At first I was moving in with a roommate but unfortunately that did not work out . Although this is an older complex, it is a wonderful complex with highly responsive staff and location location location. Ashley, Paige, and Norma are responsive caring people who make sure your stay there is excellent. If I could have handled the heat and humidity I would have stayed. Rick and Matt as well as other maintenance always responded quickly and fixed whatever needed help. I loved The Breakers, I just couldn't handle the heat and humidity. read more

I lived here for about two years and it was a great value for the price and location. It doesn't have the perks of some larger complexes (fitness center and pool area are smaller), but you don't see an inflated price because of it, so it depends on your priorities. More importantly, Tinney and the rest of the staff (from my experience in 2015-2017) are honest and helpful. When I inquired about moving out a couple months early (needed a bigger rental and found a house), she showed me the clearly stated fee on my lease and helped me calculate the exact price it would be. I paid it, it was efficient, and I received my full deposit back (even with my pet) since I kept the unit in it's original condition. I'm now realizing with a new property manager in Austin, this is not always the case. I'm really appreciative of my experience here since they were responsive and had no hidden/changing fees. I lived at Breakers for 1 year and Overall really enjoyed my time. While an older apartment complex, the location is amazing and property management (Ashley and Norma) are amazing professionals. I would recommend Breakers for future young tenants. For older renters this place may not have all the amenities which may be desired (e.g. the gym needs to be updated). As for the roach issue highlighted by many reviews below, it is an issue. I kept a clean apartment and did not leave food out yet I had roaches on a consistent basis Additionally, my dish washer broke repeatedly and maintenance came over however there were significant pockets of time when I did not have a dishwasher and instead washing dishes by hand ( 3 months total). Again overall I recommend the Breakers. However, please note you get an amazing view, location and strong property management team but sacrifice modern amenities and bugs. read more

UPDATE: The complex allowed my wife and I to leave the complex with 30 days notice and without charges. We were not penalized for any damages against our security deposit. As the manager told me, they will be working to eradicate the infestation in our unit now that it is empty. I will open with the positive that the location of this apartment complex is great, the pool is always busy and a lot of fun, and the gym is okay. However, given the pictures I have attached of the cockroaches encountered in our unit, I would not recommend this place to anyone. We are currently still here and have had our apartment treated twice with Viper treatments and the smaller treatments several times by the pest control company. The Viper treatments required us to remove and cover all items from the kitchen and bathrooms, which was enough work to make us feel as though we were moving out altogether -- twice. These pictures were taken between 11 to 13 days after the second treatment (we were told we should see results in 2 weeks). Obviously, nothing really changed. At this point, we are trying to negotiate getting out of our lease early. If we were to move out, since we live in an old unit that hasn't been upgraded, they could flip the place, treat the pests more easily, and raise the price (it is Austin, after all). However, I feel like I'm having to battle for a pretty reasonable outcome. I don't feel like my wife and I are being heard. I imagine they would feel the same in our situation. I currently live here. If you're moving to Austin, do yourself a favor and don't bother with this place. Don't be lured by the riverside trail access, or the proximity to the city. (Literally the only worthy amenities they could list.) The place is constantly dirty, disgusting, and there is a bug infestation here that would make a seasoned rancher blush. The one way street to leave the place (riverside drive) is constantly busy and noisy. You can't get a good nights rests, ever. The gym, which is more like a hole in the wall, needs to be updated. Almost every place i've seen, that advertises a gym, has a legit gym. If you're going to live in one of the healthiest cities in america get some better gym equipment. The pool and cabana area has been shut down for repairs and updating more then it has been open. Which they had all of January and February to address but instead waited until the weather was nice. They use to have a food park next door, until that shutdown. The people that work here are nice, and they try to accommodate the residents with what they have to work with. Needless i won't be resigning here. I suggest you look elsewhere. read more

