Air does not work, carpet is frayed and the staples have cut feet and entry ways are filthy.

here's an list of just a few things wrong with this place…read more - the entire property, including buildings, is horribly dirty. so much garbage EVERYWHERE. and don't even get me started on the amount of dog shit everywhere. - the mail system is a joke. they only log your packages as being delivered about half of the time, so the other half you just have to show up and hope your package is there. - walls are PAPER THIN. you can hear EVERYTHING that is happening in the hallways or in the neighboring apartment. like, everything. - upon move in, our unit was filthy. all the walls and cabinets were sticky and it smelled like cigs mixed with bleach. the carpet was also horrifically gross. - there seems to be no communication between office/maintenance. my air conditioning was broken for over a week, and when i asked if i could just switch the batteries myself, the woman at the front desk told me no. BUT when maintenance FINALLY showed up after a week of practically boiling alive, he told me i could have done it myself. - they are extremely money hungry. $50 to get my apartment unlocked after accidentally locking my key inside? (dont even get me started on how horrible the automatic locking doors are). $150 charge for turning my key in at 12:10 instead of 12 upon move out? this property just loves to take advantage of the poor college students renting from them. just avoid this place. you can find much better apartments that are much cheaper in the area.

How about the following winter still having no A/C or heat, they give you an industrial heating unit which of course runs up your electricity bill, then they go back on their word and claim you are no responsible for all extra charges even after you have in writing from the previous property manager (they go through one every 3 months) that are not responsible and have to then go to court for their corporate attorney to apologize to you because obviously you aren't responsible for anything but still have to waste your time and go through the process to keep your money??? They've got you handled!!! It is literally the cheapest spot near East Lansing price and quality wise.

The best part about University Terrace is its location. You're literally right across the street…read morefrom campus. There is a bus stop half a block away and the library is a 7 minute walk. If you're into the bar scene most of the popular university bars are walking distance (15 minutes being the farthest). The apartments are fully furnished which for me and my friends saved us quite a bit of money and hassle with moving. There is still a decent amount of room to bring your own personal items to make it more homier of course. Rent wise, I found that this was very competitive given the great location and furnishings. I don't want to make this place sound like a palace or nicer than it is but it is by no means a dump. Security wise I found it a bit lacking. Nearly anybody can walk into the building and get into the hallways so make sure you keep your door locked. But overall the area is safe and you don't feel like you're at risk. My biggest criticism is the heating. This place gets terribly cold during the long winters. And there isn't a whole lot of ability to control the temperature in the unit. However heat is built into the rent so there is that.

I have lived at University Edge now for 2 years, and I just wanted to leave them a good review,…read moreunlike EVERY OTHER review on here. And they haven't paid me, as some reviewers have said. First off, the wifi has gone out twice in all the time I've lived here, and it's been for 30 minutes max. I've had friends in nearby buildings not have wifi for days and university edge has never had that issue for me personally. Also complaining about the parking is CRAZYYY. It's literally free, who complains about something free? As far as I know, no one parks for free at their apartment building in East Lansing. As long as you follow the rules of the red cedar districts parking and uedge you will have no issues. I manage to get a spot 15 feet from apartment building door daily and have never gotten a ticket or barnacle on my car in again, my two years of living there. The management is super friendly and always willing to help. They have answered my questions every time, and are always super sweet. I have never had a single issue with my unit which, as far as I'm concerned is pretty fortunate for a college apartment. They take decent care of the building compared to its competitors. And for that I am giving them 5 stars because I have no clue what these other reviewers are talking about. Proud to say I live at University Edge :)

I have lived at this property for 2 years now and I have been utterly disappointed time and time…read moreagain with the management and facilities. First of all the rent is highly expensive. Roughly $800 a month. Plus parking and utilities. The facilities had giant holes kicked into the stairwells that were not dealt with for 10 months or so. In addition there has been vomit, urine and food smeared all over them. The management decided to threaten to charge us residents instead of installing video cameras. In addition to this the day I moved into my apartment. There was a half eaten bagel on the counter dishes in the sink and giant scratches on the sofas. (I have attached an image) Next is the issues of falsely promised amenities. When I moved in here they promised me a gym. Which was shut down by the city due to improper zoning. The leasing office unexpectedly just closed down at the gates with no warning to tenants and when I called the manager she acted like I should have known. In addition to all of these consistent problems. There is no way to email or get in touch with the managers of the property besides a landline which is never answered. Overall, please DO NOT rent from this company. I will promise you it's not worth the headache of switching management companies 4 times in 2 years and it's not worth the money.

I watched an egg cook as it rotted in the stairwell for 3 months like a fun, disgusting science project. i understand they couldn't control a resident breaking an egg but it seems like they could have paid staff to take care of the cleaning in the common areas considering my roommate and I collectively pay almost $2,000 a month to live in a average size 2 bedroom apt. parking is expensive too and the shitty design of the lot is frustrating. definitely don't park an expensive car here, it will get scratched up or hit. no easy to access guest parking provided either. in terms of good things: the location is nice, mail is easy to get to, apartments are usually quiet, the kitchen and bathrooms are fairly big, and the elevator is usually working.

There are so many much more expensive options in this area, so its nice that college students can still get the experience & location at a price they can afford as a student. Although its an older building and doesn't have all of the amenities that some of the luxury apartments have, they figured out how to make choices based on needs vs wants. Management was always responsive and friendly, remembering us by name at move in/out, and anytime we'd run into him inbetwen. Overall, I'd recommend it to anyone for an affordable place with a great location.

I loved my apartment college manor so much that I ended up signing for a second year! I loved the…read morestyle of the apartments. Being an old building, all the apartments have so much character. And you CANNOT beat the location! I never had to walk more than 15 minutes to get to class or to go to the library. It's right in the middle of everything. Close to all the restaurants when you want to grab a bite to eat. Close to several coffee shops if you want to study outside of your apartment. And most importantly, it's RIGHT above the bars. So when you want to go out with friends or have friends over before going out, it's super convenient. Also, my utilities were always very low as heat was included and I only had to pay for internet, electric, and gas. Something else that really sets this apartment above the rest is staff. It's one guy that operates and maintains the apartments, Ed. But he is always on top of things. I've known so many friends that have lived at big apartment complexes and whenever they had a problem with something, it took months to be addressed and/or for someone to come fix it. With Ed, all you have to do is call and he'll fix whatever it is as soon as possible. The ONLY complaints I have about this apartment are the parking and the laundry. There isn't parking offered for the tenants or their guests at all. If your friends live close by, if you don't have a car, and/or if you rarely use your car this won't be an issue for you. But if you want a car and use a car often it's quite the hassle. There a lot a couple blocks away at which Ed can get you a parking pass for. And it's not much at all to park there each month. I did that during the warmer months. And then during the winter, I paid the higher price to park at the various garages downtown East Lansing. And in regards to the laundry, there is no washer and dryer in the unit or in the building. So you'll have to go over to a friends or go to a laundromat to do laundry. Other than the parking and laundry situations though, I would highly recommend these apartments to anyone!
