His background check was thorough, and the tenants were responsible. However, once signed, I had to constantly email, text, and call Kareem to get answers. The rent deposit was nearly always late, though the tenants maintained they sent the check on time. There were times when the rent deposit was less than the full amount, and I had to email and text Kareem after the fact to send me proof of repairs and receipts. At one point, the condo association had to have access to my unit at a very specific time window, with weeks of advance notice. I asked Kareem to be on site -- but no one was there, and I was charged a locksmith fee. (Which Kareem paid, but I still had to go through the hassle of intercepting the calls, getting the "bill due" notices from my association, telling Kareem he had to pay it, etc.). With all of these issues, he is slow to answer texts, emails, and phone calls, and I often resorted to doing all three. Sometimes, I still never heard back from him. The final straw was when my tenants gave notice -- I had no idea. As usual, I texted him to find out where the rent was that month, only to find out that they moved out weeks ago. Kareem claimed that he forwarded their email to me, but he "mistakenly" forwarded it to the wrong email address. (This is hard to do in Gmail with an established contact, but it happened to him anyway.) Even if this was an honest mistake, why was he not sending me other emails in the meantime about the status of the apartment, the security deposit, any repairs that needed to be done, or what he was doing to get it on the market? Why did he not check in with me about my plans for my property? He was days away from moving in a new tenant when I first learned that the old tenants had moved out. Bottom line: he was more work than having to deal with tenants.

While Kareem has attended to the care of the building it has always been a pain getting things done in the apt. The response is delay or none. I asked for repainting due to an AC unit and I had to end up calling the guy. Also a cabinet door in the kitchen needs fixing and 3 weeks have gone by with no action. While he has acknowledge they will take care of me, nothing gets done. Honestly If he cannot handle property management, it should change hands. Things seem bright but these really late response are getting me beyond upset. I personally don't recommend the company. Therefore one star

Fabian Reynoso has emailed and called my phone for two years to sell my property in Fort Washington, MD. After finally deciding to put my house on the market I contacted Fabian to get the job done on 7/4/18. I was ready to put my house on the market to rent or sell as is! Fabian convinced me to use a few contractors he knew to renovate my property to get it up to date. I told Fabian that my budget was $8,000 no more than $10,000. He understood and agreed. He had his wife come in Karen Reynoso as if she was an interior design person on 7/18/18. She gave good ideas and suggestions as to what should be done with the property. She suggested the laundry room being fully renovated, new flooring, turning two bathrooms into one big bathroom, painting kitchen cabinets and repainting the walls. I agreed as long as they could squeeze all of that within a $8,000 to $10,000 budget. Fabian and his wife Karen agreed with a witness being present. Fabian promised the house would be done within a week. He reassured me the contractor would start the following Wednesday. That never happened. The contractor started work on 9/16/18. I've called Fabian twice between July and September to tell him I no longer wanted his help or services because the over promises was simply costing me money and time. I've lost several possible renters giving Fabian my time and him not executing the plans as he promised on time and in time. Needless to say the contractor did not leave and finish his work until 10/17/18. On 10/17/18 I got a phone call from Fabian telling me his wife will send me a listing agreement contract and a contract for renovations for proceeds to be taken out during settlement. I was surprised that Fabian name wasn't on the listing agreement. After all work was done and no discussion or permission Fabian hits me with a $16,000.00+ bill. I was livid. That's not what we agreed on. I asked for an itemized bill after he told me he had to spend money on unexpected and miscellaneous things. I terminated my relationship with Fabian and Karen Reynoso and explained to them that I rather have an attorney deal with the situation because I felt they were not being upfront and taking advantage of me. Since then these people have proceeded to put a lien on my house. Karen has called me after and I have to explained to her that there was nothing to discuss and that we will settle this matter in court. She rudely told me I will pay her the monies and pay her attorney fees as well. I told Karen to never call me again. Since then Karen Reynoso has modified the original agreement. These people are fraudulent. I have also filed a complaint with Maryland Real Estate License Commission against Fabian for coming off as if he's a licensed Maryland realtor trying to represent me in a real estate transaction just to bait me in and then at the very end throwing me to his wife Karen who I thought was only his assistant and an interior designer. These folks are very tricky, greedy and have I'll intent. No telling how many other folks they have played these games with. So please be careful with this family owned business. This just makes me never want to trust anybody else in the real estate business ever again. Huge lesson learned. I have attached documents please check out where Karen modified the agreement of work that was done to my house for her husband Fabian. None of the things in the agreement was done to my house. Check out the itemized list which is also fraudulent doesn't even match the agreement. The agreement states post construction clean up (no construction was done to my house) laundry room floor renovation (no laundry room floor was renovated), trash pick up (bulk trash picked up)and garage paint (I have no garage). Also attach is text where Fabian is pretending to want to represent me as a real estate agent and is not licensed in Maryland come to find out! These folks are snakes in the grass!!! What's in the dark always come to light. Have a great day!

    We enjoy living here! The walls are thick so I barely hear the neighbors. Although the condo is…read morenext to the metro, we don't hear that either (though we are adjacent to, not facing the metro.) There is construction going on but we are not bothered by it as it is faint. I have heard those who do face the construction and/or the metro are affected by the noise so something to consider. My biggest gripe is/was the package situation. For our first year, the front desk could not manage deliveries at all, and when covid hit, sheesh. Though the arguments on the mobile app were very entertaining, I did lose a few packages. BUT they recently hired a new concierge team and they are WONDERFUL. Professional, kind, and helpful. Historically, there have been issues with the pipes near the garage which triggered the alarm for part of the building. That was not fun and terrifying if you hate loud noises. But I have not heard it in the past 10 months so I am assuming it is resolved. There have been some garage break-ins from people tailing residents. Maybe I have lived in the city too long but it never made me personally feel unsafe. You are looking to live right next to a metro so high traffic incidences are expected imo. The water pressure is great, we never have to turn on the heat in the winter, there are washer/dryer hookups, and it is super dog friendly. Make sure you like dogs, a lot of dogs, if you live here or in any of the surrounding complexes. In regards to covid-19 safety protocols, the management office has enforced social distancing and there are signs everywhere for masks, sanitizer, gloves etc. Almost all of the community amenities have been closed too. I think the residents are split on this. However, as someone with family who is immunocompromised, I appreciate the safety measures. GL!
