Also no clean out on that wall. I'm told the sump is the low point. Hard to get water in when it's built up higher than the floor level. I have water lines that need draining before winter and it goes onto the floor and it pools up nowhere near a "clean out". If it's only a "clean out " why is it sloped downward? I guess that explains why its at a point the water doesn't go to. Not a drain. Grr. Also my water intrusion shot right past the bright wall and created a pond nowhere near a "clean out " coincidentally the area the water pulls up at is where the drain used to be before they removed it. Also, during the recent heavy rain for days, if you look in the inspection, clean out port, there is no water flowing. It does not follow the drain tile. It's beneath it. This was not an inexpensive job compared to other contractor prices, but we went with Franks because of their reputation. Not everything went exactly to plan, a couple things were missed by people, but Frank called me personally because he was not happy with the execution of the project. I wasn't even that upset because they felt like minor annoyances compared to past contractor experiences I have had. They had already communicated that they intended to send different people out to fix them, but Frank went above and beyond! See during and final pictures! We fully intend to use them again for some future basement projects. Listen, you can't control everything everyone does as an employee of your company, but you can make it right. And if you aren't sure if a company you hire is going to have your back if something goes wrong unexpectedly or something gets missed, then just choose Frank's because they are just incredible at taking care of their customers. Above and beyond!! We are grateful to have them!

The owner sat down with us and explained everything so we knew exactly what we were getting and how the job would be done. And the price was very comparable to other companies. The crew showed up everyday at the time they said they would be there. They were so friendly and patient. They kept everything very clean as they went along. The foreman kept us informed as the job progressed and answered all our questions. They did a wonderful job and I highly recommend this company if you value a company that has good employees and leaves you with a good quality product/service with no hassles.

They returned, gave me the same presentation, and I signed the contract. At this point I gave them the first of three payments. They came to do the work and then proceeded to tell me that the exterior work they promised would not be done because of the driveways on either side of the house. Mind you, they were here TWICE to see the property. I told them I certainly expect a discount on the $14,500 bill. They said it was completely their mistake and that they did not look close enough when they came for the estimate. They said they would forgo the last payment of $4860 but would not refund me the additional $2,500 for only doing half the work. Utech Waterproofing said the work should have only costed $7816. I will likely end up in court with Locktight if I don't get a refund. All they want is you to sign a contract and get your money. Will keep you posted...

    7 weeks for 4 steps--poor communication and failed inspections…read moreDo I have steps? Yes. That is the only reason this isn't a 1 star review. We hired this company to remove our old, broken concrete front steps and pour new ones. While the initial communication was great, it became incredibly un-dependable and hard to come by as the job progressed. Ultimately, it took 7 weeks to complete a 4-step project due to poor craftsmanship and multiple delays. The issues began when the initial pour completely failed inspection. The step measurements were wildly inconsistent--the top step had a 4-inch rise, while the others varied from 7.5 to 8.5 inches from step to step, and it sloped from left to right. When I brought this up, the contractor was defensive, insisting that everything they poured was "up to code" and there was nothing wrong with them. However, they later admitted the mold had been stepped on by the crew. After several communication gaps, missed timelines, and a partial refund discussion, the city inspector officially failed the steps on May 4th, stating they required a complete tear-out and replace due to the safety and rise inconsistencies. The second round of demolition and pouring took another three weeks. Throughout this entire process, I was never notified in advance when plans changed or when the crew would show up. I had to actively chase the contractor for updates just to find out when people would be at my house. While the second set of steps finally passed inspection, they still have visible flaws. If you are looking for clear communication, reliable timelines, and a job done right the first time, I would look elsewhere.
