Maintenance is quick to respond! To a myriad of issues, including the house not having any insulation, gas leaks from faulty installation, bugs getting in constantly...... but Q in the office is a literal saint. If you want 4 walls to live inside for reasonably cheap for a slumlord-run college town, this is probably your safest bet. read more

I am absolutely appalled by how unprofessional and rude University Rentals is. Not only the people who work in the office but the maintenance employees as well. Most of the rental companies in Athens are already dog shit, but after having lived here for almost two years now this one has to be one of the worst experiences I've ever had. In one occasion, (take note that we are a house full of 5 college girls) over summer break while we were still leasing this house at some point maintenance people came in (WITHOUT a 24 hour notice or notice at all, which is ILLEGAL and is against our lease agreement) and fixed a small hole in my roommates bedroom. Why are they opening our bedroom doors and entering without us knowing we don't know... Most of our belongings were still in the house and none of us were even in Athens. Again with the maintenance people, they rev and kick up gravel with their noisy trucks at any hour if the day or night. We also were not told that we would be sharing what we thought was only our parking lot with the maintenance people. Yes our lot is large, but each of our five cars plus the 5 trucks that are theirs, along with the random people that our landlord would allow to also park in our lot it's not large enough. Just recently, one of our roommates who moved out and went to live back home (but still pays her part of our group lease) got an email saying that she was 3 months behind on rent. She was given no notice the first month, no notice the second month, and finally at the start of the final month of rent she received a nasty email saying and I quote "if I don't have the rent by tomorrow I will begin the eviction process". She does not live in town and the realtors know this, so she had no way to get the check to the office in time, luckily she has a friend in town who is able to write a check and take it to the office, but in the email there was no amount of professionalism when talking to her tenants the ones who give her the money that she so gravely needs. The wording came across as a personal threat against not only a girl who does not live in Athens, but the rest of us who still live in the house and had paid in time. As far as the house goes, all of the walls on the first floor are basically a think layer of plaster than if leaned up against will collapse and fall through into the insulation (if there is any). Light switches were put on upside down, rotting wood in our back deck, and the usual landlord special of painting over anything that previous tenants have left on the walls and windowsills. We even had a gas leak out in the front yard that you could literally smell standing on the front porch that maintenance people claimed to be normal. If you are looking for a place to live in Athens look elsewhere to save yourself years of rental trauma and degration from your landlord. They do not respect us and they do not respect the house they lease. read more

University Rentals is true to only one thing-- it's single star rating on yelp! I don't even post yelp reviews and I got on here just to give them the worst review possible. I would never recommend to anyone- they are inattentive, they are scammers, they will never fix anything and they will make every problem your responsibility as their tenant. Would give 0 stars if that was an option. Where do I begin? I've been living here for less than 3 months and have a lifetime of complaints to hand out. First off, I am under complete belief these people didn't do a clean out of the out before we moved in. There was a whole sectional left in our 3rd floor bedroom that they "must've missed" in the move out process. I've put a countless amount of work orders in for this house and none of them have been completed besides painting over the MOLD in BOTH of our bathrooms. There is a heavy leak in my personal bedroom ceiling that is now causing more mold and severe caving in. whatever you do, DO NOT rent from these people!! Bad communication and no one you want to waste your time with. This is absolutely unacceptable. Nervous to see what the rest of the year turns out to be. Absolutely terrible. The apartment was filthy when I moved in. There were holes in walls, lots of things wrong with it. Maintenance was also really slow and not effective. The roof leaked numerous times, the heater broke/didnt work throughout the whole winter. This rental company is horrible. NOT WORTH THE STRESS AND PROBLEMS. I've had such a bad experience with this company that I don't even want to put it into words. They've screwed my roommate and I over in so many ways that I don't want any one else to have these problems. It's the seventh week of school and I'm just learning of MORE issues with this house and the people at this company. There were problems to begin with. My house was DISGUSTING when I moved in, it looked like it hadn't been cleaned in *years*. Thankfully, my mom helped me clean everything, but only after the rental company had promised to send a new cleaning company and then failed to do so. We demanded they take ten days off of my rent because the house was literally in an unlivable condition. There was a huge gaping hole in the ceiling of my closet that they took nearly a week to fix after we told them about it, lights and fixtures didn't work, the bathroom was absolutely filthy, and our front door was broken in and didn't shut right, let alone seal properly. Two weeks ago we learned that we had been paying for the water (for nearly three months!!!) for the people who live in the basement (separate apartment). Today I learned that we're also paying for their gas and heat. Today I was also told that my car will be towed if I continue to park in the parking lot right behind my house, because apparently this rental company does not own that parking lot. I was told that I need to park in the pathetic parking lot behind my neighbor's house, because that's the one that University Rentals owns. These ar only HALF the problems with this company. Just don't rent from these guys. They act friendly when you are touring their properties, but once you sign it all goes down hill from there. When we moved in our living room had broken tile, what seemed like a million flys flying around, the stove clearly had not been touched, the fridge door shelves were super glued, later falling off completely. Something i'm sure they will try to charge me for. But i'm not done. When we moved in the filter light was blinking on our thermostat. We put in a maintenance request and after about a week a lady showed and looked around and just said I can't find and that she would send someone else in the coming days. Fast forward three weeks and still no one. So we put in another request and finally a nice man came and found where the filter was in seconds and come to find out we were living WITHOUT a filter basically the whole year. Not done. We also had a day where we heard a popping sound and our internet went out. When the spectrum worker came he said the popping we heard was an electrical problem and that it melted some of their cords! He said it was concerning and something that definitely should have been checked out before anyone moved in. Also, the house had cracks in the ceiling because the foundation was clearly not level, we had a driveway that caused three flat tires amongst me and my roommates and the house had no insulation getting super hot in the summer no matter if the AC was on or not and in the Winter it was absolutely freezing without running the heat all day and night and paying a $250 electric bill. Lastly, they were completely disrespectful and inconsiderate during move out. Our move out day was the same day as graduation. We spent two whole days moving stuff out of there property and into our RiverPark apartment, which I would 150% recommend to anyone. Especially over this company. Anyhow, we were finishing up and went back for one more last load and there was a note on the counter saying that we were being charged $100/hr for every hour past 5pm we weren't moved out. Have it known they sent us a letter stating we must be out by 5pm on the move out day, but only a week or so before move out. This gave us no barely any time to plan with our parents because they work and just can't call off like some people. They are just totally inconsiderate and care nothing about students here and are just looking for maximum profit out of us no matter how it affects us. What are they gonna do in that house after 5pm? They didn't even show up to leave the note until 8:22 (which was written on their note). We took care of the house, probably left in better condition than when we moved in as I took the liberty of fixing and cleaning things that they chose not to. So with heavy traffic from graduation and everyone moving out of their properties, it took a while to go back and fourth moving stuff out and moving stuff in. Also, in the midst of a pandemic they still choose to be money hunters and care nothing about their tenants but just that they made as much money as they could out of us. Very disappointing, very upsetting, not a good company at all. Honestly, think they should be shut down. They've had a one star rating for three years now. So, everyone, simply do not lease from this company unless you are looking for an awful experience. read more

