Rental Nightmare Becomes a Reality…read more I moved into my apartment at 234 Susquehanna Ave in Enola back on February 8th. I first contacted Richard Contes in the middle of March regarding a tree that was falling down on the corner of the property and it was hanging right over my motorcycle. He told he would notify the owners of the property about the tree because they would be the ones to take care of it. About a month went by and I didn't hear anything from him so I decided to call and check on it. He explained to me that the owners said that it was not on their property and there was nothing they could do about it. A month and a half later the Owner Neil Mahon was at the property, cleaning apartment B because the tenants had just left due to mold growing in the apartment and they did not want their newborn exposed to it. I approached Neil and asked him what was being done about the dead tree on the corner of the property. He told me that he just heard about it last week (two months had passed since I told Richard) and that he was getting quotes to remove it as well as trim other trees on the property. The trees finally got cut in mid July, about 4 months after my initial call to Richard. Before the tree problem was resolved, another problem had arose, which was mold growing on the bathroom wall near the top of the tub. I had called Richard regarding this in the beginning of June. He advised me that he would send a contractor out right away. Roughly a month had elapsed and no sign of a contractor to take care of the mold so I called again and he said he had got in touch with the owners and they were supposed to send someone out. He said that he would call them again. Within less then a week a contractor was out to remove the mold and paint over it. A couple of week went by and the mold started to come back so I called and let Richard know. He said he would send the contractor out again to take care of it. The contractor came out within the week and repainted the bathroom in mold resistant paint. A few weeks after that was taken care of I went in the second bedroom, which I did not use, and I noticed two decent size patches of mold growing on the carpet. I called Richard and let him know and he said he would send someone out to take care of it and it was discussed that the downstairs level could use a dehumidifier. He said he would send someone out to take care of it and look into getting a dehumidifier for the place. No one ever came and I never got the dehumidifier. I never called him back to follow up because I figured it was useless to do so. In addition to this the tenant upstairs Jeni Haney was behind a couple months on her rent and she was still living there and she hadn't had a job in over a year and nothing was being done to evict her. So finally I had had enough! I emailed Angela R. White, the owner of Susquehanna Realty and told her I was moving out due to the mold and the lack of response to my complaints. The worst part of this whole experience occurred once I moved out. I moved out October 29th and returned my keys that day. I had contacted Angela about a walk through the day prior and she said she needed more advanced notice. We both agreed that she would perform a walkthrough of the place and let me know if anything looked like I would be charged. She told me that certain parts of the house looked dirty which was quite a surprise as I spend quite a bit of time cleaning the place. She told me over the phone that I would receive my security deposit back once I left the place clean and without damages. She emailed me back and forth regarding the security deposit and eventually she said that she would be keeping my security deposit due to me not providing 60 days notice. Angela told me she would be charging me $1,580 for terminating my lease. I had given her 40 days notice that I would be moving out due to the mold, which was a health concern for me being Asthmatic. I believe that 40 days was ample time given the circumstances. In addition I had found a qualified tenant and sent them to fill out and application with Richard. The person had told me they called and could not get ahold of anyone because that person was out of the office for 10 days. This was not my problem as I had found them and showed them the house and it was up to Susquehanna Realty to do the rest. Angela said she could not even send my deposit disposition form through email, which she finally did, after asking her 6-7 times. This was by far the worst rental experience I have ever had! I do not recommend renting form this company or from Neil and Sherri Mahon. You will be out of money and will truly regret it like me!

STAY AWAY FROM THIS COMPANY! This company failed to clean our basement after a flood that was there…read morefault for not installing a sump pump in an empty sump pump hole. They left our house moldy for weeks, damaging over 10k of property. They were so awful during this whole process we had to take them to small claims court, and we even WON! The worst part? They appealed us to a higher court so we have been in limbo for 6+ months. Now it seems like a lawyer would cost more than all the damages they caused. They even tried sneaking in a "new clause" into our 2nd year lease that says they are not responsible for flood damage. TRICKY TRIPLE CROWN! Their "new" apartments were falling apart to begin with, and they don't take care of their properties. You have been WARNED! Do not use this company at any cost. My wife and I moved to a smaller apartment just to get away from this company. We are not the only ones that feel this way about TRICKY TRIPLE CROWN CORP!

I moved in with a broken microwave, my washing machine broke shortly after they had to replace 2 toilets.the appliances they give residents is extremely cheap but they charge all tenants a arm and a leg to live here.the property manager Shawna is HORRIBLE! She is rude and arrogant and has no manners at all.I've called her over 5 times in the last month and still have not heard back, every time I call she's in a meeting or out of her office. you now have to pay to have certain items repaired in your property. they did a random inspection and are giving everyone 3 days to repair it or you will be billed. I contacted the regional manager Jackie and left a voicemail I called back 2 hours later and was put on hold for 20 minutes and told she would call me back and I still haven't heard from her! They are the biggest scam of a rental community and I don't recommend them to anyone! Run as fast as you can.

We now have over 20 residential units, about 10 garages and a commercial unit under management with Phil. With property management it all comes down to trust. You need someone who will take care of your investments - after all your properties could have cost hundreds of thousands of dollars. Phil can be trusted to do all the necessary due diligence to place great tenants, and also to keep up with all required maintenance. He has some connections with some great handymen who do good work but are very reasonably priced. Phil continues to help us get deals as buyers, and has helped us sell properties as well. Bottom line, he's been a great partner in our business and saves us a ton of time and headache. Property management is well worth the cost when you use someone like Phil.
