A social worker emailed my property manager and explained that I could not leave until I was discharged. The PM responded by saying I was possibly breaking lease terms by "abandoning" the property, as well as my pets, who had automatic food, water and litter while I was gone. Meanwhile my co-leaser was gone for 6 weeks and hasn't been getting the same treatment, despite being the perpetrator of the domestic violence. When I left the hospital, officers showed up to my rental and claimed they were called by the PM to check for abandonment. I emailed my PM the same day and explained I was home and discharged, and emailed them all the documents the police had given me about the incident. I wasn't home for more than 10 minutes before the police arrived. I then asked the next day if I can apply to live in a different property within the company, and the PM said I did not send the documents related to the incident, even though they were attached to an email chain they were initially responding to. I tried calling, leaving voicemails, and emailing while I was in the hospital and never received a response, but the PM had the audacity to ignore my correspondence and call law enforcement. The PM also claimed I was breaking a lease contract twice (the first time was because I moved for a job, the second time would be because I was subjected to domestic violence and wanted to leave the house where I was victimized) and implied I wouldn't qualify for a new lease, despite never missing a payment and maintaining the property on my own income while my co-tenant left and hasn't held up their end of the lease. Don't rent from this company. I'd give zero stars if I can.

I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I thought I…read morescored a deal when I recently moved into a unit on Bunker Hill Rd (early June) managed by this team, however, I have had a mixed experience. While some communication has been responsive, the overall condition of the apartment and follow-through on certain issues have been disappointing. Upon move-in, the unit was not thoroughly cleaned. There were hardened food splatters in the microwave, a dirty stovetop, stained cabinets, filthy outlet covers and light switches, and windows that looked like they had never been cleaned. One of the bedroom windows didn't open at all. The living room and bedroom floors were also worn and splintered--rough enough to tear pieces off my mop while I was cleaning. I submitted an inspection report with photos and received a response from the property manager acknowledging the concerns. A bathroom wall hole was patched (though the repair was done without any coordination or notice), and I was told the chipped toilet tank issue was being reviewed with the landlord. As of now, I haven't received a follow-up. I was also told the technician would be reminded to be more mindful of cleanliness, as the workspace left behind wasn't ideal. The most concerning issue, however, was finding a roach inside the microwave--before I had even used it. That was the final factor that led me to submit an early lease termination notice 22 days after receiving the keys. I'm giving 3 stars because rent payment through the portal was convenient, and Victor did respond to some of my concerns (however, it felt like he never responds to an email in its entirety). But the move-in experience, unresolved maintenance issues, and poor communication has bothered me entirely. I hope more attention is given to preparing units for future tenants and being more efficient in communication.

I was told…read moreI had to be out by the end of March but I was still obligated for the rent through the end of April unless they could rent it out before the end of April. They were going to take my deposit for the April rent. They listed it for $400 more over my rent so they had a hard time renting it out. I left at the end of March and was told I could not back on the property because I didn't pay Aprils rent. I learned from my lawyer that was a lie, they couldn't kick me out even if I hadn't paid the rent. I should have had access to the property. Technically, they shouldn't charge me when they refused to let me on the property Home Dream Realty wouldn't fix things that were wrong with the house, I paid to have people come over and fixed the attic vents 3 times and pay the people gas, buy the plastic and duck tapes because they would not send someone out quickly. Gusty winds were blowing rain in the attic and I was trying to prevent mold. My bathroom water in the sink was dripping for over 5 months non-stop, running up my water bill and they did not fix it for 5 months and only fixed it then because I told them my dad passed away and I had to move. The Bathroom toilets were also running at a different times and it took them awhile before people came out to fix it. I ended up with almost $800 water bill. I had to take leave and go to Spotsylvania county and beg them to get rid of the bill. Kitchen sink had water leak for over a year and was never fixed until I told them I was moving. Took years to get the laundry room doors fixed, I hung a bed sheet over the door way. The landlord would never fix anything. I talked with people who lived there before me and experienced the same stuff. I have tonz more issues like this with emails, texts and printed documents to back up my claim. They sent me a list of 9 items they were trying to charge me for. Which were bogus or lies. Here are some of them. * GRASS -Said grass wasn't cut, I went the next more and the owner was there and grass did not need cut. I have photos, * Said a broom was left on the porch - Yes, because I the driveway is dirt so I didn't want people looking at the home to track dirt in the house. They stated they REMOVED the broom. That was a lie. I went there next day and the broom was on the porch still. I did not go on the property but someone else did and I took a video of them removing the broom. So saying it was removed was a lie. * Tried to charge me for a toilet holder not on the wall, that had falling off and I reported multiple times but they didn't fix it. * * Tried to 2 blind slits on the floor, I broke one and bought a replacement those were extras I was giving them, because all the blind slats were old and cracking. If you touch them they broke. I did forget to pull a few command hooks off the wall, I offered to go back but was told I couldn't go back it but it wasn't a big deal but they charged me $175 to take them off the wall. I took a picture of every wall, floor, door, ceiling, and appliance before I moved out. I even put a nice door with a code lock on it and left it for them. Beware, they don't fix items, lie in emails and try to charge you for things that were not issues. They even tried to charge me to remove a broom, for extra paint ($100) that I left for them and extra blinds I left for them. BEWARE!!!!!!! You don't want to deal with this company.

