Braden Fellman just jacked my rent up from $790.00 to $900.00. While this is still below market rent, I would think that given the fact that people come and go so quickly at Arbors of East Atlanta (many of them going with the help of the Sheriff's Department), they would consider giving me a break. Like many other reviewers, I have also experienced "maintenance" entering my apartment with no notice and for no reason. Period. They have also removed dumpsters so that tenants have to drive their trash to another dumpster across the property. Speaking of trash, it rarely makes it into the dumpster. Pest control - I suffered one year having bugs in my apartment, even after Braden Fellman's "pest control" company treated the apartment once or twice a month. I ended up hiring Arrow Exterminators (who services rental properties I manage as well as our office building) to come treat once every three months ($87.00/quarter). I no longer have bugs...ever. I'm going to be looking for a new place. BTW, the only reason I'm giving two stars is because I happen to love my apartment...but not $900 worth.

Our ceiling that's been leaking for days. We've had MULTIPLE roof/leak issues.

Terrible building structure/construction, subpar management, horrific ownership and lack luster maintenance. We moved back to this area because of the access to the beltline and the walk ability score to necessities (grocery, banks, parks, restaurants etc) and how easily accessible it is (yet far enough away) to the highway, but the property is absolutely horrible. We moved into filth. They had to send three cleaning services in to finally get the place livable. I mean there was MOLD and MILDEW. The final cleaners confirmed and sent pics of it to the management team to let them see how poorly the previous cleaners had done. There's still patches of popcorn ceiling. The paint and caulking is dribbling down the walls. Light switches were installed upside down. Their contractors are overall just flat out lazy. The owner obviously doesn't want to put money into the property. The ceiling leaks almost every time it rains. Exterior roaches easily get into the building through exterior wall cracks. They offer extermination but the roaches come and go within our buildings as they please, or croak in your apt waiting for you to discover them. Maintenance just put bandaids on issues, but I think that's because the owners penny pinch. We emailed the office once to get the stats of our maintenance request and they said they didn't know and "it's not like they have a live tracker on maintenance." Rude. They don't enforce parking so it's awful trying to come or leave the property if someone else is trying to do the same: the cars that line up against the gate and in front of the property entrance stop the flow of traffic. Run far away from this place. I absolutely blame the owners for how awful our experience has been. I am not hopeful things will improve under these slumlords.

After trash pickup today May 26. The trash collectors are not allowed to touch trash outside of a bin.

Can I give 0 stars? I live next door to one of their properties 940 Piedmont Ave. The trash situation is out of control. The bins are out by the street and never brought to the back of the building. I've called the office numerous times since the beginning of April. It's absolutely disgusting!!!

Mildew that developed a couple months after move-in

I lived in a Braden Fellman property for 2 years at their Springdale location in Decatur. The location was great, and the company was pretty responsive to urgent maintenance requests. The property could have been great, but the general location of the place was definitely lacking. The roof was leaking in several locations (stains on ceilings) which resulted in moisture issues in the place that was extreme even for Atlanta. It smelled like a basement, and I had to buy a dehumidifier after many of my belongings developed mildew. The company was aware of the issues, but only offered mildew treatments, and no long term solutions to the problem. Overall, Braden Fellman wasn't the worst, and my experience was mostly fine, but there are definitely much better options out there for the price. Edit: in response to the comment from Braden-Fellman below (just for the sake of more information), the mildew didn't become apparent until December (I moved in mid-August), so not totally an issue from summer heat/humidity. When I got my dehumidifier, the humidity said it was 70%. I mentioned this to my property manager at the time, but hopefully this will be useful if you decide to update the roof/window/any other sources of moisture.

They claim they put in new locks but no the door opens whenever

If you want your leasing questions answered.... multiple phone calls are necessary and going to the leasing office is necessary.

West Midtown is a great location just due to the many amenities (bars, shopping, etc) and proximity to the rest of the city. The maintenance and leasing team are amazing, the grounds are pretty clean, and the gym area is nice and small for general use. The leasing team has also been great with putting on continued resident events safely, even amidst COVID, which has been so good to see. Lastly, the only issue that I have personally experienced so far is cars tailgating inside the complex at the gate. While there is not much that can be done about it, I do hope that it greatly decreases over time. I highly recommend 1824 Defoor!