In certain ways, I had an incredible time living at Breakers on the Lake. I scored the bottom, corner unit in the building right on the water, and made many delightful acquaintances. I've moved away from Austin for good now, and I don't think I'll ever go back, so to feel like such a VIP was really a great way to leave on a high note. Unfortunately, much of the rest of my Breakers experience was a nightmare. Most specifically this was due to the incompetent front office staff, who in spite of being friendly lost packages, failed to repair vital complex-wide facilities (including those central to security) and mismanaged payments. After I moved out, they de-activated my payment account before sending me my final bill, and threatened to "send [me] to collections" to resolve it. This was in spite of my having a perfect payment history during my time at the complex, and in spite of the fact that my inability to pay them was their fault, not mine. Although the Breakers is 50+ years old and literally falling apart, it's only a bit cheaper than the brand new complexes around it, such as Amli and SouthShore District. My advice is to pay the extra $100-200 per month and live at one of those places! read more

So, yea. I had lived here at The Breakers for about two years. Not the worst place in Austin and by far not the best. However, the office staff is very cordial, friendly and willing to work with you on almost every situation that may occur. I was never late with my rent, so the one time I forgot they simply smiled and said "no big deal." This place is super close to downtown, so it makes a cab ride a quick $5.00 trip. I have since aged a bit and require such things as crown molding and accent lighting, but for the 18-25 crowd this place is pretty good. Good price, nice people and a great view of downtown and the lake. (well from my old apartment at least) read more

I was pretty excited whenever I first moved here, but then... Oh, well. I lived here for a year. One thing: YOU ARE PAYING TOO MUCH FOR IT. It's not worth it -- you can get a much better apartment with the same amount of money. The only "cool" things about here is that you are super close to I-35 and you have the UT and 20 bus stop right outside. And the lake, I guess. First thing: you don't get a squeaky clean apartment when you first move here, there's hairs everywhere, and really it's just dirty. Talking about prices, you will never get the same rent amount each month (including water). They always seem to change it. Either "everyone's water bill came too high this month bc of repairs" or "everyone got two water bills this month," whatever. They always have an excuse, and I don't think it's fair. Apart from that, each month I passed by the office to ask about total rent and sometimes they gave me a wrong number and then got a notice of a missed balance. Watch out. As for the apartment itself, I got the 2 bed 2 bath, and they're just "okay." Nothing special. Actually, appliances now seem kinda old to me. You will have trouble with your bathroom and kitchen sinks (they'll get clogged with anything), with water that stops running, and that there's no guarantee on hot water all the time. You will also have trouble with bugs: cockroaches, fleas, food flies, night tiny butterflies. They did nothing to repair it. For the fleas, their excuse was that "furry animals are up in the trees that are close to the apartment windows." Windows are hard to open AND WILL GET MOLD DURING THE WINTER. Meh... PARKING: WATCH OUT. There are a lot of parking spots and you are always able to manage. Even though you don't need a sticker in your car or visitors permits and what not, there's a negative aspect: the spots are too close to each other, so you will get bumps and scratches on your doors and sides because of this - PEOPLE HERE IS NOT CAREFUL OF THAT. If you have a big car, you will not like the parking spots. Apart from all this, I guess the gym is fine, they have a couple of machines but sometimes people wreck them and then they never repair them. Office staff is friendly. No stealing or breaking in, or anything like that -- it is safe (though that's weird for a place at Riverside where a lot of people walk by). That's about it. Good luck. read more

