Poor communication, customer service is lacking, and they do not take responsibility for company-initiated issues. The constantly feed themselves "maintenance" issues and "service calls", more than what's believable. They also charged me to re-key a unit and then supposedly mailed ALL the new keys via regular Post Office mail with no tracking whatsoever. Of course, the keys never showed up and they refused to even discuss any other option other than tough luck, pay to rekey it again! Will not do business with them again and wouldn't recommend them, period. read more

This is the most awful experience I have ever had at this beach. Jonathan Harbor unit # 506 was filthy. EVERYTHING! Chew behind the headboard. we couldn't sleep in the unit the first night. It smelled so badly the doors had to be opened. The pans had grease, food, & bugs in them. The walls had food & grease from ceiling to floor. the doors & frames are beat up ,outlet covers were even dirty! There was a mop in here that smelled like rotten fish. Christie James , realtor was asked by me before we made the deal. WOULD YOU PUT YOUR FAMILY HERE? She said NO. I asked Why did you do this to us then!????? Our master bath was so dirty that there literally was still a face towel and used soap in shower! Hair balls all over bathroom floor and shower walls and floor,clearly bathroom was looked over, floors weren't the cleanest,and there was a moldy/ strong mildew smell coming out of our master bath, so we kept the bathroom closed . I Had to go buy bleach and re wash the whole condo. All in all,this is our 2nd stay wh Booreality at "A Place By The Beach" Condos, both times were bad experiences. Rental was not well cleaned. Fridge was not working properly and leaking water. Lower level bedrooms not fit for habitation. Expressed concerns over fridge and misrepresentation of the amount and quality of outdoor seating on first day of our rental. Realty company did not respond or address our concerns whatsoever. High marks to the folks at Booe. It's a crap shoot renting a vacation home online. Booe made it easy with a lot of choices, great descriptions and pictures of each property and an easy to use availability calendar. Once we booked the place they were quick to respond to every info request. They handled our linens and towels in a cost effective way. The email with the list of things not to forget was a nice surprise. And the check in process was easy and smooth. My one gripe - sometimes communication was below expectations. It took two emails to get the correct info about the condo's amenities (I tried to call but kept getting a recording). An info sheet at the house or handed over at check in would have been appreciated. read more

Been coming to Myrtle Beach for 23 years straight but this was first year we used Booe Realty. What a disaster - NEVER AGAIN. Unit was vacated by prior tenants at 10 am but we did get our keys till 4:30 pm = really? Takes 6 1/2 hours to clean a unit? Got here and the linens we paid for we not here either, so had to call them. Mentioned all of this to Booe and got no response. Very bad customer service!! I won't even get into the condition of the unit itself as that is on the owner, but Booe should at least establish some minimum requirements for the conditions of the units they rent out. read more

