Ticor Title in Ashland handled the escrow and title insurance for my sale of a property in Ashland…read more The buyer chose Ticor Titile. They have a convenient location on A Street and staff are pleasant. The buyer finished signing Oct. 9, 2014, a few days after I had signed. On October 14 I asked for in email and received the final settlement documents from escrow officer in the form of a signed pdf file. I sent the documents on to my accountant who was doing taxes for the sale. On October 20, 2014 I looked at my bank statement, and the proceeds transferred were different than the amount in the settlement documents. Again, I wrote an email to the escrow officer to explain why the actual bank amount and the amount in the final settlement document were different. The answer along with an updated settlement document was "the previous one did not have enough interest paid to the lender and this was caught prior to sending the payoff out" Okay, than can happen, but you must tell the person in the transaction that changes were made an revised documents would follow and some kind of customer service attitude. So I got an unsigned revised final settlement document on October 20 in email. So the payout on the 9th changed on the 10th when they made the wire transfer, because their internal company policy is to add two business days interest, which because of a holiday weekend was about five days. I spent hours pouring over the documents and finding the line items changed and emailing asking for clarification. Never was there an apology for sending out inaccurate documents. Only that it is company policy, one employee did something and the other didi not know, or you will get they money back later when the mortgage bank does their final pay off accounting. Finally, I asked over the phone if they could at least sign the final settlement document, as they had the inaccurate documents, showing that they stood behind the new settlement documents. The escrow office did send a signed pdf in email. So I apologized to my accountant and sent him a revised final settlement and he redid his tax calculations. So, my conclusions with Ticor Title, who was following company policy, it is normal policy to change calculations and not tell the involved parties. It is company policy to send out an incorrect final settlement five days later document and even sign it. It is company policy that when the customer inquires eleven days later why the final documents from Ticor Title do not match the bank transfers by Ticor Title, they just answer they changed the amounts just before the wire transfer. Do they think customers will not notice? I found the experience exasperating. No apology from Ticor, no normal attitude saying sorry for our oversight, we'll get you the corrected documents ASAP and sorry for the inconvenience. It cost me time and money not to mention frustration trying to get correct numbers 11 days after the documents were signed. To add insult, I received the official letter from Ticor on October 25 (it had been forwarded because they sent it to the sold property) with a letter from the escrow officer saying the escrow had finished and stating the incorrect proceeds amount, and also again including the incorrect settlement documents. I do not dare ask the escrow officer to send a revised and corrected letter. They are following company policy! I would not willingly use them again. Poor tracking, inaccurate reporting and indifference towards the customer were my experience.

Fortunately, this was not an issue with New Foundations Property Management, even before I was an official tenant of theirs. I rented a house from them in Medford for four years, and from my initial email back in December 2017, all the way through January 2022 when my rental situation changed, they've been professional and a pleasure to do business with. When I first moved in, they did a great job to ensure everything was ready and the place looked great. I did have an issue with the thermostat the first day I moved in, but they promptly fixed it the very next day which set a great example of how the next four years would go with them. Fortunately, I didn't have many issues or reasons to contact them, but on the few occasions I did have something come up, they treated me with respect and not like I was "just another tenant". A great example of this was when I had an incident at my place (slipped and damaged some of the property) and thought this would be the end of my time at this rental. I was so worried and worked up since, in the past, other rental managers (with different companies) have been rude and refused to understand my side of the situation. I honestly thought I was going to end up homeless, which was ridiculous looking back now lol. After letting my anxiety build up for a few days, I decided to "bite the bullet" and call Shelly Rogers and come clean and wow, was I glad I did! She understood what I was going through right away and after making sure I was fine, she actually gave me tips and advice on how to get the damage repaired as well as the best people to contact since she's dealt with this stuff before. Not only was she calm and understanding, but she was also a true professional and I knew I was dealing with some great people at New Foundations Property Management (not that I ever doubted them lol). To wrap up this review, I just want to say that as someone who has been a renter for 12+ years, I've moved around many times, so I've had to deal with a wide-range of landlords + rental managers, and by this point, I've dealt with close to 14-15 different ones (excluding ones I decided not to rent from after talking with them) but I can confidently say New Foundations Property Management is one of the best I've done business with and I recommend them to all of my friends. I'm not sure how many units or properties they have available, but if you ever get a chance to rent through them, do it without any hesitations. Shelly and the entire team are great to deal with and they remove a lot of pain that comes from renting. You can thank me later :)