Horrible apartment complex and company. The worst apartment I have ever lived in. Lots of Cockroaches; I have actually been woken up twice within 6 months by Cockroaches crawling on my face-TRUTH. Also, there is poor ventilation and the unit smells like mold no matter how much you clean. If you have a maintenance problem do not expect any since of urgency from the maintenance staff. The leasing office is run by inept uneducated human beings who provide very little help and pretend to be your friends until you move in. They are very nice until you move in, then you do no matter because you have signed a contract and their job is done. People in this apartment complex have dinged my car multiple times resulting in chipped paint on my car; lots of losers live here. Oh and do not live near the road unless you want to hear the constant load sound of the busy road and the loud sound of the bus stop and the beeping sound of the bus itself. The on site washer and dryer are abysmal to say the least, they leave your clothes smelling like the units themselves and cant seem to take away the overall stench of the old apartment units off of your clothes. The trail access is wonderful, but the quality of the apartment ruins the appeal of the trail. Honestly, you can just drive to the trail whenever you want, living on it was fun for about two weeks. Oh and do not forget about how you leave the apartment complex and get into it. Riverside drive is very busy and leaving the apartment for work is a process itself. Getting into the apartment complex can be scary at times also. Also, this entire area has lots of crime and drugs. I would never want my daughter living down east riverside, so if your a parent and sending your child to UT, higher prices are worth it in west campus. read more

I am giving the Breakers a full 5 stars. It has been over 10 years since i have lived in an apartment, and my only criteria was to find an AFFORDABLE apartment with either a lake view, or view of downtown Austin. I found BOTH at the Breakers. YES the community is older, YES the gym could be larger & have more machines, YES the appliances are dated, YES the gates are sometimes broken ......BUT where can you experience downtown living at such an affordable price? You CAN'T...... unless you are prepared to pay the same amount for a 600sq-ft apartment that you would pay for a 3k sqft HOUSE. Trust me, i looked EVERYWHERE and lucked out finding this diamond in the ruff. The ability to walk to bars, restaurants, pay only $5 for a cab ride downtown, easy access to public transportation, easy access to I35 and the airport (i sometimes travel for work), and the VIEWS are priceless. Did i forget to mention the new town lake boardwalk connecting East and West Riverside? It is my understanding it should be opening soon, i cant wait to start using it! The residents (my neighbors) are all very friendly and polite. I will agree in the past the turn around time for a work order was less than satisfactory., however since the new Manager (Jessica) and her team (Michael & Meghan) have come on board i have noticed a huge difference. If i leave a message, my call is returned THE SAME DAY, as opposed to me having to call back because i had not received a return call. I get responses to my email inquiries, and my work orders are fulfilled the following day. The new maintenance guy rocks! I hated the fact that i had to come into the office to pay rent, NOT ANYMORE! I love that i can now log on-line and pay rent, very convenient. My lease is about to expire and i WILL BE renewing for another year. Although this community is older, i can not find any other community that will provide me with the convenience of location and VIEWS for the price. If I could rate this apartment with zero stars I would. Didn't even live here and I never would after how they treated me. THREE DAYS BEFORE I was scheduled to move in (two days before Thanksgiving) I get a call from the leasing office saying there is a "pest control" issue and they don't feel comfortable letting me move in. They go on to say it won't be ready for at least 3-4 weeks and the only other unit they had available was smaller and did not have washer/dryer (as if I would stay after learning the unit was infested with roaches). I then find out that the previous tenant moved out on November 11th but they waited until the 25th to let us know of the infestation... After my roommate I spoke to the regional manager, I went to the apartment to see them in person where they handed me an apartment realtor's card and said he would call me in the morning to help me find a new apartment... They terminated our lease before we even signed it. So, the before Thanksgiving, I now have no apartment to move in to and I am forced to go apartment hunting and miss work to make sure I don't end up on the street or in a motel (which probably would have been cleaner than the Breakers). Conclusion- DO NOT LIVE HERE! They said there was a "small" cockroach problem in the kitchen that would take THREE TO FOUR WEEKS to clear up... something about that doesn't add up. The apartment is old and outdated, rent is reasonable because there are pest problems and the management has no soul. Every employee I spoke to had no clue what was going on, they were barely competent, had no remorse for their actions and were unwilling to help relocate us. Good: -Location Bad: -Hopelessly infested with giant cockroaches the entire 1 year that I lived there. Management sent exterminators and someone to fill in potential entry points, but nothing worked. Usually around 10 roaches per day. Sometimes more, sometimes less. -Old, outdated, poorly insulated units. Expect utilities to be high year-round. -Only intermittent access to hot water -Tinnieh, one of the managers, was consistently, mystifyingly rude and hostile to my roommate and I for no apparent reason. For example, I complained that noisy property construction had started 9 hours earlier than the 24-hours notice requirement stated in our lease. I was calm and polite about it as I had never met her before and expected her to be sympathetic. Instead, she said that my complaint was a potential lease violation and that I could potentially face action from the management company. I was surprised and very confused by this bizarre response. Subsequent attempts to contact her via phone and email to ask for clarification were ignored and never returned. Very bizarre behavior from a management professional in my opinion. I loved living in this area. Being right near the boardwalk and relatively close to downtown was great. If my collective experience at Breakers on the Lake hadn't been such a constant nightmare, I would have stayed. It's not cheap either. For slightly more money you could have something significantly less stressful also near the lake. read more

