Of course, we didn't agree and decided to go with another group for less than $80,000. Months later, after Leon knew we didn't choose him for the job, he sends an invoice for $3,800 for his "time" in preparing a proposal. We had no contract and no agreement to work with him. After our project is completed, he files a lien on our project. Wouldn't recommend this guy to anyone. He's clearly a bottom feeder and can't be trusted. Stay away from him, even if he shows up at your job site unannounced.

He has been served with two Orders to Quit from the Colorado State Plumbing Board, but he continues to install sprinkler systems in direct violation of the Orders. Before knowing this, I hired him to install a sprinkler system for me and experienced numerous problems. I also hired them to do other landscaping work, and their work was terrible. Not only did they bill for extra hours, but the onsite supervisor also spent the majority of his time on the phone while an undocumented worker did all the work, which was of very poor quality, but he, nevertheless billed me for every minute of the supervisor's time here.

Unfortunately, after…read morespending thousands of dollars and repeatedly trying to get problems corrected, I cannot recommend them. On paper, things started well. The paperwork and proposal were professional, and some of the finished landscaping looked very nice initially. But as the project progressed, I became increasingly concerned about both the workmanship and what appeared to be gaps in basic landscaping and irrigation knowledge. The irrigation has been one of the biggest problems. Sprinkler placement and coverage were not properly thought out, leaving areas of the lawn without adequate water. That is particularly frustrating because proper sprinkler layout and coverage are fundamental to establishing and maintaining a lawn. Local irrigation and pipe-supply businesses even offer contractors training and technical guidance on these systems. There were problems with the landscaping as well. One of the trees died, and one of the aspens was planted improperly and had to be replanted. There were numerous things that needed to be corrected after the job rather than being done properly the first time. The drainage work was another concern. A drain box was installed without the necessary opening being punched out. When Johnny eventually returned and opened it, the surrounding area was left rough and unfinished. The drain/grate area and adjacent pavers are now uneven, creating what I consider a trip hazard. Then there is the paver patio. I spent thousands of dollars on this project. The joint material has failed or disappeared from significant areas, leaving open joints between pavers. I am now trying to obtain hundreds of dollars' worth of polymeric sand and figure out how to repair it before winter so that the situation doesn't deteriorate further. I am disabled and have significant physical limitations. That matters here because I hired professionals precisely because I cannot physically do this work myself. I should not be left carrying heavy bags of material, spreading sand, compacting pavers and trying to repair a patio that I already paid professionals thousands of dollars to install. What ultimately changed my opinion of this company, however, was not that problems occurred. Contractors can make mistakes. What matters is whether they stand behind their work. I contacted Johnny repeatedly. I sent messages about the irrigation, patio and other problems and tried numerous times to arrange for him to return. Appointments changed, there were occasions when he left without telling me, messages went unanswered, and promised return visits did not happen. One of my final messages to Johnny said, in part: "I need to be clear--my confidence is shaken. This comes down to respect. There have been multiple times during this project when appointments changed, you left without letting me know, or messages about the irrigation and other issues went unanswered. A quick text would have made a big difference. I need to be treated with the same consideration you'd expect." I then asked him simply to tell me what time he would arrive Saturday morning so that I could plan my day. He never responded. That's particularly disappointing because I wasn't demanding perfection. I was giving them an opportunity to walk the property with me, see the problems and make their work right. At this point I have photographs documenting the condition of the patio, drain, irrigation-related problems and other unfinished or failed work, as well as my communications attempting to get these issues resolved. I will include photographs with this review so potential customers can look at the condition themselves. I am now preparing to seek legal recourse to recover the reasonable costs of correcting defective or unfinished work and any resulting damages. Winter is approaching, the paver joints remain compromised, I cannot physically perform the necessary repair myself, and I do not have the money to pay another contractor to redo work I have already paid for. There are shysters a dime a dozen. What homeowners need are contractors who will not only take their money and complete a job, but stand behind that job afterward. High Impact Landscaping had every opportunity to do that here. I repeatedly contacted them and gave them opportunities to return and address these problems. Instead, the communication eventually stopped. A landscaping job isn't good workmanship simply because it looks nice when the crew drives away. It has to function properly, hold up over time, and when something goes wrong, the contractor needs to come back and make it right. Based on my experience, High Impact Landscaping did not do that, and I cannot recommend them.