There was a staff member named Audrey that is the rudest person I've met. Absolutely no customer service. Room was clean and nice looking. However, that was only thing that was right with their company. Internet did not work in the room and they told us they would have to contact the owner to get it fixed. Never heard from them about it again. Every time we called to ask a question about anything we would different answers from different people. I will never take my business to this company again. Upon relocating to the area we stayed in hotels and weekly rentals which everyone knows how expensive that can be! When searching long term rentals we discovered Booe Realty online, wrote down the units that were available now for one years lease. The property woman who deals with the long term rentals ( her name was a mans name ) ....I cannot remember it though! Anyways she was in a meeting so a friendly woman gave us the key to go look at this specific unit and when we came back we asked when someone would be available to speak with because there was a lot wrong with the unit and we were in a time crunch. When Frankie or whatever her name is came out from the meeting we explained our interest in the place. However, the fridge needed replacing, you couldn't put food in it if you wanted to. The washer and dryer were filled with roaches and from the 70's with rust. You can't wash your clothes in that. The apartment needed a deep cleaning and the carpets smelled so awful of pet urine I could barely breathe in there. Also the kitchen cabinets were disgusting, old and needed to at least be painted!! When we ran all of this by her, her facial expression was like; 'Whoa, wait....things need to be done!' My lord. Her face said it all, like there was no way in hell anyone cared that people do NOT want to live in those conditions!! So I proposed I would go in, deep clean, get a real carpet cleaner in there that specializes in odor and stain removal, I would paint the kitchen cabinets and possibly even buy a new washer and dryer for the owner to keep but they had to get the new fridge. Not a brand new one but at least one you can put food in!! She looked at me like I was CRAZY. We said, call the owner, tell them our request ( which by the way is nothing but benefiting them all ) and if the owner wants to wave the first month rent or give a discount on rent or something to make it WORTH our efforts to move into the place....We Wanted to be close to the beach and this unit was perfect that's why we decided we would go in and remodel it so to speak but not for free. She acted like that was too much to ask but said she would give the owners a call and ask. We waited 2 days, no word. So my husband called and left a message asking if she had even reached out to the owner?! No response. We waited a couple more days. Mind you this unit is available and it doesn't take a year to make a call and get an answer. It's simple, yes or no! At that point the weekend had passed so we called to speak to someone who could help us. I personally thought it'd be fun to go in and update a property with my background and post before and after photos, so I truly thought an owner would be like, ' There's someone willing to maintain my property, replace appliances and keep it clean all for one months rent!!...yeah why not!' But NO. Truthfully I don't even think the woman at Booe Realty Called Him To Ask. Now I totally understood what kind of company I was dealing with! A property management that DID NOT give two craps about their properties. They just rent to people willing to live in those conditions which to me is worse than anything in this business. All in all, take care of a rental unit like it was your own home, people out there like us were willing to do the work for them but they didn't even want it. Whether it was true that she even made the call, I don't think she even bothered because she would have called us back with an answer and she did NOT.....she just IGNORED clients! Fine, we moved on. Found a great place that takes care of their property and I just wanted everyone else looking for a rental or even looking to BUY a home.....run far from Booe! My grandson went to this realty April 25th and saw an apartment he wanted and was told he could see the apartment when it was vacated. My grandson called after the 1st and was told he could go see it but it was not cleaned yet. He did, and was so excited about it so we put in the application on April 29th.We never heard from Jeffrey, who was in charge of this. We kept calling because we didn't hear anything, which annoyed Jeffrey. We kept calling and she informed us that all this and that had to be done, the unit was still not cleaned after 2 weeks and was told to not put all our eggs into one basket. So, we finally began to look for something else and found a nice apartment that he liked. We sent in the application the night of May 7th, heard back the next morning and was told we could have the apartment. Had we even have had our application run and was told something about the former apartment, at least we would have known what to expect, but we were put on hold not knowing what to do. This is no way to do business! The customer deserves to know what is going on. She could have run the applications that she had and then tell us whether we were accepted or not and we would have known to look elsewhere. The other people in the office were very nice and was more than willing to answer our questions and also after I told them what we had done, they would relay the message to Jeffrey. I hope she learns how to do her job better so people are more informed of what is happening. I doubt I will ever go to this realty or anymore help. read more

DO NOT RENT FROM HERE!! The place we stayed at had cockroaches, leaks in the roof, and nonworking sinks. It completely ruined our vacation and made it difficult to enjoy the city of myrtle beach. In addition, when we brought these issues to booe reality, they did not care one bit. Do yourself a favor and use some other company to book your vacation. There are so many companies in myrtle that care about their guest. But booe reality is not one of those!!! read more

If I could give less than 1 star, I would. Condo they put us in was disgusting! Colleta claimed the condos are thoroughly cleaned yearly. If 9520 1E at A Place At The Beach has seen the working side of a dust cloth, paint brush, or vacuum in 3-5 years I would be surprised. Carpet was actually grimy and just plain filthy. Appliances were rusty and gross. We had to take our own sheets and towels and thank goodness we all wanted our own pillows. I would not have let my son put his head on the dingy and stained pillow provided. Found not 1 but 2 pair of men's underwear under the bed spread in my in-laws condo and the recliner in their place was broken, but he didn't know until he reclined and eventually my 76 year old father in law had to crawl out of the recliner. I could go on and on about the dust hanging from the ceiling fans or the zip tie provided in the bathroom to hang my face towel or the broken toilet handle that maintenance looked at the night we arrived and couldn't fix, so they just never came back! I will finish with the coup de grace, the office gave a new renter a key to our condo by mistake and the guy actually broke into a chained door, ripping the frame off the door jam. You can imagine the shock awaking to the at 11:30 at night! Rent at your own risk. You have been warned. WORST VACATION RENTAL EVER. read more

