DO NOT deal with this company. They obviously don't take care of their rental properties at all. Last year I moved into the Glen Iris Apartments on 11th PL and it has been problem after problem ever since. First of all, as soon as I moved in, I noticed there was a crack in the bathtub. How did they not notice this when cleaning and preparing the apartment for another tenant? Oh wait, that's because they don't bother to even upkeep anything to begin with. I told Blue Canoe about this crack and they assured me that the crack wasn't a concern and it wasn't leaking. Turns out it was leaking to the downstairs tenant. They had to repair the crack and I couldn't use the tub for 2 days. This was a sign of things to come. Another problem arose shortly thereafter. The air conditioning in my unit is pure garbage. During the cold winter of last year, I was freezing my family jewels off and the unit was barely heated at all. Not only this but it would keep running constantly and ran my power bill to insane amounts of money. I called and called them about this and they would send someone down occasionally, only to temporary fix the problem but it would go back to working like crap in a short amount of time. Its now summer time and instead of freezing in my apartment, I'm now burning up and my power bill is $200 dollars every month. My biggest isue with this aparment is that it's infested with ROACHES. I've never seen so many bugs in my life and it really makes it hard living somewhere where you have to put everything you buy at the grocery store in the fridge in fear of bugs getting in it. They have sent pest control to spray multiple times but it doesn't do any good because the bugs are probably numbered in the thousands inside the walls and cabinets. This is so disgusting and makes the place unlivable. I'm getting out of here as soon as I can. Please don't rent at 1119 11th PL S Apartments unless you love having tiny roach guests for dinner every night. Also, the grounds around the apartment are not kept up at all. There's trash everywhere and the grass is a mile high up. Apparently Blue Canoe sold the property to H2 real estate or something. They seem just as bad as Blue Canoe and don't respond to my phone calls or fix the problems I have here. It's been a nightmare and I'm paying way too much for the conditions I'm dealing with. TLDR: Blue Canoe sucks. h2 sucks. The air conditioning doesn't work. The apartment is roach infested and the grounds are trashy. read more

This company is the hardest to get any information from or get maintence to come out! the day i moved in my closet fell and i couldnt unpack anything and the roof was leaking and when we filled out a maintence form they did not call or come out till about a week later and that was after my roommate and i went down to the office twice and called them about 10 times and when they finally came out they didnt even fix my closet right. It fell again as soon as i started unpacking again. this was back in september and now we are trying to find out if our fireplace has been checked and/or is working and my roommate and i have been calling for the last two weeks and we get transfered to maintence and NO ONE EVER ANWERS. this is the worst company EVER. too bad they own most of southside though. CANT WAIT TO BE DONE WITH THIS COMPANY! counting down the days! read more

I moved into their newley renovated apartments off 16th Avenue South called Silver Oaks. I moved in October of 2013. I was the first person to live in the newly renovated apartments. They did a good job with most of the interior work such as updated appliances in the kitchen and bathroom. However... The winter storm from Hades came this winter and the true problems showed themsleves. First they half asses the renovations... The windows are sealed shut and not completly closed. They have to be the original windows and hold no air / heat in the apartment. So as the winter went by there wasn't a day my hands weren't frozen as I sat on my couch or just being in the apartment period. Now it's August and our A/C units has broken 3 times. This past time it broke at least 3 days ago and I have called at least 6 times and spoke to somone yet no one has came out to fix the issue. Try sleeping in 85 degree heat. The previous times they only refilled the coolant in the A/C and completely dis-regarded the leak so obviously it just all leaked back out. The A/C units are turrible as Sir Charles would say. These units have to be the original units as well and 1. while it is running you can barely hear yourself talk while in the apartment. 2. they never stop running because the air / heat doesn't stay in the apartment. I would truely hate to live in their older properties and this one isn't new. If you need to rent in Bham...live under a bridge before considering Blue Canoe. read more

