Cannot say enough about how horrible this company is. I was mortified and livid about the way they treated my disabled father re: the condition he was living in (in his moldy, flooding apartment). They gave my family the run around and had us speaking to their attorney (who was so rude), all while they were in the process of selling the building (so just stopped correspondence with no resolution). The property management company that replaced them fixed the issue within 2 weeks... Our priorities are professionalism, respect to tenants, and fair costs, which Blue Sapphire Home delivers on all aspects. Drew respond very fast to the tenants' texts and relay the information to me immediately. They get repairs done fast and efficiently so the tenants are happy with all the support they have. BSH also has a professional website that allows the tenant to pay their rent very easily and allow us to track the payments with a login and password. The website is easy to use, organized, and professional. Finally, they have a very fair and standard flat fee for each property, which to me, makes the most sense in the world of property management. Drew, Dana, and their Blue Sapphire Homes (BSH) team (including Gregg and Allen) have managed multiple of my properties in the east bay for over a decade. I tried to manage my own rental for a several of years in the beginning, and was then conned by a pair of "professional renters" whose job I felt were to cheat and make my life a living hell for almost a year. A close friend who was also a long term customer of BSH recommended Drew to me, and my life has been so much more peaceful ever since. Now with multiple young kids in my life, having to deal myself with managing multiple rentals would be a suicide task. Drew, Dana, and team have also taught me lot about being fair as a property owner. In many past instances where I felt BSH should have blamed or charged the tenants, Drew, Dana, or Gregg would clearly explain to me the best options to deal with the situations and when they felt I had the rights and when the tenants had the rights. An example of this that happened twice under their watch is that the tenants recently called to complain that the sink drain was clogged. BSH team quickly notified me of the tenants complaint so that I can provide authorization for BSH to call for a plumbing service to help the tenants ASAP. Thinking of my own personal home situation, I initially thought I'll end up paying the service invoice. I was surprised when Dana notified me that the plumber commented on the invoice that the tenants was at fault for incorrectly disposal of food down the drain. Instead the tenants will have to pay the invoice. Another example was when a tenant moved out and the wall paint of many of the bedrooms looked worn out. I immediately wanted BSH to deduct the tenants deposit to correct this. BSH team then asked me when the interior was last painted (which was close to 15 years ago) and coached me through that for this instance the tenants were not at fault for normal wear and tear. I saw some of the negative reviews, and I have a feeling these reviewer may not understand how fair BSH is. They are not here to side with either the landlord or the tenants, as both sides are paying service charges to BSH. They are hear to make sure things are accurate and fair to both parties. Also they are there at least for me to remove my headaches with managing properties, in which I would say they've done a fantastic job these 10+ years. Finally, I also love their automated software tool that bridge me with BSH team and the tenants. Notifications are quickly routed to the right party, payments from tenants or from me are easily handled, and making any requests (or reviewing them) can be done from a website instead of having to deal with calling someone. Takes out a lot of pain from the experiences. read more

It all started when he led us to believe through email that the check to reimburse my son, their 1/2 share of the removal of a eucalyptus tree inside the property in Fremont he is managing is being mailed when he told me "all set for 9-7". No check arrived so my son ended up paying for the whole invoice. Since Drew was giving us a hard time for something we did as accommodation such as the 'accounting dept' needs this and that, I notified the owner who promptly reimbursed us after a few days of wrangling with Drew. Because Drew lied to us, I looked at the reviews which led me to do more research about him. His office address: 3527 Mt. Diablo Blvd #224, Lafayette,CA 94549. We were is a situation where we had to move quickly and during the first few months of Covid shelter in place . We expected the process of moving to be difficult, but this was not the case with Blue Sapphire. Drew and Greg were very helpful , they responded quickly to any questions and ensured we had the move in date we needed. This meant some extra work for them but they did it without a hiccup. Once in our new house there were some issues in the kitchen . Once we put in a request for service we were contacted with in the hour . The home owner was also involved and we were blown away with the results. We didn't expect everything the did to the house and the extra that was done in service to ensure we had a very good living situation. Terrible experience from Day 1. Example: I asked them to raise the rent of my tenants. It's almost nothing anyway, because of Oakland rent control. If I don't, then I'll always be behind even with that. They refused. They ignored my requests repeatedly. When I insisted, they charged me a whopping $250 fee for sending a letter to the tenants for the rent increase. So if I get charged $250 for that ... why exactly did I pay them to manage my property? We finally parted ways and then I got charged another $260 to say goodbye. Ugh. Good riddance. read more

I'm not sure whether this firm is shady or incompetent, probably both. They've attempted illegal rent increase amounts, increasing rents within a year of the last increase, increasing rents without required notice for the last two years. Renters beware! Blue Sapphire cares only about the interests of the property owner. The tenant is treated like a second-class citizen. They attempted to raise the rent twice without proper notice. The 2nd time, we left. Do not expect to get any of your security deposit back. We spent days cleaning up only to be charged a $300 cleaning fee. They will invent issues in order to nullify the security deposit refund. We were also not given an opportunity to address the issues they came up with. We paid our rent on time every month and never made a single maintenance request in two years. We fixed everything ourselves and even made several improvements to the property but were treated like crap at every step along the way. Dont do it! read more
