and put a deposit down but were told we had to wait until the showing. We were in the first showing (with 4 people at the same appointment) and it was shown by a old man (who reeked of cigarettes) who knew absolutely nothing about the house or the rental application process. He literally said all he knows how to do is unlock doors. Well, apparently the process is the person who raced to their office first, wins, regardless of when you applied or got approved. I was at the showing at 10:30 and by the time I got to the office at 10:50 it was gone. What kind of business practice is this? If I had known this, we wouldn't have filled out the application with the $40 fee! I was willing to overlook how dirty and decrepit the place was for the location, but after looking online at all the dismal reviews, I guess I should be glad we will not be renting from them. read more

Do not rent from this company. Their maintenance is non existent. Be prepared to send an email and make a phone call daily if you want something fixed within a month. I was left without heat for a year. Then they will send someone during evening hours to come work for maybe an hour no matter how long the job takes. They do not work with you on when they can enter your home. If you are not available and politely request a different time, they will threaten to get the key and enter without your permission. I've also had at least 3 mix ups where I paid my rent on time through their autopay system and I got letters threatening eviction if I did not pay (when I did). Even after the first time they did not correct their error and did it again. When I was ending my lease in a few months, they would schedule viewings of my home without telling me. I only found out if I called and asked. Not to mention the person showing the house told blatant lies to the people they were showing it to. read more