LONG STORY BELOW. BEWARE!…read more THE OWNER OF ASURENT, LISA PETRINI, THREATENED ME FOR MY HONEST REVIEW! I slightly revised this review, today April 29, 2026 as a few problems were resolved on April 28th. Lisa, I investigated the law and you have nothing on me. This is protected speech. Have your lawyer check the S.L.A.P.P. law. I'm retired and I'll be happy to go to Medford several times to see you in court. There will be no arbitration on your efforts to stop me from exercising my First Amendment rights. Our experience has involved serious issues with financial handling, communication, and decision-making. The owner, Lisa, withheld over $500 from our owner disbursement, claiming an unpaid utility bill with the City of Ashland. This claim is incorrect. I contacted the City directly and received written confirmation that somebody (I thought it was the tenants, but, Lisa said it wasn't) established their own service, our account is fully paid, and the landlord account was closed. I emailed the city's communication to Lisa. Despite this, Lisa refused to acknowledge the City's confirmation and continued to claim she did not received a response from them. SERIOUSLY BAD NEWS REGARDING UTILITIES. TENANTS BEWARE!!! Added tonight on April 29, 2026 - The City of Ashland emailed me. Lisa Petrini, owner of Asurent, closed the utilities account for the property and left the tenants without utilities, including electricity, water, sewer, and other city services. The missing smoke and carbon monoxide detectors were photo documented during the original walk through with the staff of Asurent Property Management. See below for the response I received from Lisa Petrini. The original review was dated April 24, 2026. On April 28, 2026 Lisa threatened me for the review. I revised the review on April 29, 2026. We were also informed that tenants reported a gas smell--an issue that should be treated as an emergency. I immediately directed our contractor and Jahnke (HVAC) to inspect for a potential gas leak, as Asurent indicated it may be related to the HVAC system. Asurent then stated that the gas company had already responded and shut off the service. However, when our contractor and Jahnke arrived, the gas was on, and no leak could be detected using their equipment. During this same discussion and following threats, Lisa claimed that required smoke and carbon monoxide detectors were not present. This is highly questionable. The home was fully remodeled prior to engaging Asurent, and all required detectors were installed. Asurent also completed an initial walkthrough with us at that time. Given the inconsistencies already noted, this claim raises further concerns. Lisa claims she has the walk through documents stating that there are missing detectors. I ASKED HER FOR THE WALK THROUGH DOCUMENTS IN ORDER TO ENSURE THE DETECTORS WERE NOT PRESENT. SHE HAS NOT PROVIDED ME WITH THESE DOCUMENTS. We've experienced holds on our net proceeds (deposits minus expenses) that were not released until my threats were issued. See above about the threats from the property manager. We have encountered inconsistent information in regards to utilities, expenses and repairs. Based on this experience, I cannot recommend this company to other property owners.

As a previous tenant, I do not recommend this company based on my experience with them, for…read moremultiple reasons. Communication lacked from the moment I moved in. However, their move-out and deposit practices were unprofessional. In my case, a portion of my deposit was withheld for cleaning charges, despite the unit being returned in cleaner condition than when I moved in. At move-in, the apartment contained a pee-stained mattress, dirty dishes in the dishwasher, and footprints on the counter. I expressed this and no one ever responded so just dealt with it myself. At move-out, I arranged and paid for professional carpet cleaning, provided a receipt for this service, and uploaded multiple photos documenting the condition of the unit. I was charged a $385 cleaning fee for a one-bedroom apartment in addition to a separate additional carpet cleaning charge. When I requested itemized receipts and clarification regarding the charges, Lisa did not provide itemized documentation in a timely manner and was unable to clearly explain the specific services when we spoke in person. She attributed the need for cleaning to dog hair, afterwards; however, dog hair is not visible in the photos submitted and she could not provide proof. I had also initially requested a move-out walk-through, which was denied. They don't do those. When I questioned these issues and raised concerns about inconsistencies in the explanations I received, Lisa stated that she would file a counter-defamation claim. I ultimately chose not to pursue the matter further, for my own peace, but I believe it is important to share these details for other prospective tenants to consider as it seems to be ongoing.