There was a "processing fee" to be waive and applied to the residency upon arrival. At no point during the walk thru or application process were we told that if denied they would keep the full amount on the deposit/application fee. I even asked and was only told that it would be "applied to our move in". Long story short we were denied and they kept the full amount. After talking with them I was told in no way would it be returned. We disputed the charge and was refunded through our credit union. I think "Guage" from the complex then disputed it with our bank, and we never received our dispute in the mail, so it was rewarded to the business. Fine, it was shady but we took the loss and moved on. Well these corporate greedy assholes than proceeded to place the account in collections even though they have already BEEN PAID ONCE and we are not residents. They have even gone as far as dispute the dispute with the collections agency. We have reported them to the Better Business Burea and at this rate will probably have to take them to small claims because at some point enough is enough. 1824 Defoors is everything that is wrong with the changing landscape of Atlanta, an outside corporation buying up property and removing the "poor" residencies from the past. I have lived on the Westside forever and seen what these Blackwater like companies have done to our city. Please find a single owner or a better place to reside than this heaping pile of profit over people.

I don't need much as the building is not that old and well maintained, but when I do they go above and beyond, have even helped with things outside what's required (like CJ putting in a water-filtering shower-head, dismantling my hammock)... Right from the start I got what I wanted - a huge patio, quiet side of the building, tons of storage, and a floor plan I knew I would enjoy. The leasing staff is accommodating, friendly, and professional. I utilize the biz center, pool, gym, and have had some great parties and screenings in the rec room. They also show their appreciation of us/tenants by hosting events often. And the location cannot be beat!

The staff: Having a 24/7 concierge is game changing. They provide an extra level of security, while always being available to hold deliveries, answer questions, and make sure you have what you need. They are always super nice and super quick to help you with anything. Maintenance is also incredibly fast and helpful. I've really only ever had a couple small things come up (like my smoke detector kept inconsistently beeping), and they were so quick to come help. You can also put in requests for around the apartment if you notice something is broken or dirty, and they are on it. Additionally, the cleaning staff is INCREDIBLE and keeps the place literally spotless. Even the pillows are fluffed in the lobby on the regular. The amenities: Unbelievable, some of the best around. The gym is top notch (and again always spotless!), and there are TWO pools-- one with one of the best views of the city on the rooftop, and another on the first floor that's shaded and has cabanas. The amount of spaces to hang out is actually unreal (reading terrace, library, bar lounge, clubhouse, etc). There are beautiful little touches everywhere with decor and it's all just over the top and lovely... I can't stress how much space this place has to entertain yourself and others. There are fun extras like the sauna, steam room, and shuffleboard tables, too. The apartment: Extremely quiet, everything is brand new. The walls are concrete-enforced so you can't hear neighbors at all unless they're walking through the halls outside your door (and even then they're quiet). It's also got fantastic finishes... everything is incredibly modern and well-thought out. The custom closets, the dimmer switches, the Nest thermostats... they are all nice-to-haves that I never thought of but have grown to love. The kitchen and bathroom are truly beautiful and have upgraded appliances. I always feel incredibly safe in the entire complex and my own unit, and have really loved living here. The cons: I cannot, for the life of me, understand with so much space why they only allow two guests per household. You can't rent out any of the huge, gorgeous spaces (like the kitchen upstairs, despite having tables that seat 10). They hardcore reinforce 2 guests, particularly at the pool (which definitely keeps any sort of partying non existent, which I appreciate). But if I have, say, my partner over and want to invite another couple to the pool, I'm unable to do so which is ridiculous. Guest parking is also a pain in the ass, having to register each guest with a piece of paper. Several times they have run out of guest parking and my guests have to pay to park overnight somewhere else. I also face the back parking entrance and sometimes cars come flying or bump their base. I can hear the garage open and closing all the time which gets a bit annoying. Overall: Truly one of the best living experiences I've had minus rules regarding guests. I'm super impressed with this complex... I'd recommend living here to literally anyone.

Thanks for the response. This is never was an issue the first year I moved in, so this is based on recent feedback. Furthermore, it's noted that you can't have alcohol at the pool. The rules don't seem reflective of the community and seem unenforceable given everyone drinks can beers, or other spirits at the pool. Just acknowledge it was overreaching and pivot. You're doubling down on something that could easily be addressed because it's not an ongoing concern.
