Do not, under any circumstances, rent from Blue Ridge property management.... the Owner is about as shady as you could possibly get and will make sure you don't get any of your deposit back. when we moved into our property it was an absolute PIT. We spent hours and hours cleaning. There was mold all over the bathroom, the laundry room floor was falling in..... the washer and dryer wouldn't fit in the tiny space next to each other so we couldn't get the back door to open or close because the washer was in the way. The carpet was disgusting, cobwebs everywhere. The toilets looked like they hadn't been cleaned EVER. I had to ask multiple times for things to be fixed...... still waiting on a back door lock to be replaced and that was from April 2020. If you value your money..... do not rent from this company. Blue Ridge Properties is not the choice for tenants either. My wife and I found the house in deplorable condition. Very dirty condition with evidence of mold, significant amount of trash left behind, holes in the wall, poor paint job, damaged flooring. The yard needed mowing and was full of leaves and brush. The floor is so bad in the laundry room that the washer shakes violently when it goes into the spin cycle. Two GFCI's did not work. No electric outlet in MBR bath. Sounds and evidence of squirrels in the attic. Sink in MBR bath almost fell off, kitchen faucet leaks, dishwasher leaks, water leaks under rear door in a rainstorm, heat pump cannot keep the house warm on cold days, peeling paint from the tiles in the main bath, missing towel bar, missing filter in range hood, many doors do not open and close properly, lazy Susan does not operate smoothly. Damaged or missing locks on windows. Damaged or missing window screens. We have been here over a month and still waiting for some maintenance items to be taken care of. Property manager has been difficult to deal with. We call him and he says Yes but does nothing. Takes repeated calls to get something done. read more

Tried to rent an apartment from these people. Their application fee was 20.00 per applicant. They even charged $20.00 for my 6 year old son. After filling out their online application in which I told them I was retired and received 3500.00 per month in social security for me and my son, and that I had just moved here from the Philippines after 7 1/2 years and had no credit (which they said was not a problem) and provided them the phone number for our landlord of 4 years there, they turned me down for no credit, no rental history and no verifiable income. It took many texts and phone calls just to get that response. These guys seem to be in the business just to steal your application fees and even after I've been in the states for a few years I would never consider any property handled by these people. read more

Blue Ridge Properties of Colonial Heights manages a property adjacent to mine. It is obvious all the company does is cash a check. The property is in disarray. There is no maintenance performed. Blue ridge properties is not the choice for property management, if you are a property owner. Not only do they withhold information from the landlords, but they cater exclusively to the tenants, regardless of how ridiculous their demands are, to the point where the money due the landlord for rent is mostly spent on nonsense before the landlord receives their fair share. Blue Ridge allowed my tenant to skip on their lease and essentially caused the loss of the entire property. This was after Blueridge allowed more than a reasonable number of tenants to move into the property which the tenants trashed. We used them for about 6 years, until they started having bookkeeping issues. As in not keeping track of the (non payment of) rent from tenants as well as lack of posting rent payments in a timely manner. Sloppy booking practices as well as no idea as to when rents are paid or not paid. They even allow the tenants to call and request repairs at the owners expenses by paying the rebills without letting the owners know of the repairs or damage caused by the renters. The Owner/broker Mike would not call us when we called and asked for "him TO CALL AND explain". We asked so many times for a statement starting from the first of the year till June (six months) and yet one was never provided until the end when we closed the account out in order to get a final statement (OCTOBER). The excuses where they were going thru new bookkeepers and they would get it straighten out when they could keep someone on. ???? The agent we used, had personal issues with her family that interfered with her doing her job also. Their standards as to how your tenant leaves the property is below slum lord, yet they have no problem calling to tell you that you need to have the carpets cleaned again as well as have someone come and clean the property? The only reason we didn't have issues for the first 5 years was cause we had the SAME tenant, who was a gem. RUN as fast as you can away from using them as property management for your investments. read more

The ONLY reason this company is getting one star is because I can't give it 0 stars! They are absolutely incompetent! Called them a week ago Friday to list my property in Rogersville, TN, and confirmed with them that they could list it as it was well within their area out of Kingsport, TN. The rental agent went out to see the place on Saturday and did not call me back. On Monday after repeated calls I finally got up with her to be told she was "passing me off" to another realtor that worked closer to Rogersville. Okay..... So I call these 2nd realtor and explain that I need to rent my house in Rogersville and if she can handle that area and she said "yes". She would be out to see the house on Wednesday evening and would have it listed by Thursday morning. Thursday morning came and I got no phone call back. After calling, texting and calling her again I finally got to her only to be told that they don't service the Rogersville area per her broker. Her broker told her that we lived closer to Bulls Gap than Rogersville. Just for reference on how stupid these people (obviously they aren't competent to use Googlemaps for anything) are the house we were looking to rent is 1.5 miles from the Walmart in Rogersville or 2 miles to downtown Rogersville. Bulls Gap is 11.5 miles from our home. So, NO it is not closer to Bulls Gap. Your company wasted almost an entire week of my time that I cannot recover. Told incompetence read more