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

They have a very convenient tenant portal that allows you to pay your rent as well as set up maintenance requests, share documents, and view property information. LORAC has bent over backwards to ensure their client (the owner of our home) and us, the tenants, are taken care of. I actually hate bothering them with maintenance requests but unfortunately since moving in on June 15th we've had a few and each time they've responded immediately and had someone working the issue until it is resolved. High management fees with no input on contractors In summary, Lorac is the most inept and unprofessional management company that I have ever dealt with, and I am in the real estate industry. Tenants, I won't waste time detailing the many atrocities that I suffered as a tenant. The reviews are true....they are rude, nasty, insulting, dismissive and yes, they keep almost all of your security deposit with trumped up charges. Thankfully the reviews prepared me for that end result. Unfortunately renters do not get to choose the property manager. Owners however, you DO have an important decision to make and I promise you that Lorac is a really BAD choice. Just ask Ms ML Lackey. Lucky for her, I am NOT a criminal and did not do anything unkind with her personal identifying information that Tonya Szakelyhidi emailed me in one of her dismissive emails. In fact, I was kind enough to email Ms Lackey to warn her of the breach. This outrageous instance, like so many other of Tonya's unprofessional and bad behaviors was just covered up by her mother (broker/owner, Carol Holley). The apple did not fall far from the tree with these two. Any other SERIOUS property management company would have fired Tonya a long time ago. To add insult to injury, Tonya allowed the owner of the house to incur thousands of dollars in repairs because she ignored my VERY early warning of a pre-existing plumbing issue. A $10 cost to change to a flush valve, turned into thousands of dollars of overnight flooding, water remediation, carpet and drywall repair with the expense and inconvenience of very loud high-powered fans on all 3 levels for several days. Again - Tonya was advised within days of my move in that this was a problem. In fact, I did what they were supposed to do - a real move-in inspection. Still, I was forced to move in early under threat of giving the house to another applicant. Tonya ignored the early warning and even left the property without a working refrigerator for the first week of the rental period. All of this should have been caught with a true move-in inspection - which all real professional property management companies do. Lorac clearly did NOT conduct this crucial properly inspection. In the end, Lorac's careless management cost this owner thousands of dollars and a new tenant unnecessary discomfort due to their greed, negligence and cheap contractors. Notice that their management agreement insists on exclusive use of their vendors. You, as the owner don't have a choice! Tonya actually scoffed with me secretly, as a former property manager, at the idea of Ms Lackey wanting to use her own painters. Still I, as the tenant, had to outright refuse a 4th visit from an inept, unmasked plumber who kept botching the plumbing repair that cost thousands! If you choose to allow Lorac to manage your property, I hope you find a tenant as kind and decent as I was. Many tenants who are abused in the way that Lorac abuses tenants will not be so kind and you WILL pay the price, far beyond their outrageous monthly management fees. One cannot blame a tenant for destroying a property after Lorac's treatment. Lucky for Ms Lackey, I did not go that route. Don't gamble on them - they are THE absolute worst property management company in Virginia and you have plenty of other far better options! Carol, I invite you to dispute any of this well documented truth.