I live near apartments managed by this company. Grass and weeds are out of control. Outside of buildings look horrible. They are an eyesore in this beautiful, historic neighborhood. You may also want to discourage use of 40th Street S. as an ashtray by the tenants in the upper units. The ones on the alley side ALWAYS discard their butts onto the street rather than using a true ash tray or other non-littering method of disposal. read more

Lived in a Blue Canoe property for over a year now, haven't really had any of these major problems everyone else is mentioning. I found and got settled into my apartment easily and haven't had any hassles with rent or property maintenance. Repair man is always prompt and polite and I never have trouble reaching the office, though I've discovered online is MUCH quicker than over the phone. Overall I've had a pleasant experience and will be renewing my lease. read more

I didn't end up renting with Blue Canoe because I really loved another place, but they went out of their way to help me during the tour. I tried calling, but no one answered... I found out later that they only have one person working all those phone calls! Yikes! But when I E-MAILED about the apartment I wanted to see, they gave me a response right back. Justin helped me with touring... they have this system going on where they give you a code to a box with the key on it, so you can take a look yourself. I have a crazy work schedule, so that worked out best for me! I do have to dock a star for the phones, but i've never been treated so eagerly when looking for an apartment that I gave no indication I was committed to apply for! I'm very pleased with this rental co. They were uber busy the day I signed my lease and went out of the way to accommodate me, as I had to go out of town. Normally they require 24 hours to turn a unit. They did it in 3!! read more

I completely agree with Heather. I have previously contacted you about these apartments. The yards are a mess, peeling paint, rotting wood, cinder blocks, piled up news papers, roofs in disrepair, sagging decks. There is a house across the street that is about to be listed. Quite the disadvantage to have her house facing these units. This is a historic, beautiful neighborhood. Please make the proper repairs as it affects the property value of home owners in the area. Don't believe the "down home..you're a part of the family" crap. Maintenance requests take FOREVER...I've been dealing with a heating issue that was NEVER properly fixed. They've been in my apartment MANY times, then threatened to charge me for making a new key when they couldn't find theirs during inspection. There are some decent folks on staff, but there are also a bunch of cocky, apathetic workers who couldn't care less about their tenants. read more

What started as my dream paradise turned sour. I have been living in the courtyard area. I called a couple of times about my door and a few about pests. Since 2013, things have been downhill. I was in the middle of a job switch and had some financial issues. I have warned the company multiple times that I had to settle things in payments. Not only was that not acknowledge, but I was given a letter of termination. So on top of not one fixing my door, taking care of my hornet problem, but now I have a termination all because I get two to three months of money issues. Thank God I was month to month. This rental company is horrible!! I lived in a rental on the top floor. The air conditioner was failing. The last summer I lived there, I spent months complaining to them about how it was 85 degrees in my unit. They would come check it and just tell me that they fixed it. They also told me that was a normal temperature since it was a unit on the top floor. Towards the end of summer, my air conditioning unit went completely out. It was only at that point that they came to truly fix the unit. I guess they were scared to have a death on their hands. Well, I was scared the whole summer that my pet was going to die in that horrible apartment and they never did anything except tell me that nothing was wrong. So, if you want to rent from someone in one of the hottest states that refuses to fix something as essential as a cooling system take your chances with this company. read more

I wish I could give Blue Canoe zero stars. They're horrible. Do not rent from them, if you can avoid it. I lived in a Blue Canoe property in Highland Park for 2 years. Maintenance requests were altogether ignored. When we moved in, the oven was a fire hazard that incinerated all of our food. Repeated requests to have it replaced finally resulted in a new oven...a year later. We had to cook our food in a toaster oven. Also, the ceiling leaked in the bedroom every time it rained. There was mold on the ceiling & walls, and the walls were soft & squishy in some places. When repeated complaints finally succeeded in Blue Canoe sending a rare & elusive maintenance man to our door, he simply PAINTED OVER THE MOLD and promptly left. Additionally, when we renewed our lease for a 2nd year (because we were unable to find an apartment not owned by Blue Canoe) they made several mistakes on our new lease, which included leaving my name off entirely. I returned it for corrections and never received a corrected lease. Also, the staff is rude, the properties are not well maintained, the phones are hardly ever answered, and we even had one of their maintenance men call us "stupid bitches" on one occasion. I will NEVER rent from these people again. By the way, Yelp needs to stop filtering out all the reviews that tell the truth about this horrible company!!! read more