Just returned from another great family vacation. I used to live in Myrtle Beach and now I take my family every year. Being an ex-local means you really know the ins and outs. Booe has always taken great care of us and the team they have in place now is the best ever. Things do break and people are human, so there has been the occasional issue over the years, but they were always taken care of promptly. One property we stay at frequently is a bit more dated than others, but the kids love the pool there and have made friends that they always love to see. We need a safe, clean and comfortable place to stay...we spend our time out enjoying the pool and beach...and we have found wonderful and affordable options here. I saw a comment about cockroaches....BS! If you are going to vacation in the south, you better learn about palmetto bugs. They are not cockroaches and you will find them in the most expensive homes and hotels at the beach. They're harmless but I understand they can freak you out if you've never seen one before. There has been a lot of rain recently in MB and they are more common then. It does not mean a property is dirty or infested.....they're just a normal part of living/vacationing here. They are quick to respond when necessary and they obtain reasonably priced vendors to take care of needed repairs. They are responsive to communication and accounting is professional and detailed. Rents are deposited automatically into my bank account. I just had a move out and the turnover was very quick. A big thanks to Christie James, Chris Walker and the entire Booe team! Filthy!!! Kitchen, bathrooms and dining area were absolutely nasty. Broken glass in one corner of the living area. Closet doors falling off and almost hitting a member of our family. Shower door wouldn't stay closed during shower and also fell off during showers many different times. Roaches (which they said were palmetto bugs - glorified name for roach). Called and tried to find a place to move to, 2 places were worse than what we had. One was way over our price range. Booe Realty never offered to work with the price on the one. While we were there a man came and fixed 1 ONE of the closet doors. And someone came and sprayed for roaches. I called different times trying to get some kind of resolution and got nothing but the run around. We asked over and over for a partial refund. Because we had got a discount on this dump (we had another place rented and it sold which moved us) they argued that point. NOT our fault either. Finally when we got home we got our cleaning fee back and $40, total of $145. Doesn't even touch what we went through in this place. The stress we had was horrible. My son also ended up in the ER from a bite from something in this place. All we wanted was a nice peaceful vacation. Instead we fell into the pits of hell! I would not recommend Booe Realty to anyone. Especially after seeing a couple of their other rentals. They are all dumps unless you got a fortune in your back pocket!! Bonus**Wish I had checked the reviews here before using Booe. this was a last minute decision to rent a condo, we needed extra room and bid on it. I didn't know that it was through Booe Realty, nor did it matter. They emailed my contract and we were able to do the deal via the internet. The place was hectic, when I got there to pick up my keys. But they got me in and out pretty quick. I did over hear other peoples rooms were not ready at the stated time and it made me nervous to see and hear the disfunction, but I have to say the condo we stayed at, in Arcadian Dunes was nice and we had a good time at Myrtle beach. read more

***Look elsewhere!!!. I initially went to view 2 different properties that where available online. Only to be told the very next morning that they were unable without any forewarning when I viewed the places! So, Cristie/Kristen (whichever one) Gave me the details on a property that would be available the following month. Since I spent 6 months to even find a decent place for my 1 year old an I, I waited for the property that would be available in March since I was told I would given access to view it first. After viewing the unit, I followed up and signed the lease and paid the deposit required. Move in date was scheduled for April 1st. Roughly a week after I signed the lease, I contacted them to let them know that I would like to Move on May 1st due to the Coronavirus Quarantine and lost of employment. Sadly, they informed me that my deposit was forfeited and that they would re-rent the property!!! I even reread my lease agreement and it does not cover natural disasters or pandemics. So, I requested my full deposit back since they will be re-renting the property to someone else. I understand the property owner has no clue of my experience with the company. However Considering the Coronavirus outbreak was unforeseen they should atleast have a heart & workout a amicable situation. So, My only immediate action is to write this google review with hopes to forewarn any potential renters. If you are interested in a property with them....KEEP IT MOVING! read more