Location of this complex is great and Ashley and Norma in the office are very lovely helpful ladies, however the reason I'm only giving 2 stars is because of the living environment. We had roaches in our apartment daily to weekly!!! This was after the complex bombed our apt before we moved in twice and having pest control every 2-3 weeks. We Kept a very clean place and still found live and dead roaches. For the amount of money we paid it was a shame to have this problem. The gate to the complex was also normally broken so anyone could enter which did not feel safe. If they can fix the roach infestation problem this place would be a good place to live because you can't be the views. read more

I moved in a few months ago and couldn't be happier. I love the location, especially now that the boardwalk extension is complete. That's what drew me here in the first place and I'm so glad they had a unit available. I love living on the lake and this part is much cleaner and more peaceful. The pool is awesome and overlooks the lake as do some of the apartments. I actually meant to write this review earlier. The management threw a grand opening party when the boardwalk opened and brought in delicious food and hired a dj for the pool party. It was great, that's just not something I usually see in apartments. I used to live on Riverside back in college and it's changed so much. No more ghetto! This area is so much nicer and so close to downtown. The restaurant options and businesses in the South Shore district are great and there's even a place that rents paddleboards next door. I can ride my bike everywhere or take a cab downtown for less than $8. They are being renovated so not all of the units are as nice as mine but eventually they will be. I have granite counters in the kitchen and a HUGE walk-in closet. Love love living at the Breakers and all of the residents seem to be young professionals like myself. It's a much better value than the newer apartments next door so I can actually afford to do all the fun stuff Austin has to offer. Management is really nice and this place seems to have changed a lot from reading past reviews. As Jr. M. said people that had rodent problems must have been slobs because I've never seen so much as a bug inside my place. I've only had to call maintenance once to help me with a glass I accidentally dropped in the disposal and they came very fast considering it was such a minor issue. Wow. I'm surprised at the reviews of this place so I have to give my 2 cents. I moved here 2 yrs ago and happily just renewed my lease. The property is conveniently located to Dt ($7 taxi ride) and Town Lake, very low rent, great new management staff, and friendly neighbors. Have to say it seems like some ppl just need to keep their place a little cleaner and rodents wouldn't want to share their pillow. :) haven't had a pest problem since I moved in. I moved here at the Breakers two years ago and I am very happy living here. I love the location of this complex on the boardwalk on the lake. The pool is Auwsom overlooking the lake and downtown Austin. Management and maintenance staffs are dedicated and very helpful to resolve any issues that I have reported. They have made this appartment very attractive by renovating the driveway and new landscaping made this apartment very beautiful. Management also going to replace all new windows. I would like to have my bath tub replaced because it has been resurfaced twice and it peels off after couple of months. I was going to move in and payed $150.00 for deposit and to hold the apartment. I found out I was getting stationed overseas and informed them that I will not be moving in. I was told I would get my money back and it would take 30days to get refund, that was August and it is now November and I have called numerous times. I keep being told the manager would call me and never does. Then I was told they wouldn't return my money to me. I am about to move overseas $150.00 stolen from me by this apartment. read more