STAY AWAY! This company does absolutely nothing to maintain their properties, take care of their tenants or answer the phone. We have had nothing but problems with our a/c and requests for other issues like hall lights being out go forever without being addressed. No pest control. No garden maintenance. The absolute worst company I have ever dealt with while living in an apt. They demonstrate a very poor job of general maintenance and upkeep of their units. From personal experience I moved into an apt that appeared very nice at first glance. But then upon moving in, I had the privilege of immediately dealing with cracked and leaking sinks (in kitchen and bathroom), a clogged drain pipe behind the washer which became responsible for submerging my kitchen and part of living room in dirty water, not one single cable line running into the unit, a problem with the electric heater which took days to resolve, and on top of this, repeated issues with no running water due to freezing pipes. The list goes on...and on. AVOID BLUE CANOE AT ALL COSTS. A majority of their units may be uninhabitable, customer service is an abomination, and their method of handling situations is a dire insult to good, client centered business. read more

I scheduled an appointment to view apartments on a Monday morning for the following Saturday afternoon. I arrived for my appointment and called the person I was meeting (as instructed) to have my call go unanswered. Within a few minutes I did receive a call back and was informed that something had come up and he would be unable to meet with me, however, his colleague would be expecting me and would be able to show me around. He sent a text with his colleague's phone number that I called only to discover that it was incorrect when I received a female's voicemail instead of the male's I was expecting. I then received another text with the correct phone number, but when I called, the colleague did not pick up. He called back after 5 minutes and was confused when I explained my name and that I had an appointment to see apartments. When I told him I was waiting outside the office he let me in and explained that he couldn't find me or any of my information on the schedule, but that he was in the middle of a leasing and I could wait until he was done with that to sort things out. After the leasing finished he did apologize for the confusion, but that I wasn't on the books and he had several other appointments for the day so he could only get my information. After giving him basic information about what I was looking for, he told me to expect an email early the next week with information about properties that fit my needs and then we could set up a time to see them. Two weeks later, I have not received follow up from my first correspondent to apologize for the confusion, nor have I received the information promised by the second corespondent. It is probably for the best as my drive-bys of potential properties have left much to be desired. read more

Terrible rental company. Was my first renting experience and has scared me from renting again. Will not return phonecalls. Maintenance issues go unattended. I was shocked by a light switch at 5 months pregnant and they seemed to not care and didnt send anyone to check out the light switch for weeks. I was not gonna try it again so I lived in darkness for those 2 weeks! Thats just one of many problems I have had. Stay away. They will do anything to keep deposit. read more

I wish I could give no stars. I have lived in many different apartment complexes, this is by far the worst. When we moved in, the place had not been cleaned at all. There were footprints in the bathtub, dead roaches all over the floors, used band-aids stuck to the walls, broken egg shells inside the refrigerator, grime and food pieces inside the built-in microwave, a broken window, holes in the floor, etc. I really could go on and on but for the sake of time, I won't. (When we viewed the place we were told the person had just moved out and all of that would be fixed. When we moved in, nothing had been done.) We hoped this was a one-time slip-up and things would get better but they haven't. It has been one problem after another. The company is unprofessional and unorganized. ALL of the tenants in my building have had major problems with the company, so I know it is not just me. The other reviewer is right about the grass. I don't know which apartments she's referring to but I know we practically had a jungle growing over here for a while because they never cut the grass. My advice is to stay far away from Blue Canoe Properties. They make promises to lure people in, then don't fulfill them. We have been counting down the days until our lease is over, literally since day 1 of moving in. read more
