    The Summit at Coates run is possibly one of the worst experiences I have had with an apartment…read morecomplex. First, they have a monopoly on the Athens area. If you don't resign your lease within a day, they increase the rent. Rent is cheaper the sooner you sign a lease, and they continually increase rent until it becomes upwards of $800 per month by December. Second, when I moved into my apartment it was absolutely disgusting. There were stains everywhere, mold in the bathrooms, mold on our HVAC system, grime and soap scum on all of my faucets. To top it off, our apartment had FLEAS when we moved in and no one informed us. We found out when we all had red bites all over our ankles. Maintenance sprayed for our fleas, but no rent concession or apology was made about the state of our apartment. Third, the wifi and power goes out often. When the wifi or internet does go out, it is out for HOURS and you have to make your way to campus to complete any work. For $625 per month EACH we shouldn't be experiencing issues like this frequently. Fourth, The Summit is money hungry and will attempt to get anyone who is subleasing to sign a new lease so they can make commission, screwing you over. The Summit at Coates Run would be a great place for you to live if you enjoy supporting money hungry companies, rarely having internet, rarely having power, having a disgusting apartment that smells like smoke, and if you want pay expensive rent for subpar amenities.

    I could rant for hours, but I'll just copy the email I just sent to the office R.E. my pitiful…read moresecurity deposit return. In addition, my apartment was dirty/dusty/filthy upon move-in and contained a wasp problem which was never resolved after multiple phone calls. The ceiling broke and leaked, which was just plastered over (temporary fix). The walls were cracking and the floor was uneven, all indicative of structural problems. Yet this, the landlord assured me, was one of the rentals in "best condition" that he reserved for graduate students. I recently received my security deposit return of $264, and I am very frustrated to see that I was charged for items I did not damage and was not responsible for fixing. I would like to dispute the damage charges for the shower, the "missing blinds" in bedroom #2, the missing blind wands from the living room, and the key return fee of $10. Item #1--when I moved in, the landlord informed me that the shower was "newly renovated." Little did I know, "newly renovated" was another phrase for covering up the existing mold problem. It took a few weeks, but the bathtub indeed began to lose color, leak, and crack the caulking as the existing mold came through again. Even when the inspectors came through the apartment mid-year, they noted that the shower should be re-caulked. It never was. I made numerous phone calls to the landlord complaining of a moldy, cracking shower, but the problem was never dealt with except for a maintenance man telling me to "make sure the shower curtain is pulled all the way shut." I should not be charged for the bathtub caulk issues. These issues are what made the bathtub seem dirty to the professional cleaning service, when actually, I spent at least an hour scrubbing the bathtub prior to my moving out. Item #2--referring to the itemized apartment condition report I completed upon move-in, it states that the blinds in the living room were missing blind panels and both rods, making the blinds non-functional. All of my family (who helped me move in) can bear witness/testimony to this fact. When I turned in the move-in condition report, the secretary at University Off-Campus Housing told me that, since move-in was such a busy time of year, the office would repair the blinds at a later time (after the "big stuff" was taken care of). The blinds were never attended to. I spent two years standing on top of a chair to open and close the blinds, yet now I am being charged for missing blind panels/wands that I did not lose or break. Item #3--similar to Item #2, the second bedroom did not come with blinds upon move-in. The window was bare. I asked the landlord about installing blinds, to which the reply was "you would have to pay for them," so I declined and dealt with a bare window. Now I am being charged for "missing blinds" in the second bedroom, which were never installed in the first place! Item #4--On the key check-out sheet, it is clearly noted that I returned my key to the apartment via mail on July 10. Why, then, should I be charged half of the key return fee when my subleaser neglected to return her key? I believe she should have been charged the entire $10 fee, instead of splitting the fee between us. Lastly, I believe it is ridiculous for tenants to be charged for a loose towel bar, a loose refrigerator handle, and replacement light bulbs, as these should be included in the general maintenance of the apartment. I believe these would also fall under the "normal wear and tear excepted" terms of the lease. Since the aforementioned items were out of my control and unjustly charged from my security deposit, I would like to request additional money that I am owed from University Off-Campus Housing. I am asking the damage assessment of $166.55 be waived, split, and returned to the tenants.

    If I could give 0/5 I would. This is the worst rental service in Athens. The apartments can be…read morenice, but they are certainly not worth living in if you have to deal with this staff. I have never heard of anyone else hAving the problems I have with this landlord. The entire staff is incredibly rude and corrupt. They just get off on scamming people for their money and if you rent through them you will know exactly what I mean. It is run by an older man and his sons and the first thing they love to tell you is that they have had 100s of lawsuits and haven't lost one. There is a reason why they have had so many lawsuits that I might add.. I could list about 100 things that are wrong with my current and last apartment, but it would take too long to type out.. One of the things being excessive amounts of mold in the apartment which could make tenants extremely ill if subject to it for too long.. I would literally rent through anyone else. We have ended up spending $6,000 just this SUMMER and on the lease it says that rent is only $550.. seems strange right? But we are constantly getting emails saying we owe something.. but it's scary to take them to court right? Because they've won every lawsuit they have been through because the owner is very close knit with the Athens judges. Corrupt, rude and doesn't care about the health and general well being of tenants.. thought this place was family owned? If I could give 0/5 I would.