They're such bad landlords that I sat here trying to remove the one star that they require to post a review. My girlfriend and I had almost the exact same experience with University Rentals as zach r. (We lived in two separate houses) When I moved in there was an enormous hole under my sink (I could see the foundation of the house) it was unpainted, with the patch work clearly visible, I decided to just put up posters and tapestries and not think about it since they said they were done painting and I couldn't do it myself. The large front window was also falling out of the frame and was not fixed for over 8 months (this included the winter where I had to duct tape the window shut to keep the cold air out) . They charged me a bogus rate for water, something that they just told me that I had to pay regardless of how they came up with the bill. The girls across the street actually moved out of one of their houses because it was so terrible. When I finally moved out this year they sent me a bill for damage to the apartment and refuse to answer their phone or respond to any inquiries I make. Also the entire first half of the year you have people coming in to view your apartment starting at 8 or 9 am and the notice may only show up the evening before. They clearly try to take advantage of the fact that they rent to college students with little money and little ability to stand up for them selves. They rent out a ton of properties and yet their offices are only open 9-3, and they only employ I believe 2 full time maintenance men. I know that people have had better experiences with other landlords and I would really steer clear of these guys. I am currently considering legal action. read more

Absolutely terrible. They said in the lease that their "professional" cleaning crews would inspect and clean the house before we moved in. The house was filthy and had mice shit everywhere when we moved our stuff in. They also have the laziest repair employees. Took forever for them to come out and fix something as simple as a light fixture. Also, they have yet to return our deposit MONTHS after moving out. We've called several times and they have either dodged our calls or lied and said that they have sent the check in the mail multiple times. DO NOT GIVE THEM A CENT. read more

Do not use this company! They manage thousands of properties, so you are SOL if u need to contact them or need something. This company single-handedly ruined my college experience. Property was filthy, everything broken, nothing insulated & our heating bill sometimes rose to + $600 a month. The front door didn't close when i moved in, a window was broken. Couldn't park on the street, on the tree lawn, or behind the house or you got towed. Maintenance guy showed up to fix the door with no shirt on and his pet squirrel. No mailbox upon arrival. This rental company is the worst in Athens by far. I had the unfortunate luck of having University Rentals buy out my property while I was living there and had heard they were awful but had no choice but to be their tenant. The maintenance guys are really nice and friendly but the men who run the business are absolute slumlords. They exploit students and charge a ridiculous amount of money for houses that are in terrible condition. The place I lived in had 2 bathrooms for 7 people and one broke in the middle of the winter, it was still not fixed by the time we moved out in June even though we called about it like once a week. People would come in to do renovations to the house at all hours without any notice and would leave our doors open in the winter and also turn our heat up without asking us. The work they were doing on our house was awful, they dripped paint all over our possession and our floors and left our house a mess every time they came in. I'm talking mud all over the floor from their boots, trash on our tables and sinks, and sawdust on things in our closest after they installed a fan in our bathroom after 6 months of living there. They never answer their phones and Ron Deluca, the owner, would not get on the phone with my roommate even after a formal written request was sent to the office and legal action was threatened. These guys are serious jerks and I would recommend renting from ANYONE in Athens before renting from them. read more