Do not trust this company with your property! We use them to rent out our condo in Myrtle Beach. Over the years small things have been stolen here and there. This should not happen as the condo is supposed to be checked after each renter leaves and inventory should be taken. It was never anything serious as we don't really keep valuables there. Until recently. After our last renter left the maid reported that the owner's cabinet had been broken into. Booe Realty never called us to let us know nor did they hold that renter responsible. The only reason we found out when we did is that my brothers happened to be staying in the condo after the last renter and walked in to find the cabinet broken into. If they hadn't been there who knows when, if ever, we would have been alerted to this fact. An expensive pair of binoculars were stolen. They are very sentimental to my mother as they were my grandfather's and he has since passed. This renter was not held responsible for what he did and I think it's safe to assume that Booe Realty gave him his security deposit back. They did nothing for us. We do have one lead as the renter left paperwork with his name on it in our condo. We will have to try and resolve this ourselves as Booe Realty has not done anything to protect our property that we trusted them with. read more

I agree completely with the previou review. I am renting an anual lease through Booe Realty, and have had several issues come up with the property that needed to be addressed. For starters, when I first moved into the home,the lock was broken on th sliding glass door, as well as the screen on the screened in porch. I called on three different occassions complaining that it needed to be fixed immediately, as it is a safety concern that I cannot even lock my door. Two weeks went by wth nothing...I finally sent a certified letter to the company addressing the issues. The lady, Chris who was managing my propery responded finally, but to tell me that she would have to speak to the owner and replace the entire sliding glass door, due to the lock being broken...Ridiculous! I laughed and ended the conversation quickly. I ended up purchasing the new lock and the screen replacement and replaced it myself, I took the receipt into the company when I went in to pay rent and had it deducted. Chris began sucking up to me after I had sent the certified letter, however that isn't the case anymore. The current problem I am having with the rental is that the yard has been completely neglected for well over a month now...Not only have weeds taken over my yard, but they are over knee high and as a result, I am now having bus invade my home. I have called her now twice, and was shocked, to say the least, at her response! She told me that she had called HOA and that that was all she could do, that it was not their responsibility. I reminded her that in the lease agreement, it clearly states that the yard is to be maintained.She then told me to "move out if you aren't happy." Lol I was speechless to say the least! Thank goodness my lease will be up in a month and I am out of here! Unless you want to deal with rude, lazy, and very unprofessional employess, I would highly recommend avoiding this company! I have typed up yet another certified letter complaining yet again, and have included in it, my plans to move out as soon as the lease is up. Just spent a great week in Myrtle Beach with my entire family, no thanks to Booe Realty. Office staff was rude, arrogant and disrespectful in all contacts. They have a 3PM check-in but we didn't get in until after 6PM. Booe said check-in is 3PM or as rooms become available. Their check-in time should be "could be anytime" since that's what they told us. Then we were told nastily," we have 60 units to clean today". Well, that's not my problem that you don't have enough people to clean all your rentals, hire more people. When we finally did go down to their office to pick up the key, I asked if the room was ready and they responded "yes it was". However after waiting all day and informing them that nobody contacted us that the unit was ready they replied "really". All day long there was NEVER a word of apology, or regret, or understanding. I could go on with additional examples of other less frustrating examples of poor customer service I have experienced dealing with Booe Realty over the years but let me simply say never again. If you value customer service over price, or simply being treated with respect, consideration or someone providing a service to a customer in a manner you would expect from any business you would deal with, DO NOT USE BOOE REALTY!! read more

I have been looking for along term rental with them for two months and dealing with Chris Walker the whole time. We have seen 2 properties and were interested in both the first one smelled like a dog kennel inside and after several calls and weeks she went to see it and now that home is of the market for pet owners. now we are a month later and have looked at another property that meet our requirements but let her know that there were some issues but she had not been to look at this property either. so we paid BOOE Realty the application fees as required for the first one and now a second one. at the end of Sept we were told that yes we could have the second property on the first of OCT. now it is the 7th of Oct and we have put in our 30 day notice to all parties involved on our end only to find out that she has just looked at the property and her and the homeowner are having disputes about who is going to pay for the repairs needed. So now we are without a home as of 31 OCt. read more