This is by far the worst place I've ever lived. The day I moved in, I noticed a strange smell in the kitchen. It got worse as the days went by and then I noticed that something had chewed a hole in a trash bag near the pantry. I called management and they showed up a little later and set two rat traps next to the dishwasher. The next morning, I awoke to two massive dead rats caught in the traps. The were huge, like what you'd expect to find in a New York City sewer. One of them looked as if it tried to escape after being trapped because the trap was turned over on top of it and it was surrounded by a pool of blood. I called management to come get the rats. They did and that was it. They didn't set new traps, didn't do anything about the smell, they were done. I told them that obviously there was a dead rat somewhere in the kitchen, which was causing the rancid stench. The assistant manager actually said to me, "well, a rat takes 2 weeks to decompose, and it only smells for about a week so you'll only have to deal with the smell for a few more days." I was absolutely floored. I asked them to set more traps to ensure all of the rats had been eradicated and she told me, "we bought those traps with our own money so that's all we can do." I had to physically walk into the management office, ask for the manager and demand that they set more traps. By then, I realized the apartment had a terrible flea problem. I've never seen anything like it. You walk in the door and immediately see multiple black specks all over your feet and legs. Not just a couple, I'm talking about 10 per foot. Again I had to practically beg the management to address the problem. They sent an exterminator out to spray, only after I refused to let her "bomb" the apartment with some chemical concoction from Home Depot. The fleas seem to be getting worse. I don't have a pet, in fact I've not had a pet in 20 years. I would think that the management would accept responsibility for the flea and rodent problem, but the manager had the audacity to tell me to check my legs upon entering the unit to make sure I wasn't carrying fleas in! Unbelievable. I've been here for about 10 days and I've spoken to the management at least once every single day. I can't stand being home because of the smell and the excessive amount of fleas. I'm at my wits' end. I know that this property is cheap for the location, but I feel like I'd have a better living situation if I just pitched a tent by the lake. I'm locked into a year lease and I'm ready to engage an attorney to help me get out of this mess. If you want to live with rodents and bugs and you have no sense of smell, this is the place for you. If not, run, don't walk, from the Breakers! read more

I have lived here now for about three months and it has been an experience that leaves a WHOLE LOT to be desired. Loud, obnoxious neighbors (managements response to this is, " well, tell them to be quiet" as if it were only that easy)' smoke funnels into our apartment when the AC comes on, from vents that are connected to a neighbor's apartment ( again management's solution is, " go tell them to stop smoking then"). Broken washers and dryers, gym equipment is broken, hot water is pretty hard to come by here. My latest issue is that we spent a week without access to water, towards the end of that week, we heard a loud clanging noise under our floor that I was pretty certain was, or was about to be, a burst water pipe. As it was after hours, I called emergency maintanence FOUR times,to simply be ignored and spent the entire night awake and fuming about having a legitimate emergency that was simply ignored. I come home for work the next day, about to pick a visitor up from the airport to stay with me for a few days, to find that almost exactly 24 hours later, they are just now addressing the burst pipe under my floor,by cutting up the floor in my hallway for about 5 hours. When I went to management about how frustrated I was that they ignored all of my maintanence calls, and that it was getting late at night and there were men in my floors/under my house, and that I would like to be able to stay in a hotel for the night since my apartment was unlivable, I was told no, because then, they would have to let everyone without water stay at a hotel, even though I was the only one unable to even access my bathroom or bedroom due to a huge gaping hole in my floor. For your own sake, heed my review and stay far, far away from The Breakers. read more

