    A maintenance worker damaged my property and lied to me and to his supervisor about it. This…read morecompany barely acknowledged it. When I moved into one of their apartments, I was verbally informed that there was pre-existing damage to the bathtub paint/enamel, as well as the garbage disposal, and that maintenance was queued up to fix it. I documented it anyway to protect myself against any damage accusations to protect my security deposit. Three months later, no maintenance was ever done, so I opened a ticket. I did not complain or ask for expedited service or any sort of special treatment. I simply pointed out what was needed. The next day, maintenance came while I was at work (which I agreed to, stupidly, but I live alone and had to work). When I arrived home, there was a single couch cushion randomly flipped over along with a bunched up throw blanket and a dark spot on the top couch cushion. When I flipped the cushion over, the couch cushion was soaked through and visibly wet with urine. It is obvious that the maintenance worker brought a pet with him while he was working (despite a building-wide no pet policy being enforced on the lease). I really hope it was a pet... It's a little gross, but I honestly barely care about that. The maintenance worker lied to me about it, lied to his supervisor about it when I asked if anything was reported, and the supervisor lied to me to protect him, and I'm incredibly insulted they simply flipped my couch cushion over hoping I wouldn't notice, instead of acknowledging it or even attempting to clean it. After a back and forth between myself and his supervisor, they finally agreed to pay to clean the couch... That's it. No apology for the days of lies and back and forth, no apology for them situationally applying their own rules and terms of lease, no apology for them essentially allowing and supporting someone to come into my home and destroy my property. My own rent payments were being used to pay the salary of someone who damaged my property and lied about it. Disgusting. To seal the deal, he did not even do a good job repairing my bathtub. It is already chipping where he repaired it... again.

I lost at least 15k as a result to poor management to my property and proper management over a 5 year least. I trusted these people with a job and did not know I had to manage the company paid to manage my property. Please use a different service provider.

Despite the owner, Ian, repeatedly claiming that communication and staff training are "improving," the reality is a total lack of professionalism. Service requests routinely go ignored for months! One of their "top" employees, Amanda, actually fabricates HOA policies to cover her own mistakes. When I simply requested a heads-up about upcoming work near my unit as I have a small infant at home, she flatly refused, claiming it wasn't her responsibility. Consequently, they ran an industrial fan right next door 24/7 for six straight days with zero explanation. When I asked her to cite the specific policy that allowed this lack of notice, she went silent. The sad part is this is just one of many crap stuff that they've done. They're wasteful with our budget and makes me wonder what they're doing at their office everyday, when you're not responding to their customers. This company prioritizes laziness over service. It's no surprise they were fired by our association after only a few years. Before hiring them, I strongly suggest asking Ian how many ongoing legal cases he and Strategic HOA currently have with former clients.

Because, based on our experience, Bill Erickson, the owner, will make you deeply regret doing business with him. And he just might break the law by illegally keeping your thousand dollar cleaning deposit, too, as he did in our case. Read on and see for yourself: After moving out of an Oasis Property, the house was left spotless. In fact, it was left FAR better than on the day we moved in. Out of our own pockets, we replaced ALL the carpet in the house, replaced all the cheap doorknobs with brass hardware, replaced old and dated lighting fixtures with modern lights, replaced cheap bathroom faucets with high-quality Moen faucets, replaced the flooring in the kitchen, and paid for an electrician to bring numerous electrical hazards up to code. Again, all at our own expense. (Incidentally, ask any property manager, and they'll tell you that virtually NOBODY does this for rental properties.) On the day we moved out, the ONLY thing that was left was a small amount of ashes in the fireplace. That's it. I am a professional photographer, and I photographed the home both on the day we moved in and the day we left, and it looked vastly superior on the day we departed. And I have photographic proof that the house looked great. But that didn't stop Bill Erickson from keeping our $1000 deposit. I said, "You have got to be kidding me. The house looked great." And he said, "Well, we found some ashes in the fireplace." So THAT justifies a one-thousand dollar penalty? But it gets worse. MUCH worse. Because, by law, a Property Manager is required to send you notice within 30-days as to whatever amount they are withholding from your deposit. However, in keeping with the highly disorganized nature we found Oasis Properties to have, it was about 45 days before we received that letter. I still have the postmarked letter to this day proving what I'm saying. When I explained that he was in violation of California law, he refused to deal with the matter at hand and kept going back to "the ashes". Funny how someone wants to penalize you far above what is appropriate for a minor thing like some ashes, but when it comes to THEIR actual violation of California law, they become extremely lenient toward their own behavior. I could give you a laundry list of HIGHLY questionable business practices this company has subjected us to over the 11 year period we used their services. I could tell you about the mold issue that was left unchecked for two years before they responded. Or how I became sick for nearly 6 months as a result. But suffice it to say that I would have done well to listen to the advice of a man who had worked in a real estate office with Bill Erickson for many years. The day before we signed the lease, he said, "If I were you, I'd stay far far away from anything that guy gets involved with. There's a reason why he doesn't work here anymore, and I pity the people who get tangled up in his web." I thought maybe he was just a bitter old guy. Little did I know, he was giving me some very valuable advice. I wish I had listened. It might have saved me 11 years of tedious Mind Games.

After my income had been verified, Dennis decided to drive by the house I were we lived, called me at work and questioned me rudely why we had bought such a small house for a family size of 6, his criticism on not having done any upgrades on the house were offensive and rude. Can't imagine what else he would of done if were to become his tenants. I'm concerned since hr has all of our personal information. Be careful!!!
