Big shout-out to Josh, my leasing agent, who jumped in quickly and helped narrow my options. When I found the perfect unit, the race was on. RUN AS FAR AS YOU CAN FROM THIS PROPERTY MANAGEMENT COMPANY…read more My experience with this property management company has been absolutely terrible, and I haven't even lived in the home for a full month yet. From day one, it has been one issue after another, with very little communication or accountability. When I was supposed to move into the home, I had to wait an entire week before I could move my belongings in because the house was filthy, had not been cleaned, and the water heater wasn't working. Moving is already stressful enough without having to deal with these kinds of issues immediately after signing a lease. During the final walkthrough with Shelby, after I had already paid everything required to move in and received the keys, I was informed that the washing machine did not work. Shelby also knew that I was a newly single mother going through an extremely difficult time, which made the lack of support and follow-through even more disappointing. I asked when the washing machine would be replaced, especially since it is listed in my lease, and was told she wasn't sure. Since then, I have submitted at least five maintenance requests to have it replaced, only to now be told that it is my responsibility. The washing machine was already broken when I moved in, so I do not understand how they can turn around and make me responsible for it. On top of that, I received a trash bill for nearly $300. When I contacted the trash company directly, I was told that the email should never have been sent to me and that I should not be responsible for the bill. I have yet to hear back from Kristin about resolving this issue. This company claims to stay on top of things, but my experience has been the complete opposite. Communication is poor, issues go unresolved, and I feel like I am constantly having to chase people down just to get basic matters addressed. As someone from a military family who has moved 29 times, I have dealt with many different homes and property management situations, and I have never experienced anything like this. I expected a clean, functional home and a management company that would follow through on its responsibilities. Instead, I have spent my first month dealing with problems that should have been addressed before I ever received the keys. I strongly encourage anyone considering renting through this company to do their research and think twice before signing a lease. Based on my experience, the lack of communication, unresolved maintenance issues, and billing concerns have made what should have been an exciting new chapter incredibly stressful.

Absolute scam If I could give zero stars, I would…read more My experience with Smart City Locators was extremely disappointing and ultimately a complete waste of time. I initially reached out expecting professional guidance from someone with in-depth knowledge of the local rental market, apartment communities, pricing, amenities, and leasing considerations. Unfortunately, that was not what I received. Throughout the process, it became clear that the agent I worked with had very limited knowledge of the properties being recommended. Basic questions regarding building features, management quality, neighborhood differences, lease terms, and unit availability often went unanswered or were met with vague responses. Rather than acting as a knowledgeable advisor, the experience felt more like a sales transaction focused on getting me to sign a lease as quickly as possible. What concerned me most was the apparent lack of interest in understanding my actual needs and priorities. Instead of providing thoughtful recommendations based on my criteria, I felt repeatedly pushed toward specific units without any meaningful explanation as to why they were a good fit. The entire process gave the impression that the primary objective was securing a commission rather than helping a client make an informed housing decision. As a result, I ended up conducting most of my own research, contacting properties directly, verifying information independently, and learning far more on my own than through the service I was supposedly receiving. This completely defeated the purpose of working with an apartment locator in the first place. A service like this should provide expertise, local market knowledge, transparency, and value. In my experience, Smart City Locators failed to deliver on all of those expectations. Rather than simplifying my apartment search, they added frustration, confusion, and unnecessary delays. I rarely leave negative reviews, but prospective renters deserve an honest account of my experience. Based on the service I received, I would not recommend Smart City Locators and would encourage renters to do their own research before relying on this company for guidance.

PorchLight did an awesome job with selling our home. We partnered with Ben Ellefson and Crystal…read moreQuintanilla; both were very quick to respond and always went the extra mile to manage and coordinate our listing. Our family had already purchased another home out of state (MT) and were moving before the sale of our house in CO. We worked with Ben to make sure everything was left as needed before the move, to avoid issues before the house went on the market. Ben walked us through the process and helped create a "ToDo" list. Because of his hard work and attention to detail, we were able to move out and let Ben do his thing. Ben coordinated and managed (FREE OF CHARGE) an official square footage measurement of the home, (which resulted in finding an additional 55 square feet that lowered the overall price per square foot), Daytime and Golden Hour photos (huge selling point advantage, golden hour photos made the sale!), and brought in an interior design to set up paintings and furniture throughout the home. The house looked so good, I joked about buying it myself haha. I have never worked with a realtor firm that did soooo much, free of charge, to sell a house. The house received 5 offers on the first day listed and we were under contact that evening. We were not totally sure which offer to accept, but through working with Ben and the research that he did with each offeror, we were able to make an educated decision. The house sale closed 30 days later, above market value! Had we not went with PorchLight, I don't think things would have went as smoothly or sold above market. They made the house look great.

