This is the absolute worst place to live. Trust me they will raise your lot fee every year and it will surpass $1,000 a month. The community is no longer the same every now and then there are shootings and for every little thing you have that is a plant or a skate they are sending an extra charge or putting a letter.For those simple things they are evicting many people I do not recommend here before that, 6 years the community was very quiet today it is no longer the same a lot of theft many negative things that need to improve this community especially the people in the office but they are rude. read more

Do not move here. The office staff does not care about you all they care about is making money from stealing out of your driveway, putting mulch everywhere and fining only certain people for things that others do/have but don't get in trouble for. The space rent is ridiculously high for nothing and dogs run loose everywhere not to mention people will walk through your yard at all hours. People will steal your stuff. The pool is hardly ever open and the gym as well. Even if you follow all the rules and are never a problem they will find something to come after you for. Run far far away from here. I have moved in 5 years ago to Boulder ridge in Pflugerville. I have great neighbors and office staff is wonderful , so when it was time to buy the trailer, the management team made it easy to finance. The management and general manager have strived to make this trailer park stand out and feel like home. This place has gone to down the hill quick, Gun fire every night, rules get enforced when management feels like it. the new manager Sophia is rude and no help at all, the regional manager never responds to calls or emails. you always have to call corporate office in order to get anything resoled around here. you will never have access to the gym because it is only open when someone is in the office which is never. They do not consider those who work and can't use the gym until after 5pm. They are unwilling to use key fobs for residents to access it either. The pool is always closed. And don't think you can go to the pool with you child friends or cousin because that is not allowed either one guest per household. Also if you expect to have visitors they will need to walk blocks away because they need to park at the office or get towed parking in front of your home. They charge you monthly for mowing service and it is mandatory to have but you will go months without it being cut. There are so many issues with this place I can go on and on but I will leave it right here. Please if you are buying a mobile home think about getting the land package because the dictating here is ridiculous and the lot rent is almost your mortgage. read more

None of the facilities are ever open like pool and gym. I've tried to work on my truck having it on a jackstands two days in a row and I got a remove immediately or will be towed. Would never say to live here if you like your freedom. I'd compare this to an HOA. read more

We moved in one month ago, so I know it's not a long time to see how everything works, but everything has been great! Jaclyn in the office is really sweet, they've kept me very informed, and really made me feel welcomed. We moved in to a Palm Harbor home we had built in the newest section. The fact that I don't have to pay for the lawn service until they actually put in our lawn is very appreciated! The only thing I really don't understand is the pet fee. I own my house and our cats stay inside, as required, unless on a leash. What am I paying for? They aren't outside messing up the property... read more

If I could put a zero, I would. I am not one to usually complain but the office makes no sense. I am buying my home and my garage is currently broken and because I'm buying, it's my responsibility to fix it. (if I move my mobile home, I cannot take the garage, it is on their lot that I pay rent for) yes, I do need to fix it but until I can fix it, I went to their office and got a parking pass. They say my parking pass is invalid because of my garage. It makes no sense and I was towed when my parking pass had a valid date on it. I cannot wait to leave here. We have lived here for almost 2 years now, Everything has been very nice the community, employees the only thing is the lack of privacy and then it got better, then today a BOULDER RIDGE EMPLOYEE MICHELLE I think came by today, She was very disrespectful towards my daughter and then when I came out side to see who was here she did not say hello nothing all she did was yell do you have a dog? when I said yes she started compiling about the PATIO furniture that was on the gravel by my house ( that is allowed according to the contract) she yelled it was not allowed and a bbq is not allowed ... pretty much nothing outside is allowed she was very hostile rude and racist, I can't believe that someone like that is working here, and all the manager says it ill talk to her. nothing else. not I'm sorry or anything.... this is a very horrable management that lets there employees think they can treat the residents living here like crap and I HOPE the management sees this review ! read more

Horrible place to live! I wish I could give them ZERO stars. My car has been broken into twice and now someone attempted to break into my home. My screen door glass was completely shattered and ripped from the hinges! The property manager only response is "you are rent responsible". I have filed two police reports in the last 45 days, provided license plate number for the guys that broke into my car and nothing has been done. Not even a follow up. I haven't stayed at home in over 45 days due to safety concerns. They do not care what the crime is they will not let you out of your lease. Completely disregarding that it is a Pandemic and the financial hard ship it is to move during this time. DO NOT MOVE HERE!!!!!! You will regret this decision! If you cate about your safety at all, this is not a good place!!!! Imagine paying over $3000 in the last months to not even be able to sleep at your home bc you're scarred for you family safety. I love my neighborhood!! It is so peaceful. The neighbors are friendly. The pool is cool and refreshing during the hot day.

Once again they screwed it all up!!! We tried to lease or buy last year and we were treated like crap by Gil who is no longer there, we tried again in December it's been almost 2 months and no approval from them. Called today since the assistant manager never calls me and is always out with no luck, had to email her boss who is telling me the application was never process REALLY??? NOT TRUE the corporate office has been in touch with Maria and they've requested more documentation, it was provided weeks ago and nothing, we were also told to give notice to our current place by the corporate office and now we have according the the sales manager to start the application all over. This place is a joke with incompetent employees STAY THE HELL AWAY!!! Luckily we had applied for A REAL HOUSE that's brand new in a master plan community that got approved but, we can't get approved at a crappy mobile home park. read more

We been living here for 6 years, we always follow their rules and everything they said that needs to be removed, replaced or repair we always do it! Overall we love living here, but now they have a new rule where you CAN'T park in the visitor parking lot for ONE night because you will get tow,we had a family emergency and my sister came over because our brother passed away and she park there for ONE night, and they towed her truck I been nothing but a great resident and they come up with this new rule that you need a parking pass, how in the world would I get a parking pass at 12am? This is ridiculous my family has come and stay over before and they never got tow!The office staff just told me that I should've find a different place to park!! Where? This new rule it's ridiculous my sister pay $200 to get her truck back they need to have after hours service to ask for a parking pass or a way to request one online! read more

So ticked right about now. This place hardly gives notice before they cut your grass, and then they murder your plants you've waited months and months to grow. Seriously??? I would never recommend this place to any one. Especially if you want to buy a home. You buy basically the equivalent of a card board box with interior walls to separate the rooms. The appliances fail right after buying, and hmmm..... they can't help you and the home owners' insurance won't help you. You can't put up a fence, plant any flowers or build a handicap ramp so you're family can visit without asking permission. Then wait at least a month or so for approval. God forbid your kid forgets to put up a b-ball court for a few days. You get a notice?! Oh, and the warning to mow is just a courtesy. Like to see if I courteously forget to pay for the mow they never said was coming. $40 to mow a lawn that's less than 1/4 of an acre. What????? I would prefer a motel room, unfortunately I have four kids and need a place to stay semi-permanently. Oh and if you buy, you have to sign an agreement to leave the house on the stupid site and pay them rent. I was sooooo stupid and should have went to a dumb package deal place to buy land and the home. Instead of having two different payments for one place. Don't move here. The slide broke on the playground a while ago, and they just put "caution" tape around the place where they removed the slide. Took them over a month to put something there that would prevent kids from inadvertently falling off. The baby swing broke and it took them months to fix that. Now grants they fixed it, but the response was far too delayed. read more
