The homes are not, what I would call, solidly constructed, although I have far fewer problems than the newer builds in the neighborhood.Whenever I have dealt with the construction managers or liaisons with Lennar, their obvious disdain for the building quality is difficult to miss. Cheap builder-quality paint throughout and plastic parts instead of better quality T-valves behind toilets are simple examples of the norm in fast-developing communities. Thankfully, my windows and roof don't leak as do some of my neighbors'. My biggest disappointment in Lennar is the fact that they continue to make false promises as selling points. The agents are quick to bring up walking/biking trails, kid parks, dog parks and a community gathering place called The Barn. These have been promised since the community first started selling units. Lennar can throw together a row of 5 homes in 4 months, yet, 4 years later, the only indication of The Barn is a sign that says it is officially starting. (That sign was put up a few months ago after the community started to complain louder.) Even the swimming pool couldn't open on time because it was not properly cleaned and prepared to open; nor was any of the broken pool furniture repaired or replaced from last year. The pool is only open 3 months of the year; perhaps the preceding 9 months were not enough time? The amenities for those of us who have already bought are low on the priority list. Building and selling more housing units is all the action we see. I had a much higher view of Lennar as a company. No longer.

Their contracts are purposely vague and you think your are covered until later when it's too late. The owner is ridiculous he will talk over you and has an excuse for everything. I wouldn't recommend this company to my enemy. In my opinion they should be closed down. How do you install window molding the wrong way? Of course I don't notice until later. Then I tried to get them to come back and fix it. No luck. I have 100s of photos of issues from this company. I can't upload them all but hopefully from my review you get the idea. Buyer beware. Do not use this company!!! Oh they also don't believe in getting permits. Didn't find that out until the inspector stopped by and shut it down. How does a reputable company forget to get permits??? And as time goes on I find more issues. It's beyond frustrating. I just can't even think about this company without getting upset. He will also use leftovers or cheap replacements for items you ordered. He will change them without asking. So if you ordered a blue trim. You'll get bluefish and he hopes you don't notice. It's probably left over from another job and he doesn't want to spend money on what you wanted. He will take advantage every time he can. Oh and he will make a mess and leave it for you to clean up. You will have damage that wasn't there when he started.

We found Rule 4 in the Super Pages and walked into the location "cold" - no appointment and had no…read moreidea what we were walking into - we just intended to collect information. We were immediately ushered into a conference room where gentlemen from the building arm and the architectural arm sat down with us to find out what we needed. After a thorough discussion, they told us Don Moran was the "small jobs" (our jobs didn't seem small to us, but in the larger scheme of things, we understood why it did to them) supervisor and would be in touch. We were impressed with their time but didn't really believe we'd hear anything. Within a couple of hours, Don called, and our lives changed irrevocably and for the better. He arrived when he said he would, listened carefully and looked at our major renovations through the eyes of an expert and found things we hadn't noticed. He measured, estimated and within a week, we had accepted the estimates and had a contract and a schedule that met OUR needs and OUR timeframe. Once the work began, it was done with what we've come to know as Rule 4's typical behavior - on-time, on budget and on schedule with excellent results. Phase I took 6 days and Phase II took 4 days. We got 2 weeks in between to unpack the downstairs and pack up the upstairs - our request. In ten working days, we had our roof and siding repaired, deck and deck furniture stained, the outside power-washed, every wall painted, every ceiling re-blown, every floor recovered, new kitchen countertops installed including a new sink and disposal, new plumbing for all three toilets, two tub/showers re-grouted and re-sealed, all windows cleaned of dirt and mold, windows re-caulked and painted on the outside and inside, all outdoor trim and the front door painted, the porch pole replaced, new coach lights by door and garage, and innumerable small repairs made (leaky faucets leak no more, a light over the soaking tub that has been off for years is back on, a new sill for a window that leaked and leaks no more, new door stops, new front door hardware and the door fits again, a new lighted doorbell, etc.). We told Don our budget and he made everything fit. He provided sound advice on our selections for paint and flooring, always making sure we were happy with the choices. His integrity, honesty, sense of humor and knowledge of all aspects of the work were invaluable. We knew nothing and had to place total trust in him. We were not disappointed. The workers were friendly, considerate, helped with jobs beyond their scope (helped us move some furniture upstairs to downstairs that we couldn't move ourselves) and were absolutely skilled and trustworthy. And in every place I look, I see extras that Don noticed and provided - the sink 2 inches deeper than the one it replaced, the doorstops purchased to match the new front door hardware - on and on. His eye for detail and his commitment to our satisfaction exceeded all expectations. I have an insufficient vocabulary to adequately describe our experience or Rule 4's (Don's) performance - stellar, outstanding, painless, thorough, economical.... It barely begins to describe the experience. I was terrified to start down this road and now, barely 3 months after starting to think about it, I'm sitting in what amounts to a completely new home, no longer worrying about leaks whenever it rains, admiring and enjoying my beautiful deck, and proud to have people come to my home after years of avoiding company. And it took Rule 4 only ten working days to accomplish it all - who are these people anyway??? My super heroes for sure! Thank you, Rule 4 - and many MANY kudos and thanks to Don Moran who, for us, IS Rule 4!!!