Water is constantly being shut off, outdated appliances, cheap carpet, outrageous pet fees, machines in gym are usually broken, keys to gates don't work and being trapped inside the breakers has made me miss the bus on more than one occasion! Also the maintenance men barely fix anything and have blamed us for when our braker needs to be reset. There was a sewage leak that lasted for a few days before anyone called it in. Crap, urine and toilet paper were leaking out of the parking lot, flooding into a sidewalk and going into the river. Giving one star because the office ladies are nice. Update: paid $400 pet deposit, $200 was refundable and also paid $10 a month for 12 months to have my dog. Got $110 back. There was no pet damage, we had the cheap carpets professionally cleaned. $410 for a pet to live in a crap apartment for a year is so not worth it. Overall living at The Breakers was a waste of money and energy. We moved across the street and pay $400 less a month and the apartment is much bigger. If you want to be ripped off whilst living a shoe box, the breakers is the place for you. read more

Not ideal if you work nontraditional hours or if you can't sleep through construction noise. (Full disclosure: I don't live here but my boyfriend does and I stay with him pretty regularly.) my apartment complex is older than Breakers and yet can somehow mysteriously stay standing and looking nice without constant construction and landscaping work. I usually get in around 2-3 AM after work, go to sleep around 4, and am woken up at 8-9 by noise almost every weekday. The noise is intermittent throughout the day so naps don't happen either. I've tried earplugs, I've tried noise canceling headphones. Nothing works. My apartment is farther away from my work (got my job after I moved there) and my boyfriend's work which is why we don't sleep there more but my lack of sustained sleep is seriously starting to impact my health, so we're probably going to have to start doing that. My heart goes out to anyone who works at a bar or restaurant who lives here and doesn't have anywhere else they can go to sleep, I don't know how you do it and I salute you. read more

I have been living in this apartment complex for 1 year and have had a myriad of problems with the maintenance and quality of the apartment. On 4 separate occasions i have requested to have the heater fixed only to have someone from maintenance come look at it and get it to work for 30 minutes and then have it stop working again. In the summer on 3 occasions i requested to have the AC fixed because it was not cooling and they responded by saying that since its an older building it just wont get very cool no matter what they do to it, so i suggested they replace the unit and this was never done. My refrigerator and freezer stopped cooling and i lost about $200 worth in food that went bad by the time i discovered it was not cooling, they replaced the fridge the same day with one from another unit and when i requested a discount in rent due to the loss of food items due to the fridge malfunction i was told they would not discount my rent nor would they replace any of the lost items, they advised i file a claim with my renters insurance for the spoiled food, which is utterly ridiculous. The latest issue is that the hot water was cut off for 8 hours and when i called to complain they advised to wait 15 minutes for it to be back on. After 50 minutes there was still no water, so i went out for 2 hours and when i got home there was no water at all. I called to complain and was told to wait 30 minutes for the water to come back on, at this point it was 11 pm , and i needed to wash, shower and get ready for work. This place has no urgency to fix things and clearly no regard for their tenants who are paying full rent prices and in turn not receiving the services that are being paid for. Im disgusted with the way things are handled and prioritized at this apartment complex, do yourself a favor and avoid this apartment complex. read more

I loved The Breakers at first. I lived there for a year. The building I lived in was infested with fleas. I have cats who have never been outside before and never had fleas. I even kept frontline on them and it still didn't stop the fleas Management had a company come in and treat the apartment for fleas and some other little bugs, which cleared out the fleas for about a month and then they were back in full force. I have since moved and treated the cats for fleas and they are completely free of the fleas now. Others have mentioned that their apartments at the Breakers had fleas and they didn't even have pets. The parking spots are very small, causing all sorts of dings to your cars. The gates are always broken, letting all sort of characters inside of the grounds. I've called the police three times for intruders near my apartment. Someone also stole our bikes and broke into our car and several other cars. Management says the gates aren't for security-they are ACCESS gates. They are basically a false sense of security. Ashley and Martha in the office are very nice and are as helpful as they are able to be, but are limited to what they can do. The actual apartments are very cheaply crafted and just generally seem dirty. I wouldn't recommend this place at all. read more
