My review is long overdue. The Mio Sullivan and the Lederer team helped sell our home in Richmond this past March. I cannot recommend this team highly enough for your buying and selling needs. They are all very knowledgeable and prepared to help you with anything that comes up during the process. Mio helped us decide exactly what we should update inside the home in order to make it show its best without spending more than necessary. She had a team ready to go to handle the process making it easy for me to just approve and know it would be done. They all did excellent work on the house. Little unexpected things would pop up that she handled like a pro. For example, a major storm blew down a part of the backyard fence right before a showing and she secured it so that it wouldn't get worse and had a quote for repair and agreement from the neighbors before the next day. I'd love to say that our selling process was easy, but we ran into a few issues with our buyers. Thanks to Mio following all the rules and making sure she had everything done properly we were protected, but when it got to the point that we needed additional advice, Mark was there to lend his ideas and opinion. Katie helped sell our Albany house in 2015, while Mark did the same for our Pleasant Hill home in 2020. Each is in very different East Bay communities and were sold in pre-COVID and COVID times. Here's what happened both times as a result of hiring this very competent, knowledgeable, and professional real estate team: 1. Our houses sold with multiple "clean" bids and well over asking price. 2. Mark and Katie did a good job laying out a house preparation to listing timeline. This was important as in both cases, as things needed to be moved out of the house (including us) and the place made ready. He also arranged the timely scheduling of the house and pest inspections. 3. Katie and Mark identified key fixes that would maximize sales price potential, arranged for the right contractors to do the work, managed their work and schedule, and baring any surprises stayed within the agreed budget. The work itself seemed to be very good value for the money. 4. Mark and Katie staged the homes well and used a photographer who really made the properties shine within the listing. In fact, one of Gayle's Sons remarked that he was so impressed that he had to do a double take to make sure it was really our house. 5. Katie and Mark worked well with Buyer's agents to schedule visits. Once an offer was accepted, they did a great job addressing any identified issue, while basically holding our hands until close. My only quibble was that beyond the key identified contractor work, Gayle and I had a "let's do the right thing" list of non-contractual small stuff we wanted addressed. In this situation, they did get it done, but resolving that punch list did take a bit more persistence. Gayle also thought I might have asked too many detailed questions along the way, which were always answered well. At the same time, we really trusted Katie and Mark to do the right thing, and provided the attitude and budget to help keep things moving smoothly. So as far as nervous sellers wanting to sell a family home without a lot of worry, and with best wishes to the new owners, it doesn't get any better than this! 100% satisfaction with Ms. Mio Sullivan from RedOak Realty. She was precise, proactive and great at follow ups with care. She was not just an agent but also like a big sister who cares to help find a place that I can call a home. September 2018, I walked into an open house and I immediately felt that I want to put an offer to the condo. However, I found out that the property is a probate unit, which means a state owned unit and tricky to get. The buying process involves 10% DP next day of offer acceptance, court hearing waiting period of 2-6 months or more, during the waiting period the DP aren't refundable if I find some other property comes up and if any cash investors come at courthouse to overbid me then I won't get this unit, yet I requested Mio if she is willing to help me to go through this process with me. Her response was "Yes" and she was very supportive and positively helped me with 100% presence, even though she knew after all her hard work if I lose at the court, she won't be able to get her commission. Mark and Derrick helped us buy our first home. We were nervous and ill informed. We restricted our search due to our limited knowledge of the market and how much we can afford. I have purchased 5 homes and Tracy Klem provided the best service I have ever had. Here are the specifics: 1. She is an amazing listener. As we visited homes she really heard the essence of what we liked and wanted, just by listening to our comments. 2. Every home she suggested we look at was exactly right. 3. Katie and Mark were completely disrespectful of neighbors while showing their open house listing...we politely requested of Katie to ask prospective buyers not to park in clearly-marked resident parking spaces, and she either did not do anything about it or was totally ineffectual. Appear inexperienced in handling basic open house logistics. read more

Mio Sullivan was an absolute dream come true and I recommend her more than 1000%. She represented us in the recent sale of our house in Oakland. She and her team were communicative, supportive, smart, thorough, funny when we needed to lighten things up, and they led us to a very successful sale. Our home had been rented for several years and needed a great deal of work. Mio's team planned coordinated it all: kitchen makeover, openning up a wall, hardwood floors, painting in and out, plumbing work, new windows and appliances, deck work, etc. The work was high quality and timely. They rolled with all the COVID related challenges in terms of accessing material. They got all the right inspections so our disclosures were super thorough and clean. Contrary to the posting from 2/15/2015, I spoke to a resident of the building where the open house was held, and I received a completely different perspective - over 100(!) people showed up for the Sunday open house, and the realtors were professional, polite and proactive in trying to manage the swarms of prospective buyers (some of whom did ignore instructions not to park in reserved spaces). All in all, Katie and Mark did a terrific job in managing and marketing the property and received more than ten offers on the condo. read more

We weren't looking in Albany, but as we were all in the car checking out various homes around Oakland and Berkeley, they had mentioned Albany as a great town with good schools. That comment got my attention and they ended up helping us buy a cute starter home in Albany, sealing the deal before it even had an open house!