I don't have a problem with delays, I don't have a problem with dates being pushed back, what I do have a problem with the the lack of communication especially when I'm spending excess money on lodging and accommodations. I shouldn't have to reach out to the sales representative (Shannon who was phenomenal and always answers the phone) just to get in contact with my loan officer. I shouldn't go days without any updates and have to continually reach out to see where things are in the process. I'm happy with how my home came out and the initial process but from what I've experienced, Lennar = 5 star homes, 1 star customer service. I'm only giving a 1 star because Shannon my sales representative was incredible.

Mike Rollins - New Construction Home Manager, is a scam artist…read more Here is a brief summary of a new home that I purchased over a year ago in the Perry Hall area. - In approximately June 2021, I escalated the issues of lack of cooling/airflow in our upstairs area. Despite continuous back and forth with Lennar, it was not acknowledged that there was an issue until Lennar provided a 3rd party inspector of the system in September/October 2021. Lennar only agreed to provide a 3rd party inspector after I did so out of pocket with another contractor. Lennar finally acknowledged these issues in November 2021, nearly 6 months after I had escalated this issue originally. - In February 2022, Lennar provided a work-order of items to complete that may or may not resolve the issue. These were the initial recommendations provided by the independent contractor recommended by Lennar, as a first step to attempt to solve these issues. The contract stated that these were to be resolved in 60 days from signature, which did not occur. - These solutions were not implemented until July 2022, nearly 5 months after the work-order was issued. It is clear that these solutions have not fixed the issues that were escalated over a year ago. Lennar has moved at a pace of negligence to resolve these issues for my new home. My wife has sent multiple emails throughout the past 12 months as she battled tremendous pain during her pregnancy that Lennar refused to acknowledge. The emotional and mental damage that has been caused to my family is inexcusable and irreversible. We have not endured two consecutive summers of a malfunctioning HVAC system due to Lennar's lack of urgency. Not only did Lennar move at a negligent pace to attempt to resolve the first set of potential solutions, now they are attempting to close this work-order that has not been satisfactorily completed as the issues still remain.

However, I must report my extreme…read moredisappointment with a recommended contractor from the 2025 Best Pick Report for Howard County Maryland. The company at issue is Clarksville Construction Services, Inc., 7380 Coca Cola Dr, Hanover, Maryland. It is listed under Handyman Services. The company business model is oriented toward profit while conveying a perception of quality. They claim that estimates are free and that a minimum of $500 per job is required. In reality, a salesman does a site visit to gather details and a proposal is provided. An open-ended contract is developed where the initial visit is done at substantial cost ($800 in my case) and change orders are then generated to do the real work required (at substantial additional cost). The salesman did not demonstrate any real knowledge of the construction industry and even used incorrect terminology. A two man crew was on site for 1 hour 15 minutes (at $800, that equates to a labor rate of $320 per hour). They needed a re-explanation of the issue and they did minimal, poor quality work and left the site with the intent to issue a change order for additional work. I have done many home improvement and construction projects and am knowledgable. The primary issue is a gap on outside exterior corners of the chimney which extends 16 feet above the roof and requires caulking. The proposed work included inspection of the chimney, chimney cap and caulking of flashing. A minor visual inspection of the chimney was conducted. The chimney cap was NOT inspected. Caulk was applied very poorly (see photo) on flashing at the base of the chimney only and NOT in the vertical gaps or at the cap where needed. The crew arrived with completely inadequate gallon jugs of water to perform a leak test. I convinced them to use my garden hose. No leak was detected. Instead of fixing the problem I requested, they did minimal peripheral work and tried to sell me a new roof which is not the issue and is not yet needed. I contacted the company in a non-threatening manner and requested a discount. They refused to offer even a minimal discount. The $800 cost is above the advertised $500 minimum cost and is substantial. However, I am not interested in engaging in arbitration and additional legal fees. I also have a neighbor who has had a similar experience.

The quality of the work was terrible, filled with mistake after mistake. The job involved installing a new door and replacing wood with PVC panels around the bay windows and the chimney box -- a relatively simple project, one would think. However, it was anything but simple for Clarksville Construction. Find a better contractor and save yourself all these problems. If you know of any, please add them in the comments. Here is a list of some of the problems encountered. 1. On the first day, the crew did not bring a generator, which caused the circuit breaker to trip repeatedly. 2. On the second day, a drill was left on top of the chimney, which was very dangerous. My neighbors noticed it. They also commented that the crew's performance led them to decide not to use Clarksville Construction for their future projects. 3.I observed that a section of cracked 2x10 wood was used, despite my instructions to the crew not to use such materials. 4. Poorly hung plastic around the door allowed a significant amount of dust to enter the house. 5. Communication with the crew was very difficult. I can't imagine how anyone who doesn't speak any Spanish would manage. 6. The new door did not fit, necessitating the cutting of a section of the wall. 7. They failed to order a screen door and realized this 4 days into the job. 8. The crew worked on the door until almost 7 PM one evening, at which point I had to send them home. 9. There were dark marks on the entire chimney siding. 10. Scratches were noticed on the floor in the entryway. 11. There were marks on the interior wall next to the door. 12. A stain was found on the rug. 13. There was a 1.5-inch gap at the bottom of the chimney box. 14. The wrong screen door was ordered, delaying delivery by 2 more weeks. 15. Insulation was not properly installed under the window boxes, resulting in my furnace running continuously. The crew returned on February 6th, 2026, to address these issues. 16. OVER four and a half months have passed since this project was to be completed. Unbelievably poor and completely unacceptable! Zero stars.
