I have sold many homes and rental properties and worked with many realtors, some good, some bad. The guy I had from this office was Alex Schwartz and he was beyond bad. He was peculiar, he did not have the ability to write above a 3rd grade level, his tactics were just the worst and toward the end of our 6 month contract period, he wanted me to cut my selling price an incredible amount, because he said he was worried if it did not sell he would not make his commissions. To make matters worse, after the end of our contract period, I put some effort into listing our property on social media, only to see him make posts on my posts tearing the property down and saying he "was the former listing agent for this property and good luck selling it, you will need it, ha, ha." I have never seen anything like this in my life. Do yourself a favor, avoid this agency at all costs!

Extremely Poor Communication and Ethical Concerns with Thomas Stewart of Cavalry Realty…read more I encountered significant challenges and frustrations during my attempt to purchase a property listed by Thomas Stewart of Cavalry Realty. The experience was marked by miscommunication, lack of transparency, and unfulfilled commitments, ultimately resulting in financial loss and wasted time. Below is a detailed account of the events: Nov 10, 2024: Viewed a property listed for $209,900. Nov 11, 2024: Submitted an offer $6,000 above asking price with contingencies (price escalation, inspection, and mortgage). Nov 12, 2024: The seller's agent, Thomas Stewart, informed my buyer's agent that the inspection contingency was an issue and insisted we complete the inspection that evening, citing urgency due to a "final offer" from the bank. I quickly arranged for an inspection and updated my offer accordingly. Nov 19, 2024: Received notice that the bank requested "final offers" by Thursday. Nov 20, 2024: After confirming with my agent that additional offers were allowed, I submitted a higher bid, making it the top offer. Nov 26, 2024: My agent communicated that I had the highest bid, and I was informed via text that I would soon receive paperwork confirming acceptance. This was corroborated by an email from Thomas Stewart indicating that my offer had been accepted. Nov 27, 2024: Upon request, I was granted permission to enter the property to take measurements for flooring and appliances in preparation for Black Friday purchases. Nov 28, 2024: Based on the understanding that my offer was accepted, I purchased flooring and appliances. Nov 26 - Dec 5, 2024: Followed up multiple times regarding the sales agreement, but Thomas Stewart consistently failed to respond via phone and only communicated sporadically via email. Dec 11, 2024: My agent informed me that the bank now preferred cash offers to close by year-end, despite previous indications that my offer was accepted. I attempted to accommodate by offering either a maximum mortgage-based bid or a competitive cash offer, but no negotiation occurred. Dec 12, 2024: Was informed that the bank chose another offer. My agent's requests for clarification from Thomas Stewart went unanswered. This experience has been deeply disappointing. While I understand the competitive nature of real estate transactions, the lack of clear communication and transparency throughout this process was unacceptable. Decisions were made based on representations that my offer was accepted, leading to unnecessary financial and emotional strain. I strongly urge potential clients to exercise caution when dealing with Cavalry Realty. Clearer communication, more ethical practices, and greater accountability are sorely needed to avoid situations like this in the future.