As soon as we moved in we were told that this place was "newly renovated". That is a lie. They just paint over the walls and rent it out to the next person. On our door we had a "misfits" sticker that wasn't taken off. The apartment wasn't even cleaned the day we moved in. The A/C didn't work ( which doesn't cool the house at all btw) and we had a broken dishwasher for the first 3 months of living there. We had a window that was broken, fridge with no drawers, and cabinets that had so much water damage. We also had people come to look at our house without any notice whatsoever. No email or flyer on our door. They wouldn't answer my calls either. Deerwoods response was "we thought we let you know". That made us feel like our personal space was invaded and no one cared. Every time I made a maintenance request it took forever for someone to come out and most of the time it wasn't properly fixed. 2 months before we moved out the ceiling caved in with water and soon became moldy. They covered it up and called it good. We had to move out early and STILL PAY RENT!!! We were afraid we'd get sick. Not good living conditions. But they don't care, all they want is your money! The list could go on.. This place never felt like home. Deerwoods management is a waste of your money. Don't rent from them! I consider myself very nice and understanding but this place was downright awful!!! I would love if the owner or manager could contact me. I don't want to ever talk to anyone in the office again; as they avoided me and are so rude. I plan on taking deerwoods to court. They allow people to live in awful conditions, don't care about anything but receiving peoples money. This is the ARVADA FLATS APARTMENTS 7822-7952 Oberon Rd. Arvada Colorado 80004

In fact, they voluntarily prorated me for something without my having to ask. They are certainly not out to rip you off as others have said. You can't get mad if you leave a place a mess and don't get a security deposit back... Anyways, I've been here for almost a year and have no serious complaints. Yeah, you have to forego the bells and whistles of going with a luxury apartment -but the value is good for me. Plus the owner at this location is a nice guy and cares about his tenants. One thing they could work on is promptness. They are very prompt with certain things and it is appreciated, but others not so much. I think part of the problem is that they don't seem to have a clear email address, as their system generates a new email for each "case"/new correspondence that is created. Bottom line is that you'll be fine if you rent with them. The service isn't perfect, but nothing about them should be a deal-breaker.

They only give you a verbal notice that the apartment is noisy, but they don't go into great detail when you complain about the problems they turn around and throw it in your face and they accuse you of being accusatory, which was very bizarre not only that they use gaslighting and intimidation tactics. They threaten you to vacate the property if you don't like it and they accuse you of being accusatory when you bring up concerns about the property Being on the verge of collapse, there are visible craxks, doors are cracked and unlevel, There are visible cracks in the foundation in the laundry room and tenants on the first floor have said that their apartment creaks all night long and it's impossible to have any guests stay the night. This property is not only in the verge of collapse. It's dirty dilapidated and full of cobwebs. There's trash that blows all over the grounds Not only is it not well-maintained it's on the verge of collapse and it's a dangerous building that could hurt people if it does collapse there is an elderly man in 305 that's been pacified for the last five years by the owner and he is completely fed up with the building issues, but he is stuck there and he has no other place to go I lived in this property for two years having vacated on June 4 when I was sick and under a doctors care at UC Health I had 103° fever and it was forced to go to the property and clean it out four days past the date I was supposed to vacate , if I would've waited until I was completely well it would've been June 14 ; that I was no longer under a doctors care and I would've been subjected to late fines and I would've been responsible for the whole month of June's rent so I cut my losses and I left when I did because I was physically unable to fulfill the demands of the lease by cleaning the carpets so they in turn charged me $476 to clean the carpets which they say included the Excel payments For electricity which I already had paid directly to excel plus I left a money order on the counter, and removed my name with xcel but they still charged me xcel til end of June when I was already moved out. They nickle n dime your deposit and basically charged me for electricity payments I already made. THIS IS THEFT!!!! this is a corrupt and shady business. Do not rent from them unless you want to be prone to bouts of anger, outburst of extreme gaslighting, lies, baseless, accusations , targeting, bias, discrimination, theft, threats of intimidation and accusatory tactics don't rrent from from these gaslighting narcissists.
